Yes because that is the one picture of the house I have on my phone . The water is coming from the side not the dawn .

you have been adviced to dig a tunnel for water passage likeh the pix below which I doubt u have tried.

You problem isn't about the water alone, just tell us you dont like the structure and u are free to demolish it. Na una money

I like the structure but my family don't and the dpc is extremely low . Are you not seing it ?

please everyone. is there any way they can re- do the dpc of this house ? every effort has failed so far to stop the water entering , i dont like the [pattern of the house as well , are they solutions? if not for the parapet demolishing the house isnt a problem . what are they things i can do to increase the dpc ?thanks

You've been on this for some days. I am not sure this "online consultation" will help you much. Get one of the experieced guys or engineers here or elsewhere, and pay for their service for them to visit and do site inspection and proffer solutions. I am not sure about the quality of advice the picture you are posting will generate. I am curious however at how you got to this stage. Was it just the engineer saying he was sick while they were doing the foundation that got you here? Did you have a proper plan with both structural drawings and specifications?

From looking at the picture you sent, the problem with that house goes beyond the water. Take a closer look at the symmetry and you will see that not much professional care and attention was paid to this project.

Its sad but truth is that you need an experienced and qualified person to evaluate this project, onsite, and make recommendations which may cost you money.

Azuh, so you are thinking of demolishing without trying any of the solutions suggested? This is like you want to cut off the head because of headache?

Mr AZUH, we're almost 3 weeks into this. I don't know how long you've been on this before bringing this online but I'm sure it's not something recent.

Water in the foundation is not a joke. Do everything and anything to keep water away from your structure. You need to understand how soil erosion, loss of moisture and soil shrinkage can cause your building to settle downward.

Otherwise, go ahead and demolish the building. You don't need anybody's approval to do that bro.

There are great builders from that zone here on Nairaland and offline, speak to them about getting a right fix for your problem. You're just showing the problem and not implementing any fix.

Don't throw good money after bad money. Stay all action till you get professional advice. When was the last time you visited this project? I am not sure you have been there recently.

Oga, Did I just see raped to death? Hmm we are not here ooo. But some Engineers get mind, most of the clients building should also develop such minds to take such cases to court in as much as you have the construction documents handed over to the builder or contractor on the onset of the project. its painful when you sink over 20m on a project and still cant sleep at night because of silly carelessness.

the dpc cant be increased, rather you can work on the plinth height...First of all go down low.. sorry I mean check the height of the headroom, anything above 2.8 meters is what you can get from the ground too. cos that the minimum for a comfortable headroom.

the adoption of the HVAC system cant be an after-thought stuff, the provision for it should be incorporated to the design during the planning stage of the project. eg, height of headrooms can be made higher, vents on RC walls can be provided for before casting. in this situation, Suspended ceiling plays a vital role and all that.

Chief, Measure the height from the finished floor to under the first floor decking, then you will know if you can add anything to the floor. 2.8 is the minimum comfortable height of the interior space. if you have more than 2.8 from your measurement then whatever more you have can be added to the floor reasonably...

Poverty is part of it but at times it is better to cut your losses earlier on than continue to sink money into a lost project.

There was a project here that from my own point of view I would have moved on with the initial 9m spent at that point in time instead of the 27m at the last count. Maybe because I already have blood pressure and anything that will give me stroke mba mba.

If water is entering your building through the 'sides and not down', then it is probably due to high peak rainfall causing surface run offs. I don't support you increasing your dpc as this will reduce the height of your building, likeable cracking along the edges of your wall if not properly done, an additional load that can cause your building to sink if your foundation is not resting on a stable soil and cost.

Another approach is for you to have a trench excavated with footings along the perimeter of your building and raise it up a little above your NGL. Have a proper fill on your building area with a grading slope to your drainage and provide a roof gutter for your parapet to channel your roof run offs.

Criticism to this approach and a more better one is welcoming.
