Baba EgunMogaji, Technician turned builder recommends a capping beam. You'll definitely thank me later. It's better to be late and get it right! Even the Chateau in Ile Oluji built in a similar sloping site had its DPC heavily reinforced. Why? Ground movement. Seascape Villa - elevated 1.2m above natural ground level because of tidal waves. While hoping for the best, I always design build for the worst of all conditions. Rule of thumb. BrabusNG: Trust me Brabus I know what should have been done from the ground up now and no interest in capping beam at this stage so I most definitely won't be thanking you later. What I want to know is if 3 to 4 coaches will do the job instead of a full wall. Thanks. I'm also sitting on a rock which ought to be fun at borehole time. Red circles are rocks, rectangle is the subject property. Note: To others that may happen on this thread, heed what Brabus is saying from the get go. That I'm not doing it doesn't mean that he's wrong.

When l was starting a project not too long ago, l recollect one passer-by who saw the foundation and said :Haahh-haa! "Faundasion" yii tii pooju now? Na Aso rock nii! ofcourse, the foundation was just five planks (above ground) of solid Granite + Cement+ Stone Dust and 16mm Iron. But l know the history of the land and l know what happened to a lot of buildings where "cost management" was priority when the building started so, l took no chances though some initially thought it was just a waste of funds and a kind of "over-build". Though it cost over #4.5 Million just to do foundation to DPC level, today l am very happy and consider that as one of the best decisions l have taken in life. "Eni Sango t'oju re wole ni, ki'bu Oba ko'oso" (Dont know how to translate that now...may be an analogy will do: "Anyone who has nearly drowned in a river, does not play around even a 'swimming pool'" ) If l were Egunmogaji, l will dig one foot into the ground behind that wall, do a foundation plank the height of that wall (about 4 or 5 slabs, l guess) and fill it up with concrete mix, using the wall as the second side of that trough, to a thickness of about 4-5 inches (wall to plank). With that you can go to sleep, nothing will do your wall. Thing is, all these "half-measures" are likely to give you grief in future! I say "likely" so l am not being definitive here. Its better to have a solid foundation...... and take your time to build the house itself, than to "worry" over your foundation, and continue building over it. The fact that you are already worried now, is your 'spirit-being' sounding the alarm bells for you in time..... whether you will heed it or not, is up to you But then, l am just myself To your real question: Foundations are so fundamental to a building that an extra "two coaches" .....if that is what will give you rest of mind, will not kill you! Make it 'same height' as the first wall, there are no known 'negative consequences' to such action ........but there could be, if you decide to economise on just two coaches of blocks..... and the consequences are better imagined, if the unexpected should happen. Also, as suggested, avoid filling with 'Laterite', that motherphucker can expand/contract at will, whenever it sees water!. Sand, plain sharp sand is more stable if you are worried about the behaviour during and after compaction *I hope l am not being "unsavoury"... since nobody likes wise guys! Lastpage! 6 Likes |

I also agree with Brabus, a 'light' German floor ... or at least a capping Bean is very important in builds where the land is not flat out. Its like doing a "Chained Lintel" for a building, compared to not having one, for cost reasons. These methods have the effect of "binding your building together" such that forces (lateral and others) are "tied together and transmitted around" easily... without failing at any point Its just "science". Spyder880, KolaShangOne, EgbosaJohnny what says yes gents about my question. "Does it need to be a full height double wall or 3 to 4 coach is enough?" Builder thinks 3 to 4 is enough and I want to know if I need to go higher so I can force the issue. That is the only question, nothing else. You know, too much rice and chicken is not good for the body o PS: The outside of the wall will also be filled two coaches high when the yard work of the project starts. |

EgunMogaji: Me never explore the double wall option before. So I really can't tell. The only time I've ever experienced double wall solution was in Villa Rosa that I bought off my neighbour beside Chateau de Brabus. He did double wall fdn. |

And endiasam good explanation from you ogas,.....I just want to add little input 1) shower mixer has full option and regular options,the full option will have,shower pole,shower telephone cable, 3;1 set, while regular will only have shower cable, then the name MIXER is to mix up the hot and cold water together at your own taste of hotness 2)the washers is to wash poo called shataff by Arabian people( very correct from endiasam) the price. Range depends on the quality (plastics type and chrome type) optional 3)top flush cistern design is more durable and. peaceland: Mixer tap is a combination of hot and cold water in a single tap. It has 2 control which is hot and cold water. You can only install this when then there is provision for hot water/water heater outlet in your bathroom/kitchen. What you need shower misxer tap base on the installation done on site. Top flush WC and Side Flush WC: you need to ask your plumber before you place any order or buy WC how he run the water outlet connection point for wc whether is close couple l hung type. Most wall hung type normally comes in side flush and close couple come in top flush. I didn't take note of that when we were doing some corrections on already electrical installations done. Apart from a few family members, I know very few people from my town. I am not popular in the village and many people still struggle to identify me inside the village, I still hear people asking "is he from here?" 7) many people from his village outside NL believe he is a scammer. HA! I am not perfect, but I have never taken what does not belong to me, never misplaced anybody's anything in my entire life. nairalanders believe he is genuine. I wont blame them for believing so, I have built more than 25-30 houses here in the last 5 years without issues. I have nothing to hide. |

You're the only client who had stayed with me in my house till very late (almost 11:30pm), the only client I've ever had to pick from the airport. Brought sweet and goodies for the kids, shirts for me and I cannot forget that garri ijebu and ice water. So Wetin again you wan ask? erico2k2: I left my building journal back at home in Nigeria so I don't have measurements of the depth but I had another builder surreptitiously come by to do inspection and he agreed that for that area/soil that the depth is adequate. The real reason that this is happening is assumption. Builder thought he would be able to step down the area but I was adamant about maintaining the house on the same level for continuity. Lots of lessons learned. Thanks for being objective and not over bearing with your answers. I'm going to go ahead with the wall just to shut my builder up but simply wants to know if 3 to 4 coaches will make an impact like he said. Thanks mate. Merry Christmas to you all The only regret I had was not involving people here much earlier, really lost good money to funny artisans but thank God for His mercies and for life. I will get the pictures of the plumbing, in holiday mode now but plumber assured its okay for top flush. but I don't trust them anymore, that's how they told me all is okay before with piping only to come and be asking for permanent controls for the stop corks in place saying the red onces there were temporary!?, I was like you bought and fixed them so how should I know there are supposed to be permanents stored somewhere? It's been a learning curve really. Thanks all once again. As an aside, I will appeal to all concerned in the spirit of Christmas to forgive, not necessarily forget, Mr Br.... Please tender apology without explanation to all those who your actions may have disappointed or hurt, Mr Ma........ & others; Kindly forgive. when trust is betrayed it creates a deep wound that takes time to heal, what is not needed is constantly opening up the wound just my opinion Merry Christmas. 1 Like |

EgunMogaji:Aha my Oga we nor perfect at all nah try we all dey try. U know as I do money is not easy to get when you are salaried. So we must try in every way possible to reduce waste.your DPC level is same.as mine 6 coaches hover I have dug 1 mtr down approx 3 ft. Now I did this with the view of the main rd ahead.with that hight I am 2 block coach higher so no way I'm going to be flooded if my street was tiled and filled up to the main rd level. In my view I think the capping suggested should do the trick of re enforcement as yoy can tie the columns together.

I just go carry 1 bottle took a break for a second before i do some work on lightroom, some family members are already disturbing me about some of the great pictures I took yesterday and weeks earlier, I dey into photography as a hobby, take a lot of photos but people dey complain say they dont see the photos once its taken, so as a late xmas present, make i surprise them. Me n brabus never settle oo, he knows what needs to be done to reach an acceptable settlement, and I already made it clear from day 1 that his actions will follow him on NL and thats just one part, whether its brabus or brabusNG and also dont care whatever anyone says, as the previous poster said its a free world and thats exactly what it is.
