@ OP... Mine is almost same size with yours (65ft by 65ft). the building has reach lintel level.

From Architectural perspective, if you care for standard as in having all your rooms ensuite; you can only achieve 4 - bedrooms with pre - sit, standard kitchen with store, dining, guest toilet and big sitting room with space to park 3 - cars. Ventilation well considered.

In a country where land is dirt cheap (pun) I'm not sure why you folks like sandwiching yourself on postage stamp size lots.

Land is not cheap in habitable areas in Nigeria.

A capital "NO",you can get two other options easily based on the plot size. These are:

*A 4Bedroom bungalow which have the building positioned to either left or right of the plot. The side which best allows vehicular movement in & out of the plot without affecting. Setback on this size can be between 1.5-2.1m still permitted by town planning.

*A Maisonette with more of a ground-floor than 1st floor which has the masters bedroom with its convenience,a study & sit-out or sunroof incorporated.

*A mini duplex which will have 65% of groundfloor used for parking cars then only have the anteroom,visitor's toilet & guestroom in suite below the remaining rooms can be upstairs.

As long as you have an experience design architect & other building professions as your consultants,the project withh be success. Don't try to be cheap or cut corners because it could lead to structural instability & collapse,best regards...

I concur.

A colleague of mine recently built 2 seperate units of 2 bedroom with 3 washrooms in each unit on a 450 square metres plot of land.

And there is enough space to park 4 cars in the compound. This is something that others would have advised against or say its impossible.

With the right building design, the op can achieve what he wants.

Possible only if spread out in two floors. Otherwise the rooms will be uncomfortable. Consider living room, toilets, kitchen and two car ports as you said. Haba !

Yeah.though it depend solely on the designer.once the designer can make use of space propel, u can get atleast a 3m by 3m rooms at worst .

But yet I bought in inhabitable area, as I always do for economics, and wait for development to catch up.

I paid N500k for each 60X120 plot just over a year ago but they're now being resold for almost a million.

Value is still value regardless if it's Naira or dollar.

I just don't see the sense in half plots.

No ne has a God given right to live in ikoyi, vgc, banana island, etc

There are cheap lands all over Nairaland and others.

I am grateful. I've decided to settle for a 4-bed room bungalow.

I observe that some people don't know that there are different sizes for plot of land.

There is Small, Midium and Large plot.
Small= 40ft by 80ft
Medium= 50ft by 100ft
Large= 60ft by 120ft.

What i bought is half plot of 60ft by 120ft.

Another thing that also determine your building plan is the ''Shape of Land''.

There are basically two shape.
1. Square shape
2. Rectangular shape.

My land is square shape.

See no body knows it all. That is why some times it is good to ask question..
