LoL. That is commonplace in my part of the world. I've even reimbursed a neighbour who put up a fence without my prior agreement, for the sake of good neighbourliness on a rental property. He put up the fence right on the property line thereby "encroaching" and stealing 3inches of my land due to the width of the fence. I had the property line staked out by a survey company, pointed out to him his error, and i reimbursed him for half of the material costs attributable to the side of the shared fence. He agreed it wasn't fair to expect me to pay for his labour costs as he did the work by himself and some of his friends. We had a good handshake and he has been helpful keeping an eye on the tenants for me. . Ohh...i just realised who i'm responding to. Thought it was msogunro. I'm hoping to start the fence this week after I receive a couple more quotes. @ egunmogaji, do you have contact info for artisans? After seeing the supervision fees in some quotes. I'm thinking direct hire to complete the fence. |

msogunro: I can't in good faith give you an unreserved recommendation for my bricklayer as we have a love hate relationship. He's going to finish my build for personal reasons not because I'm spectacularly wowed by him. His modus operandi, and a continuous one even after many screaming international matches, is to leave his subordinates on my site unsupervised and they start doing sloppy work which I could spot in pictures. So clearly he's unable to stick to promises because I'm not there. He'll do the same to you. On the matter of supervision fees, it was a deal breaker for me too in the beginning. I had handsome estimated from KolaShangOne, Aventures and one other person whose userid I can't remember. Yes, professional fees are to be expected but I was concerned about the wide differences. Here in the US as you know we price based on square footage. I was looking for something like "I will build this carcass for N10,000 per square feet)" but I didn't get that. I envy your position because I've learnt a lot on my build from direct experience and would do things differently. I'll email you with a suggestion that I have. 1 Like |

Hello Sirs. Please help here. A project I'm involved in, an irrigation project somewhere in the North. We have a large fabricated steel tank ( Dia - 11m, height - 6m) is to rest on the ground. Now we thought we could place them in a ground slab (say 150mm thickness, BRC mesh reinforced) on well compacted Hardcore. Bit others (professionals too) are arguing that the slab will collapse. If it collapse? Does it mean the tank will sink into the ground? Ground bearing capacity is over 200 One person was even saying we will need a heavily reinforced slab with downstand beams on pad? @spyder880 @abdulwastex @hajji m @mavverick @egunm @all please input is needed. |

msogunro: Yours is a lot cheaper than mine. My own survey says 97 meters with not so much water underneath. They charged me 800k for everything but no guarantee of adequate water. I decided to do wells. I have three wells dug and cost me about 300k. We pumped water out of the three wells for two hours each and more than enough water in those well. I'm satisfied. |
