Please can any professional in the house give me an idea of how much it will cost to build an average 4 bedroom duplex and a 5 bedroom duplex in lagos..(dryland)...

I just need an idea of the least amount it will cost to build to finish without the cost of land..

N10m should build a decent 4 bedroom duplex with basic fittings, on dry land and in an easily accessible location. Talking from recent experience.

Na all these barawo "contractors" dey add nonsense and inflated costs ontop.

Depends on the area size and location !!!!

What kind of house do you want to build,n do you have a steady income to finance it? then go start it. When you are done with the building, you will know the cost. If you can affford spending 10million go start it, but that won't be enough, but start it!

@ OP- Why not consult and a certified Civil Engineer or a Quantity Surveyor?
They will do justice to your question cos I'm afraid on the type of response you'll get here.

Well, it actually depend on d affordability of d owner to the choice of type n quality of work needed most especially the finishes materials. It also depend on d kind of structural foundation d soil bearing capacity can witstand n ur ability to afford it.The carcass or the building may b same wit most owners in terms of cost cos dat d frame skeletal structural part of d building. From ma esperience as civil/structural engineer will advice dat u budget 20M. If u need more details am available.

duplex should be from 10-20m...... and also depends on the area you are getting the land from.... if it's here in Ago-palace way.... the cheapest plot of land here starts from 10-15m.... dunno about other places, except your thinking of Ikorodu and all this undeveloped areas also....

The cost of completing a duplex ranges from N13m to N18m depending on the design and the finishing work specified. The number of pillar used, type of roofing, scree-ding, POP, landscaping, engaging the services of an architect, engineer or direct supervision are the factors which will determine the total cost. Understanding all these will explain why someone may use N13m and another uses N20m. I will advise that you do not bother yourself so much about the final cost as long as you have a steady source of income. Strict discipline with your expenditure may be of great importance until the building is completed.

There is no such thing as the 'cost of building a duplex in Lagos'. The cost of building a standard duplex in Ajegunle is not even enough to buy a plot of land in Banana Iceland (apologies to Yuzedo). To cut the long story short, it depends on the location and the taste of the owner.

I'm not actually familiar with Lagos terrain but I will give u what is obtainable in Abuja
** site clearing, excavation, conduit plumbingnand dpc of a raft foundation should take like 900k
**blockwork of ground floor (3, 500pcs) plus workmanship and materials should cost like 1million including lintel, column and head coach
** decking cost should stand between 1.5million including cost of materials (cement, fine aggregate and coarse aggregate) formwork, reinforcement (y16 and y12 for floor and y20 for column), workmanship and equipment.
** blockwork for top floor and lintel, arch and column plus head coach should stand @ 1.3million. you'll use almost d same materials as ground floor but due to d stress of moving materials to d top floor you'll spend extra.
** roofing (wood, aluminium and workmanship) will take 1.2million.
**electrical fittings will take like 400k (including wire, materials and workmanship)
**plumbing (kitchen, toilet, bath and dinning) should take like 250k including workmanship
**window burglary and aluminium should take like 300k
**doors,(main entrance, rooms, kitchen and toilet) should take 400k.
**rendering/plastering... materials and workmanship should take 700k
**ceiling finishes (p.o.p or gypsy or pvc).. #1.2million
**floor finishes.. unglazed tiles.. #1.2million
**balustrade (stair and verandah)... 150k
**paintings , 400k
** fencing ...300k, including gate, rendering and paintings
** landscaping... depends on taste but 400k will give u good finishes
**bore hole 1.5million including tank and stand
**sceptic tank 100k
**furniture work, kitchen, bedroom and bar or library 400k

total= #12.6million

miscellaneous/unforseen expenses is usually put at 10%
while supervision and consulting is also put @ 10% of total cost... that's #2.4 million

grand total is #15million...

Honestly, It can be around 30 million. that's for 5 bedrooms with 5 bathrooms and 2 living rooms and a kitchen,etc. If u want to use quality products. Trust me.
