For the area 1 ensuite and one to serve as both family and visitors toilet, I would tile all round (bathroom to top of window and kitchen 3 layers round only work surface area which tends to be L or U shape) and have cupboard in kitchen and wardrobe in both bedrooms. Good clean necessities bolted down as much as possible . At least 3 double sockets in living room and 2 in other places. I will not bother with kitchen socket just standard UK self imported ones so I know its truly 13amps. Lights will be 2 for sitting and bedrooms and 1 elsewhere. Sliding windows, minimal security on windows, local iron doors for external, wood internal doors. It should have a general nice feel without breaking the bank. . mavverick: |

My last build 1 paid for 3 or 4 days of design (15-20k) not including windows and it makes it stand out in the area. Each area tends to have a ceiling rent. Find out what this is before going OTT on build cost. My rents are below ceiling rent such that vacancy is minimal and last build were all let before they were completed. n3xt: |

mufutau55:The attached brief video illustrates how hollow blocks are laid neatly and efficiently (mortar-wise), using a common trowel. It boils down to training and appropriate compensation for highly skilled block layers. It all starts from the architectural design. A few years back I was comparing blocks needed with Brabus and the walls seperating two flats his had more than double mine. My question finding where we can save cost while still meeting our objective as always no compromise on safety and structural integrity. Piecemeal generally will add to the cost of the build. Set a tentative completion date having in mind external omonile and other disturbances. Find 1-3 critical workers consider PRP payable on completion. Are you in a habit of saying what you mean and doing what you say cos if they do not believe you will pay on completion then it means nothing. Juokorow: 1) I've had that video saved as inspiration 2) No Nigerian block is that anatomically correct and structurally sound, not even the big boys blocks even though he's using the same Q10 machine made by the Chinese 3) That guy in that video is an exceptional pro and I don't see how he can make less than $35 per hour. 4) One doesn't need trick tools and gadgets. mufutau55:I've really learnt from this thread sir. I can't but notice discussions tending towards possible doing away with plastering. The entrepreneur and manufacturer in me sees opportunity in this discuss, but I would like to seek expert opinion to know if the regular plastering has structural function to a structure in terms of strength of the wall and if doing away with it wont affect the building Also, does it have benefits like significantly reducing weight of the building besides the financial savings. I ask because it's possible to manufacture a light screeding/plastering material that can be coloured and applied to blocks to give a smooth finish that won't need to be painted. Such plaster would have the benefit of reduced weight if that is the desired result in addition to being stronger than regular rendering with good water vapor permeability, anti fungi and fir retardant ability. 1 Like |

EgunMogaji:It's a mathematical certainty to be produced by me. I have samples used in different applications but it can be modified/ adapted for this purpose. I assume the major attraction would be overall reduced cost in addition to functionality and the major savings can be achieved in the area of packaging. The use of laminated sack for the paste in place of plastic container. I will be willing to give my oga Hajji mufutau some drums in 20 litres for use in security post or other such area for trial. 1 Like |

EgunMogaji: Thanks. You might remember that I had commented on the neat block work on your fence. I also have keenly noted the relatively consistent neat block work on Sypder880's many builds. I'm simply committed to achieving a reasonably neat block and other masonry work on my upcoming project. While home in December, I hand selected a Molder to handmold to my architect's specs, under daily supervision by my "tough" sister inlaw. Attached are a few sections of about 9000 blocks molded thus far from the one 9" "mold" (dat metal form wey they use) and one for the 6" ( for non load bearing partitions etc). A cropped close inspection of the pictures indicates that the blocks are sufficiently identical and should not account for poor block work. BTw, I "borrowed" your shed ( technical term) sloping flat roof style, with a few of your pictures as examples for for my architect to use for my BQ. I hope sey u no mind o! Thanks again. 1 Like

gabbytabby: Exactly! There's a price to pay for each build because people actually value location over the building itself. There's no commercial build I've done on this thread that hasn't achieve more than 30% ROI in the first year even the lockup shops that I constructed in IBA. They were already occupied before the completion. One thing that I've found out is that Building is an art that must be learnt. It goes beyond raising walls and plumbing lines. One may find it very interesting that Plot 10AB (a single unit) was sold at 80% completion for N55m giving almost 40% profit to the owner. I actually mean uncompleted building. If I choose to sell the reserve now, I'll be making over 200% profit on that build just within the first 2 years (we commence work in October 2014) because the value of land alone in the area has gone up by 250% within a year. All this as a result of good planning. And a strategic one for that matter! There's no one to impress. Go gaga on the basics. A spatial space in the compound, good design, large living room (open plan design works best), good kitchen, always make provision for the maid no matter how small (in build-to-sell or build-to-let properties in prime areas), high ceiling, good windows/doors (basic ones), good electrical fittings/fixtures, good toilets/bath, basic tiles, simple burglar proof/railings (slat works magic), POP ceilings. For commercial builds, keep it to maximum of 4 families on a single plot. 700 x 4 gives 2800. This is better than 600 x 6 which gives 3600 with so much to worry about (cost-to-build, cost-to-manage and ROI). Make provision for good parking/play area. Research have it that MultiDwellings and Multifloors are by far the most difficult properties to sell and they are often sold at figures lesser than advertised. 1 Like |

gabbytabby: Madam, security and privacy is one of the key selling points in most of my builds. When it's detached, you are completely on your own with your family. No shared facilities. When it is attached, I always use the cavity wall to achieve the same thing that party wall will do in detached buildings. People want a sense of privacy where they live. I wouldn't know if people actually place emphasis on this during house hunt. But 99% of properties that get occupancy rate are those with fewer shares facilities. People always think of meters, water tank etc as shared facility. No, the parking space, the kids play area no matter how small, the available space for laundry, etc always determine the type of tenant a building will attract. Attached below is the construction pics of the reserve by NextHome. I can save a few bucks by eliminating some walls from the design but live to deal with natural day lighting and security/privacy issues amongst occupants. Maybe 500 or more blocks and that's it. Now each occupant in my co-joined build had separated entrances, separated exits, courtyard, separated parking spaces, separated terraces - yet they live in a building that's not completely detached. People will definitely pay more for the little extra comfort and not the separated meters etc.
