Sceptic Tank and Soakaway Pit: Getting the Perspective right

Lets revisit the Sceptic tank and soakaway system as built in Nigeria; the traditional sceptic tank and soakaway system as designed and delivered in Nigeria is not working both as a safe store and treatment of waste. The current Sceptic tank and soakaway system in Nigeria is very damaging to the environment and the ground water.

A Septic Tank is a form of holding chamber utilising a form of internal construction to slow down the flow through the tank unit. The outlet from the septic tank leads to a soakaway system below the ground surface. Sewage enters via the inlet T pipe and discharges to the lower of the tank. Gravity pulls the solids in the sewage to the base and via anaerobic biological action, a scum layer can form on the surface. Effluent (with a very low solids content ) leaves via the outlet T pipe. This can then enter a second or third chamber and then lead to a soakaway drainage system.The basic principle is to remove as much of the solids content from the final effluent as possible.

It is clear that the way we construct sceptic/soakaway in Nigeria doesn't meet or conform to the above requirement. This call for change.

There are chiefly two Sceptic Tank systems leading to a Soakaway: the single chamber and the two chambers. In Nigeria we adopt the single chamber system albeit half measuredly. Please see photos below. You will notice the plumbing works to process the waste for onward transmission to the Soakaway. But we build Sceptic tank just as a storage tank underground WITHOUT plumbing work to treat the waste. When the sceptic tank is full, we evacuate it and dump the waste in the nearest lagoon or river with total disregard for public health. So we contract typhoid fever here and there and we wonder how and why.

just trying to get this straight, the only difference between the double septic tanks and sock away and the single septic tank and sock away currently being practiced in Nigeria is that one will fill up on time while the double just takes longer.

Or is it that the T-pipe prevents solid from going into the sock away? Because if after years of accumulation in the septic the solids ends up in the sock away at the end of the day nothing really changes.

Also kitchen waste and liquid waste going to sock away still happens in the single septic and sock away system except you pipe both liquid waste from septic tanks and other areas to a public drain system which is even worse because that will end up contaminating the surface water more.

The truth is that waste ( liquid and suspended solid) will end up going to the ground ( sock away) be it double and single spectic with sock away. And no matter what when the septic tanks and sockaway fill up you are still going to end up calling people with vac trucks or our local guys good at digging and burying waste to come dispose it.

But with a waste treatment facility the guys with trucks can take the waste to these facilities for forward treatment.

No! the difference in the introduction of the plumbing work is to slow water flow to allow the bacteria to breakdown the solid into liquid form for further filtration into "SAFE" liquid. The operational word is "SAFE" less harmful . And yes, the two chambers will take considerable time to need evacuation if ever. The effort or game plan is never to need evacuation which the single chamber can't boast of.

Spot on! a waste treatment facility for vacuum trucks should be encouraged. However, do you know how this treatment facility will treat the eventual waste? Same system, same science, same technology I've highlighted above but on a larger scale. So we are in full circle......home two chamber system.

I gave him a job to design, fabricate and install all my kitchen cabinets and closets for my build. Most of you here know my project. The scope of work is 4 kitchens and 14 rooms. He billed me for both materials and labour. He promised to deliver the work by November last year. He has collected so far 92.4% of the total sum of the project. Right now he has abandoned the job and not picking calls.

He only finished 1 of the four units. The other three units were left uncompleted. he didnt bring the granite slabs for all the remaining 3 kitchens neither did he finish all the kitchen cabinets and the closets for the remaining units.

Folks do not fall victims to this guy i beg you in the name of God especially those in diaspora.

The guy is not picking my calls neither Hajji Muftau's calls also. I will go to any length to recover my money but I thought I should warn any other person contemplating giving him jobs, don't waste your money o. I have done my part.

I'm tired of these Nigerian artisans. Similar thing just happened to me with another nairalander who promised to deliver my EBM windows since end of November. It has been one lie after another. He gave four different delivery dates. This guy took money from me and did nothing. I surprised him by letting top brass in the police deal with him. He's now doing my window with top speed after knowing what we have in stock for him.

Where is your project located? Let me know if you need police connection and let the police pick him up and deal with him.

Sorry to hear that. I don't trust any of this contractors here. We know those that are good. What I have started doing is to only engage those contractors that a capable of funding the project that they are bidding. If you cannot use your money to do 50% upfront and I sign agreement to pay as per plan, then you are not equip to be my contractor/Supplier. I once paid this fool for a cabinet job 18months ago, till today, I have not seen one wood. No sentiment for me anymore when dealing in Nigeria o. I wish you good luck.

I need your kind advice/guide on what is best for the foundation due to several wall cracking i have noticed in the area.

I will recommend you do it. But if you plan to do a German Floor right away, then there is no need to ring it. You did not state weather your building is Bungalow or Story building though.

Thats how one omonile came to my place to disturb in my fencing. Luckily my kid bro in the army from Borno was around. He was putting on the army desert uniform hence the omonile and his thugs said naa man o war. My brother go call some army colleagues in ajah axis (espirit de corp too bam for military guys). Army show in convoys omonile jar enter bush, one was caught and was dealt with and the army guys promised to come back.
Come see begging from the omonile and family. We finish fencing dem no near there. We went to make an entry in the police station down (proactive) incase of any future mistake from them and naa sars we go Use pick them next time from ikeja.
It took some of my time but its worth it, The message don spread like wide fire sey that my place naa no go area.
This is how you deal with omonile, artisans and thier likes.

I like this idea very well, and one that I also used at a later stage to great effect. I brought a truck load full of tiles middle of last year, normall Area boys/omonile show, as 2 officers sit down for front, they have thier riffle and grenade for near belt grin

Nobody show that day.

Lastly back2sender, does this mean that no need to pay foundation/decking/roofing fee ?

No payment of any fee, naa if i like. They are now begging me that anything i have for the boys i should drop. I have 3 omonile living in my Street and every one of dem dey behave demselves now because they now know i have an army kid brother and a police officer as my senior and got to know where i work. Right now when dey pass my house they look the other way

Abeg, stop looking on NL for contractors (unless they are the trusted and verified ones of which there are only a few), especially at the stage you have reached right now. You have reached a stage where you might not easily buy materials and monitor/pay for labour as per progress.

Whilst I am not a big time house builder, take some of my tips from experience.

# Where possible, buy your own materials and only pay for labour, if they abandon site you hopefully still have your materials, you just engage someone else who is hopefully better. I appreciate that some things, the contractor may not agree for you to buy materials.

# Ask for recommendations from people on the ground, not a virtual community. This way, if mess ups happen, you pick up the person with police or Army, and that your person that recommended him may wade in to help out, in Nigeria also there is usually that fear if the person is on ground.

# know their house / family/ neighborhood. Send someone there. Look out for family photos, if its a married man. I did this for my furniture guy. So as to be sure i am going to his house rather than a make shift house.

# Pay for 1 sample first, so that you can see what the end product looks like. If you are not happy with certain things, make sure its not repeated with the others.

# Pay by stages/progress. If possible send someone to market with him when you send bulk money to check that he is indeed buying your materials. if he messes up, you know where to buy the materials if you need to complete the job.

# Monitor / Monitor. Put someone on the payroll to monitor progress.

# Have an agreement and payment plan based on stuff delivered.

# There will be issues once they have finished (guarantee !!), so bear this in mind. if you pay 100% up front, if there are issues they might not show up again o. This is just Nigeria, very few care about customer service. The 3 workers that did on my site, I rewarded them with 3/4 recommendations for other jobs. I dont want any kick backs, just want my friends to be happy and the artisans to also be happy.

We surprised dem, kobo we no give any omonile.
They really messed up because they looked at my kid army brother as a small guy, so he surprised dem big time. It was a convoy of 3hilux loaded with men that came and the army guys were furious because, How can an omonile a bloody civilian be so rude to an army personnel, secondly Lagos State has out law the omonile activities so what are they looking for.
The omonile were boasting before the army men show that we will not sleep in our houses, i just laugh because dem no know wetin we dey plan for them. Even now they know we have not forgiven them totally so they are threading very careful now.

Just recalling from my own experience o.

# measure yourself, its very easy to do trust me. I did it like this, i took down length/breadth in front of the Tiler, put it on my notebook. Got home, transferred everything to excel and let Excel do all the calculations for me and tell me how much is due to Tiler, total sqm, price etc. They usually overestimate for a couple of reasons, the more sqm the more you have to pay them, the left over tiles can be stolen and sold on the streets. When I told my prev tiler, lets go and check my computer so I can show him the calculations and how much is due to him, he ran home. It wasnt until when I told him that if he doesnt show up, no more money. You see, I dont like being cheated and I dont cheat others.


# If you measure yourself, always add about 10% for cutting, most tilers in Nigeria are crude in the way they work. When I got fed-up, I bought an angle grinder. Always ensure that you have like 2/3 boxes of each tiles left/securely stored away for maintenance. It will come in handy, it could also from from the 10% stated earlier.

#Dont rush to go any buy tiles, when you feel the surface and look at the thickness of the glazing, you will be able to tell which is which quality wise. Be careful of letting Tilers take you to stores, most of the ones in Lagos, they will wink to the seller to add thier own percentage. I have people i buy from based on recommendations from friends, but I also look at random places, unannounced.

#If you are buying tiles, tell them to bring out the cartons before you pay, one trick they use well in Orile is tell you to pay first, only to later tell you that the tiles you paid for is not enough quantity wise.

# Know the lingo, you will see Italian / Spanish / China / Nigeria. Look at the back of the tiles to see where it is made, then look at the cartons to see if the name of the company is legit. A quick google search helps.

# Be wary of the China/Nigeria tiles, they sometimes put blanks in the box to make up the numbers. I dont know if this is deliberate or a packaging mistake.

# Tell your tiler, there is a bonus for good work.

# Ensure he is not the stubborn type, I had a tiler who does not like criticism unless its from me, so it made it hard for others to monitor his work.

# Dont let them waste your materials, some of them will mix cement and then pour it away.

# Be clear on the level of the floor and doors, and if you got drains in your bathroom the floor needs to slant towards it.

# If you didnt do the measurement yourself, or if not done in front of you. reduce the numbers sharply. My previous tiler over estimated kitchen tiles by 40 boxes, thinking that he could cart them away. But trust me, I dont take nonsense like that. We blocked all stealing avenues.

# If they open a box of tiles, they have to finish it before opening another one, otherwise what happens is that pieces of tiles everywhere, and then others will march on it and break it, then the tiles is no longer usable.

# Keep broken tiles, this is what I used for my security house + toilet and I think power house self.

# Tell him to set the tiles on the floor, and then send you a picture for you to see first.

# Also, tell them to do one room for approval before moving elsewhere.

# Tell your tilers not to block drains with nylon, they do this and some stupidly pour cement on it, thereby causing a drain issue/leaks.


This is what I can remember, I finished tiling over 6 months ago and I tiled over 1,500 sqm, so talking from my own experience.

Be careful of letting Tilers take you to stores, most of the ones in Lagos, they will wink to the seller to add thier own percentage. I have people i buy from based on recommendations from friends, but I also look at random places, unannounced.

#If you are buying tiles, tell them to bring out the cartons before you pay, one trick they use well in Orile is tell you to pay first, only to later tell you that the tiles you paid for is not enough quantity wise.

# Know the lingo, you will see Italian / Spanish / China / Nigeria. Look at the back of the tiles to see where it is made, then look at the cartons to see if the name of the company is legit. A quick google search helps.

# Be wary of the China/Nigeria tiles, they sometimes put blanks in the box to make up the numbers. I dont know if this is deliberate or a packaging mistake.

# Tell your tiler, there is a bonus for good work.

# Ensure he is not the stubborn type, I had a tiler who does not like criticism unless its from me, so it made it hard for others to monitor his work.

# Dont let them waste your materials, some of them will mix cement and then pour it away.

# Be clear on the level of the floor and doors, and if you got drains in your bathroom the floor needs to slant towards it.

# If you didnt do the measurement yourself, or if not done in front of you. reduce the numbers sharply. My previous tiler over estimated kitchen tiles by 40 boxes, thinking that he could cart them away. But trust me, I dont take nonsense like that. We blocked all stealing avenues.

# If they open a box of tiles, they have to finish it before opening another one, otherwise what happens is that pieces of tiles everywhere, and then others will march on it and break it, then the tiles is no longer usable.

# Keep broken tiles, this is what I used for my security house + toilet and I think power house self.

# Tell him to set the tiles on the floor, and then send you a picture for you to see first.

# Also, tell them to do one room for approval before moving elsewhere.

# Tell your tilers not to block drains with nylon, they do this and some stupidly pour cement on it, thereby causing a drain issue/leaks.


This is what I can remember, I finished tiling over 6 months ago and I tiled over 1,500 sqm, so talking from my own experience.

Just recalling from my own experience o.

# measure yourself, its very easy to do trust me. I did it like this, i took down length/breadth in front of the Tiler, put it on my notebook. Got home, transferred everything to excel and let Excel do all the calculations for me and tell me how much is due to Tiler, total sqm, price etc. They usually overestimate for a couple of reasons, the more sqm the more you have to pay them, the left over tiles can be stolen and sold on the streets. How many camera points comes with the package? What does it entail if I want to install CCTV on a 120ft by 120ft property with a 64 by 58ft house on it? I want to be able to view the property from all angles from anywhere. Give me more information and let me ponder about this if I need to go forward.
