It's much easier to maintain a road with side drainages. Easier to link up residential drain pipes to the side drainages.

This is very good in Nigeria context where people choose to dump the refuse into the drainage during the rains.

________
Every construction problem and challenges should be placed on government.
If there's strict enforcement of laws and regulations binding construction and town planning in Nigeria, then we wouldn't be here to discuss most topics.
We have too many professionals yet we are making so many avoidable mistakes.

If government had mandated it for every construction to produce EIA report for each building and carry out basic tests and investigations, a lot of this issues won't have been discussed.

The OP of that post is right to some extent that government (through their contractors) is trying to build infrastructure at a lesser cost. Who wouldn't want that anyway?
The fact that some buildings will be affected by the raising of the road level does not make doing the right thing the wrong.

It only exposes the lapses on the part of our local planning authorities.
People should have gotten all this information from the land registry or town planning office prior to construction.

Brabus

________
Some will argue if the owners had carried out a test to establish the road level, he won't be caught up in the mess.

I will subscribe that government do more in the area of physical planning by providing more information on various lands in the state. The proposed roads, the waterways, flood plains, required setbacks, low lands, estimated flood levels, minimum foundation height, etc. This will help more people to make an informed decision on where to build and invest. One should be able to walk in to the town planning office to request for such information prior to buying of a land.

The above can only happen if government is continuum.

__________
As seen on the picture the OP posted on the thread, the house is below road level hence it is flooded.

Street road elevation can be higher or lower relative to adjoining properties. Everything depends on topography. It is very difficult for a property owner to predict road elevetion but he can protect his house from flood.

Every property owner as well as the government have responsibilities. Both responsibility is limit by funds. If government had the money in abundance and limitless, every road and street in Nigeria should be under construction. In managing the shortage of funds, contracts are awarded under a scope which could be revised sometimes with monetary implications.

Like i mentioned in the thread, i supervised a road construction during my NYSC. The completed drainage according to scope of the contract created serious flood to houses situated at the discharge plain. That was the most economical discharge point. The most economical solution is to extend the construction of drains into the street but that was beyond the scope of the contractor and of course, he would not use his funds. The only thing to do is to write a recommendation which we did as consultants. The process for extendjng the contract includes apropriation in the state assembly and alot of other processes. The ministry just decide it can only be considered next time they are considering new projects.

There are two things about the government that makes it difficult to attend to such needs of its citizens; bureaucracy and corruption. Every government in my view knows its responsibilities and wouldnt mind doing it but when you bring these factors in, government becomes slow and ineffective.

Property owners have their responsibilities. Some people build their houses inviting flood into it ignorantly, the blame cannot be on government. From the second pjc the op shared where he indicated "flood". Ideally that place should be fill with laterite. The question is who does the filling? If the contractor does, that would create a lateral pressure on the fence or house leading to a possible failure. In this situation, the contractor just leaves the site without doing what he ought to.

Even in construction of roads, EIA is conducted. The impact of the flooding to a certain small percentage of houses on a street because of a road does not over ride the benefit of development to the entire community.

Even granted that the wrong foundation was done.

At the point when a sense of the magnitude of the problem was becoming obvious it was critical to allow nature dictate. Leave for at least a year then with sound professional advice decide on next steps.

n3xt:

The bolded part in red above sums up the problem. Even a pile foundation will be displaced in a liquified soil. This explains why soil stabilization is very critical in foundation design.

It should be the builders decision to a large extent but I'm not willing to discuss that now because even when the builder took a drastic decision to stop work, the owner chooses to continue work.

Brabus.

Mama, e karo ma. Much respect for your opinion and advice at all times.

I suggest everyone leave us (the client and the builder) for now. Prayers and encouragement is what this issue requires now that the client and the builder has decided to go into talks. And any pro who's got something tangible to offer can gladly do so, I know my client will appreciate the gesture in kinds and words.

I know all will be well. So painful the way it came but all the same its a big lesson.

Buying a Land or Building in Lagos: Know the Setback Requirements.

Planning is a system that orders the use and development of land for the benefit of our communities. The overall aim of planning is to ensure a balance between enabling development while at the same time conserving and protecting the environment and local amenities. The idea is to create better and balanced environment for people to live, work, play, pray, recreate and move around with utmost ease.

Oga mi patapata.. I hail o!

In the past, I have always used Longspan because I know it has minimal problem with leakage.. and less costly than others.

Recently about two weeks ago, I used Metcoppo because of it's beauty and looking like those Stone tiles... just for beauty of it.

I have never used Steptiles at all (see below for reasons).

I was skeptical that both the Steptiles and Metcoppo will leak at those joints where it was bent or press, but I was made aware that
if they were pressed correctly it will not leak. Just to prove my point, Oga Spyder had one of the Metcoppo leakage in one of his project.

But all of them are of the same quality if you get a better gauge... I have always use 0.55m gauge even though it's more expensive.
many people have used 0.45mm gauge successfully too... I will not recommend anything below this gauge.

So, that was my take on it.

Hajji M.

That Metcopo leakage was a headache to me for many months. Tenants calling every rainy day cheesy

Treating leakage from both is easy, it is done from under. D bent damage maybe due to transportation not really factory fault.

I don't want to treat anything. I always have my fears for the corrugations.

When one thinks of the cost invested into building a house, I doubt if anyone will be want to have recurrent expenditures. Functionality is meant to trump aesthetics at all times. It's unwise to have any major recurrent expenses in the first 15 to 20 years of building a house but that's my own opinion and opinions defer from one person to another.
The design of a house is meant to determine which material to use at every stage of the build, from foundation to roofing and eventually painting.

I remembered that Oga mi. I cave in to the Metcoppo also because of what you said later that "if the factory press it well, it should be fine".
It rained heavily the second after my roofing so I have my guy check for leakage during the rainfall and after the rainfall, and luckily, everything is fine, but time will tell... although the people in the neighborhood seems to love it as mine is the first and only one in the area so far.
Thank you for your contribution in this forum Oga Spyder, you have taught many of us some standards in house-building. You are well appreciated.

How strong and durable is this imported sheets. I plan to use them too, tower and 1st Aluminum is gold in Port Harcourt now.
Thanks
Sako

Is as good as any other. I don't really worry about buying name brand sometimes. I am not that rich for the brand name stuffs.
I have used many imported sheets in my other buildings and no problem. Just make sure you don't get anything less than 0.45mm.
But I personally never get anything less than 0.55mm.

God will help us thru. Just make sure you get Longspan because of your flat roof... nothing else will be good for water flow.
Below is what I used for BQ flat from another project. Same carpenter did the work.
