Happy new year to everyone.

I have a plot of land bought with a foundation erected on it. I want to modify this foundation to build what I want but I am concerned about the integrity of the foundation. The foundation will be like 8 years old, the block looks not so solid, the columns were done with gravel but 16mm re-bar.

I am planning a storey building hence I want you to advise me on how and ways to fortify the foundation so that it's integrity can be guaranteed. I am adding some new columns to accommodate my new design.

Please note that land is solid and slightly slopy

Sir, if the foundation does not go in conformity with your design, that means you will have to ignore it. if your design is different, meaning the existing footings and walls are not following your load bearing walls, then its risky working with it. you can still leave it there, break off some points and introduce your own foundation, esp as you are going high.

My Oga.plz if you are thinking of the capping leave it.I was going to do same.there is no cost saving and the floor is liable to fail at different sections and rate like the guy upstairs explained..I already paid a carpenter to do the capping but I took %30 of the money back.I'm doing german flooring with sharp sandfill. U kno wen U cap and raise ur walls U have to fill each room at different times nd height will differ too plus labour will differ.note they have to go wall to wall to manuaver. Might charge you more.

This is a completely new build.

The ground floor of the duplex will be one single slab as its a 2 car garage.

But I think I'll go ahead and germanize it as I have materials on the ground.

I got banned for three days, then made one post (yes, a single post in the Politics Section) and that MOD who is always stalking my posts banned me for seven days and in most cases, when l respond to one asinine post from the tribe of that foolish MOD (usually insulting my own tribe), next thing is five years BAN!

Now, its beginning to get funny and interesting to me, as its getting entertaining!
It seems that Mugun-MOD thinks my life depends on Nairaland and such ban actually has a serious effect on "my day"!

What should be my estimated BOQ for the following activities

German floor
Decking

Area to be casted is 40ft X 80ft

Lastly, what is the maximum allowable height of a foundation before a casted "ring" will be required on it to support weight of building.
What are the determinants.

Assuming land is very dry and solid.

No sir.

I was surprised my builder told me it was unnecessary to do German floors and bunch of pillars. He only doubled up the blocks for foundation on one side and the back side with four short pillars in the back, two high pillars on one side where there is a slight slope. Also did two pillars in the front. No chain lintel anywhere. He called it waste and unnecessary.

The builder is here in property section and top two engineers here. He is part of nairaland first generation engineers. No one has done more Lekki construction in property section than him. I just gave you a hint.

Occasionally by the spam.bot (but very rare nowadays!) but its usually that particular @MOD whose identity l have been able to crack and now know the person in "real life".

I have a question, my bricklayer wants to leave kitchen/bathroom walls unrubbed which means the wall having just blocks and no layer of cement applied to it. The bricklayer thinks that i want to use the services of his friend who is a tiler, but i am undecided yet and I hear from another source that whoever wants to do it will want to charge me more for rubbing the walls with cement/mortar etc.

On the other hand, I am hearing that the walls needs to be at least rubbed before tiles go on it.

Guys, what is the correct procedure and what state should the walls be left in.

I always prefer my kitchen & bathrooms plastered (not smooth) before tiling.
Then when tiles is ready they can just "chicken style" scratch the walls for the tiling cement to hold.
Summary: I like the layer of plaster before tiling. Just my preference though.

The walls should be plastered but not smoothened b4 tiles go on it. Most bricklayers leaves that to the tilers though as they would be the one to know how to plaster it so the tiles can stay on it.

Though plastering done by tilers use to be more accurate than that of most bricklayers...but an agreement needed to be reached upon,because the tiler will charge for plastering.

It is best a layer of roughened plaster is done before,tiling . it also gets the wall surface to a resonably plum level .

Also guys,

Whats the meaning of gauge ? when bricklayers says that they will collect gauge, this is in the context of external wall plastering.

Also when i want to hang something on a wall, i usually use spirit level to ensure that its straight, although if ones walls are a little wobbly, i find that even though your spirit level is straight, to the naked eyes it wouldn't look straight. Is this what they mean by gauge ?

2ways you can use 5/8(3/4Down) all through, also you can use both 3/4 and 5/8(3/4Down) 5/8 for the beams and 3/4 for the slab(require vibrating for compact).

This answers your question.

Q1 - Yes. Q2 - You can not know, screeding is mostly use to cover it up, also dsame screeding is not 100% perfect, Dust is the only way to show it

My Chinese friend use long plum and a stick of broom, if the stick of broom pass through or light, bad job.

Hence, plastering can not be achieve 100%
