Interesting one Brabus
I though a bridge of such a magnitude would need a very huge connection to the Lekki/Epe Expressway, that area you mentioned unless one is going to have a massive roundabout or some other kind of flyover to link to the bridge, it would be hard wouldn't it.

There was always talk of Badore, as in taking off from there and the sensible thing to do might be a road linking Badore from Lekki/Epe onto the bridge approach. I dont really know Badore and how built up it is, so hard to say. But around LBS/Happyland is rather narrow and too small for a bridge approach IMO.

Someone asked me yesternight "Where will the 4th Mainland bridge pass?" "Which part of Ajah/BADORE will be affected?"

Here's my thought:

For minimal damage and prevention of economic loss, I foresee the 4th mainland bridge coming from somewhere between PAN African University and Happyland Estate or nearby location about 1km to either sides, passing through the undeveloped lands and govt lands around the area, avoiding Cooperative Villas, cutting through BADORE road between Folarin bus stop - Greenville estate or nearby about 500m to either sides and landing at langbasa and then over the lagoon to Ikorodu.

Anyone with a property around this areas should go and confirm with the local planning authority early enough the area for the proposed realignment early enough in order to avoid the story that touch.


Just my thought though. My hunch is never wrong and ongoing activities with that area and especially BADORE to somewhere between PAN African university and Splash Bar further confirms the truth.

Things to check for:

- Government excisions around the areas mentioned above
- Areas where govt refuses to give approvals, consent and CofO
- A large parcel of undeveloped govt land around you which was clearly avoided by the land urchins (Omo Onile)
- Areas with slow growth and development despite being at a prime area.
- Too good to be true land transactions.

The Chief paint maker himself. People in my locality are still combing the various paint markets for those paints that you made for me for my project. I have told them that they will never get them in the open market and that if they are serious, the maker will produce even far better ones for them.

I'm out of town now. I'll show you the serous earthworks ongoing in the area I suspected the bridge will pass to LBS.

People in BADORE/Oke-Ira side of Ajah should be aware of this by now. Theres actually unmotorable road from BADORE/Remnek/Oke-Ira to link Abraham Adesanya on motorbike instead of coming through Addo/Ajah road.

This is the kind of thing I enjoy taking an helicopter ride to see.

I've seen the road but have not plied it. But I know I'm seeing buildings around LBS though I'm yet to confirm which one it is.

If you check the master plan if the road network you'll see the bridge is coming out after Abraham Adesanya roadabout. Exactly position yet unknown.

@ Maverrick, try and call up Google map to check the areas in pic. I'll try and get the perfect coordinates when I'm back in town.

You'll observe from the picture of the master plan that the bridge didnt start from Ajah roundabout. It is after Abraham Adesanya roundabout and it cut off cooperative villas estate BADORE to langbasa.

From cooperative villas you'll actually have a view of some part of Sangotedo (Splash, Lekki Garden 1 and Oko-Ado). The bridge seems to have happen before that area but not before LBS. So it's in between Happyland and LBS through Badore to Langbasa.

#Deliver cost cutting (I have a rule whereby if a contractor can genuinely save me costs, they get a percentage of the savings) or I compensate them in one way shape or form. Its called working towards a common goal and sharing the spoils.
#Be honest with your customers, if they dont listen to you. Document it and show them the alternatives.
#Anyway, remember I saw a lot of potential in you circa 2012/2013, gave you my fencework to do, introduced you to 2 clients and you also started my work as well.

Back to the matter, do you think that the Abraham Adesanya round about is going to be the link it looks rather small to me, anyway all the round abouts in the Lekki /Epe expressway are all flawed and rather dangerous, makes the road lanes really narrow wen you are on the roundabout, so if you are unlucky to be in the middle lane, they can jam you from either side. We have a very big roundabout, who big ROUNDABOUT EPP ?? when its not roundabout meat grin

By the way, when I try to download the master plan from the urban development ministry website, the link is broken. Do you have a copy of the latest master plan that you can upload here or perhaps send to me. I am intrigued to see where the bridge will land, and the massive pollution it will cause for those of us around that axis.

I would have seriously thought by the water side/ river / lagoon in Badore will not disturb anyone.

That was very easy, the shape of the dormer roof gave it away sha.
The bridge for 4th mainland, is that picture you posted the actual design, what are those small roundabouts ? and where are they ?
I dont also see an intersection/yield or exit to link the smaller roundabouts onto the bridge ?

Who do you think will be the winners and loosers if the bridge is constructed, Ikorodu is not necessarily an employment hub like VI or Lagos CBD etc. Which do you think is better ROI wise Ibeju or Ikorodu ?

I guess people who live in the mainland would benefit more, but dam the traffic would be really bad. Its already bad as it is, one of my neighbors needs to leave the house @ 5AM just to get to Ikoyi. Just insane. I hope the Ajah bridge will mitigate that though, as long as danfos dont load by the bridge elevation/start.

I'll go for Ibeju over Ikorodu for upscale development. If it's low cost affordable housing and other public commercial buildings, I'll do Ikorodu.

Quick advice needed...my carpenter just stole leftovers of my decking woods. I do not know exactly how many he stole, because I didnt count. I had plans for those woods, and they may be needed for upper floor woodworks. Anyone had similar experience? Should I arrest him?
N:B I owe him no kobo even though he has had to redo some works. Please dont advice me to let go, except you're ready to refund some money. Dollar don cost.

@ mavverick, who big roundabout epp?

Surprised to hear that there are Roundabout Landlords. People collecting unbelievable rent at every big roundabouts causing obstruction in Lekki/Epe expressway.
The roundabout were strategically positioned to cause gridlocks and draw attention.

They're also into property investment. They only have a different target market.

Not often do I get to say price of contractor is too low digging of foundation and blinding for 35k mba mba I will say 60-70k. I am assuming blinding of 6 inches.

If you don't mind, can you pm me your phone number. I still need lots of guidance on roofing & subsequent stages on my project.

My immediate questions is around the following:

- Roofing design: I hear of gable, dorman , flat. Need a bit more clarity on the different types and how it impacts the cost for woodwork and roofing.
- What's the best place to source wood for the wood work.
- I expect the roofing dimensions to be about 500sqm. I need to get a rough estimate for labour charges for both wood work and actual roof installation, to use as benchmark.
- Appears Tower & 1st Aluminium will turn out to be very expensive, so need to discuss further on the alternatives.

Is as good as any other. I don't really worry about buying name brand sometimes. I am not that rich for the brand name stuffs.
I have used many imported sheets in my other buildings and no problem. Just make sure you don't get anything less than 0.45mm.
But I personally never get anything less than 0.55mm.
