If you have 30 million would you attempt to build a 4-5bedroom duplex or You will prefer to buy a 4-bedroom Terrace Duplex somewhere round to Chevron(lekki) in a proposed Estate.. ( which will be delivered in 12month)

Dear OP,

Please beware of these so called 'estates' dotted all over Lekki and its immediate environs.
They have been known to collect your money and sometimes never deliver, giving a variety of excuses such as awaiting planning permission, problems with omonile or as they simply run out of funds due to lack of subscribers, problems with lands, investors or banks or whatever the case may be.
Visit the estate yourself and talk to people who have paid and collected their keys and make sure you're satisfied with their track record first.
Too many fraudsters exist in the property markets as several threads on nairaland will show you.

Visit the estate, are they building? are people living there? who are the backers? have they got a track record of delivering on time?
Even in genuine estates there is still no guarantee they will deliver in the allotted time period so be prepared if you do go ahead.

Estates are more expensive but they have the attraction of security and good infrastructure.

I'm a builder... and with #15million, you'll get a tastefully furnished 5 bedroom duplex.
but there has to be one room in ground floor, then you'll have 4 bdrm on d top floor. it's possible with good and honest supervision

Seriously I just helped someone finish a 7 bedroom duplex in Festac and the grand total was 20 Million

If I were to be looking to do this and project manage myself this is what I would budget .

On half plot dry land

Mainland - Agege and Ikorodu - medium end finish, Aluminium 4.5mm no fancy roofing 7mil

Island - Eti Osa and IbejuLekki - 2 pako raft foundation with 2 blocks on top filled with concrete, medium/with some high end features finish, Aluminium 4.5mm no fancy roofing 8.5 mil (I have done something similar recently)

If it is on a plot of land I would add 750k to mainland and 1.5mil to Island

I see from your post that you want to be closer to lekki. Lekki Garden Estate is in Ajah.

If you can get a reliable estate scheme to buy land and build for 30mil then its a good deal. cos just land can cost 25 to 30 mil in lekki proper.

This depends on the class of its finishes, location and job-site conditions, foundation type, benchmark etc. But if all conditions are at a normal level, the cost of 4-5 bedroom deplex (Full-Detached, 4-5 bedroom apartment) will be N13Million.

N10m should build a decent 4 bedroom duplex with basic fittings, on dry land and in an easily accessible location. Talking from recent experience.
