Please my fellow Nairalanders, I will need your humble advice on this. My family intends setting up a new residential family house. It's going to be a duplex and will comprise of twelve rooms (all en suite), one living room, one central kitchen, one store, one visitor's toilet and a pent house. I have gotten the development plan and was told by the Architech that it will cost around 10-12 million naira. I have been getting several views as regards the cost. My cousin who is a student Engineer told me that it is going to cost nothing less than 15 million naira. I sincerely need advice on this in order to tell my family members what the estimated cost will be. I have been puzzled because I am only a tenderfooot in the field of Engineering and Architechture. Below is the development plan for the proposed house. Thank you in anticipation.

the architect is so wrong, the plan I'm seeing will gulp nothing less than 25million to 30million and that is if you're using modest materials. the house seemed too tight for me. why not reduce the number of bedrooms to 8 and add another living room. for certainty sake, you can get a quantity surveyor to do a priced bill of quantities for you 3 Likes |

Fadelex: True talk, sir. Unfortunately, that is what a lot of people do, giving the client cheap figures. It is either of 2 things:- 1. They are trying to entice the client by telling him/her some cheap and unrealistic figures such that the client can commit funds to the project and when the project can't be completed at the initial amount and the client runs short of funds, they abandon the project and the client in the middle of nowhere. 2. OR they are just PLAIN IGNORANT as a result of not handling such a project before. I believe a lot of clients, both on Nairaland and in the outside world, have learnt things the hard way. For those who are still in the planning or conception stage, " a word they say.....is enough for the wise"! 2 Likes |

Fadelex:You are perfectly right, n d corridor/lobby on the first floor will b too dark, no aeration, too tight, shud av added some decorative touches on d exterior(facade) |

Here are some things that I learned on my ongoing build: 1) First make sure that your architect visits your land, lesson learned. 2) I personally don't see how you can finish this with 15 million considering the foundation preparation to carry the elevated deck and the roofing. 3) This is the type of project where you need the services of a qualified QS that specializes in your area (don't just go for any QS but one that knows your area). You need a QS because you wan't to know the approximate cost of your project before you start. Most people like me do not see the value in a QS because our house will get built whether or not I'm told it's going to cost 5 million or 15 million. 4) This is a matter of personal preference and frankly wasn't part of the question that you asked but I think you should look at other plans for comparison, this seems to be lacking what we call finesse. agongajoseph: I kinda see what you're talking about. What about the windows in the stairwell area and the open entrance to the lobby from the living room, won't that provide enough light? Good catch nonetheless. |
