Just remember, when Cement was being sold for #2 a Bag, some did not build a house but others built when it was sold at #50 per bag.
Remember that when the Banker earning close to 500K monthly could not build a house, a lowly paid teacher built a Bungalow!
It all boils down to planning, foresight and determination.

YOU will finish this one you have started, in God's name.... by fire, by force. as we say! undecided undecided

Now, how far have you gone?
*How much do you have left (cash)?
*Whatever your projected income stream is, all you need to do is just to "change tactics".

1.) Is your building a "mansion"? (most first builds are) - You can scale it down a bit, for now........... and still build your Mansion later!

2.) Is it possible that you continue with a certain part that you can finish with what money you have (like ground floor), move into it and finish the rest in bits, as money comes in?
Money will come, no bad situation last forever but only those who dont give-up midway, can take advantage of the "change", when it comes! be ready to do so.
3.) Some materials get more expensive quickly than others (Like Cables (prone to high inflation...compared to WC! ). Some Material move a build much further than others (Blocks give the impression you are almost done while Plastering just sucks your money).
Plumbing is the cheapest in finishing while Tiling and Wiring consumes most money!

It is okay to take a break but please, whatever Money you have on you now, dont divert it to other things (like second wife! grin ), just use it to buy Original Cables or Aluminium Roofing Sheets (they dont expire unlike Cement, they are never out of fashion unlike Accessories).
That Man called AllCopacetic can be very helpful in this regard!) and Keep them safely where you live now (Dont let your Landlord see them o, otherwise you are due for a rent increase! shocked ) You can buy smaller Accessories like Taps, Sinks too, if you have good storage space.
The idea is just to keep your money busy and productive towards your house.

4.) Mould Blocks yourself instead of buying.
Why do you need "Stone Dust" Blocks, when you are not building a mini-vault? Okay, what about buying 15Tons of Stone Dust and some Cement... then get a Moulder to mould it at your site? it will definitely be cheaper than buying ready-made ones!

5.) Sacrifice time to go to the market and buy what yo need for building! There is a very high "extra price" to pay, in you leave every buying decision to your contractor! Ofc, it can save you as much as 35% overall cost but it is a lot of "effort" though like Egun, you can also have fun while doing so.

6.) Develop strong negotiation skills when dealing with Artisans! Remember, they have heard ..and do use the "na Dollar cause am" story as well! undecided
7.) Create time to supervise your build, Lend a hand if need be and you are capable DIY man. (Buy the Tools, they make the work very easy!
When a Carpenter charges you an exorbitant amount just to nail two woods together, ask him to 'break it down' into stages (you are learning! ) and if his price would not come down, DO IT YOURSELF and save the money or just hire a "Labourer" to do the heavy lifting (and pay him a daily rate) while you be the "Oga" and supply the know-how! At the end of the day, you will save about 70% on such not too demanding job.

I know how frustrating it is to be saving to build and prices are skyrocketing daily, especially if you are already at your wits end but what YOU MUST NEVER ENTERTAIN is the thought of abandoning your project!

Keep reminding yourself (infact, write and print it on a Big A4 paper and paste it across your bed so that iy is the first thing you will see each day you wake Up: When the going gets tough, it is the time that ONLY the Tough, get going.... I AM TOUGHER THAN ANYONE THINKS!
Every minute of your spare time, just imagine yourself in your own house, calling the shots and your wife doing Mummy Landlady! grin

I just hope your Landlord makes life more difficult for you so that when you are not too comfortable where you are now, it will be a tonic/incentive for you to be steadfast and finish your own house!

Look, one Musician called Ebenezer Obey once sang: The Fulfilment in Life starts when you build your own house, may God build mine for me (literally). Its like buying your first 'real' car!

So Bro, we are all supporting you with prayers (Emm...., money would have been better sha but Kontiri is not smiling anywhere! shocked grin ) and l am betting on you right now, tha you will finish this house of yours!

Now, just dont set a too-tight, completion date for yourself (that can be hard on your health because of stress) but just smile and tell yourself "This House will finish when God says it will finish but finish it will!
Complete "some small chunks/part of it", every three Months and keep at it.

One day IN FUTURE, you will read the post you made today AND SMILE........ so that is how easy it is, to give up on one's dreams?

Actually it a 6 No of 3bd flat, i have 2 of that building total 12 flat on 2 plot. the stone dust r for 2 soak-away each building.


the thought of tiles, Kitchen cabinet, handrails , doors, CEMENT to use tiles, Kitchen cabinet, , doors HAS DOUBLED and i have guts feeling this 12 no of 3bedflat might end up uncompleted for only when God knows is killing me.

As if dat is not all. Before u say JACK another issue / family has come up with a problem and the money is gone...

They better lock down the purchase because this is not funny anymore, how can we go to the market and get 3 increments on the price of most stuff all in one week! This has messed up planning and building professionals are suffering.

I am supposed to start another new project by Monday next week but within this week, I am looking at more than 10% of the agreed amount lost to inflation of cement and rods alone. My dealer refused to accept my advance payment of 1000 bags of cement at N2500 yesterday because he says he is not sure what will happen next. We better stop everything construction and fix this problem once and for all.

Throughout the Federation we have only 7players that determine the prices of iron rod we call them G7 thay determine production, scarcity, sales price. The Cement player are still more friendly, Dangote is the price determinant.

Some will ridicule, some will grade/rate, etc, but the intent of postings this stuff is to share back to the group.

I decided to tile the garage apartment as opposed to continue to wait for an outfit that will agree to do a stained concrete floor for me. Incidentally when we finished the tiling my tiler then informed me that he also does stained concrete - aaarrrrggghhhhhhh sad

I bought tiles that are manufactured by the Chinese in Nigeria. I could have spent days lamenting on finding Italian, Sicillian tiles or whatever and at the end of the day finding out that they were made in Nigeria. My tiler, a Togolese, recommend these tiles, they call them Boko Haram, they are super thick comparable (a few still broke). The tiles are covered with a thin plastic film that is peeled off after install.

They are N4,500 per box of 4 (heard they were N3,000 a few weeks back shocked )

Also of note, there is a clear difference between plans made in the comfort of my air-conditioned home office in California versus the reality of having sweaty balls in Iwo Road Ibadan while arguing vehemently on price with Chucks grin

Thank you Egun. When I wrote last week that my tiller hints me last year, that most of so called Spanish, Italy, tiles are actually made in Nigeria and repackaged as imported. Many may be daunting. Nice one sir,like I said in my previous post,thank you once again for spending your money in Nigeria instead of importing tiles- our crave for foreign goods has so spoilt us that we can't even take time to research and see if we have complementary or similar quality product within our locale.

If all the tile sellers buy local made and sell at reasonable prices rather than passing locally made good as foreign for to unsuspecting customers,greed will reduce in that market hub.

This is exactly what my tiler said.

Unless one imported the tiles himself from overseas (I won't even debate the source of even those tiles) then one may not know. And when you know it may too late. These bastages are heavy a$$es, at least the 24X24 and once installed with concrete cement then the fat lady has sung.

In any case, flooring is just a part of the elements that makes up the totality of the visual experience. Now to move onto paint and then furniture.

I'm hoping that my guest will be too busy trying to decide if the chair they're sitting on is leather or pleather that they won't have time to focus on the tiles to see if it's Italian or Chinese grin

Agreed with Ethnicity stuff... I don't believe in it.. I am Nigerian/African/Human.
Look at the way Oga Spyder is helping people here without any prejudice; we all learn plenty from him.
More reason I stay out of Politics Forum where tribes have been labelled afonjas, red/brown roof, flat head, mallam etc. Not for me o.

Hajj Muftau has always been most helpful without any expectation. What could we possibly give to him but to continue to pray that God almighty should continue to enlarge his coast.
Perhaps I've always been lucky but despite the apparent tribal differences portrayed on nairaland, all the clients from nairaland I've supplied have been extremely nice and wonderful and they cut across the southern divide.
You are very correct about hajj helping people to grow.
Although I have offline clients, I can say I've enjoyed patronage of nairaland clients and it has helped to stabilize my product brand in the market for pop paint with introduction of budget paints in a few months.
The essence of this disclosure is not only to advertise or meant to show off but to let the good people here know they are somewhat instrumental to the success of the regal paint brand and be proud in the knowledge that they were there in the beginning.
I will always continue to appreciate oga Muftau and several others that I couldn't list for fear of omission. I have long memory and I pray God continues to provide for you all.

Pls stop, people can buy what ever they like Spanish, China, Italy, America, Oshodi, Orile coker, Aba, if that is what they like good luck. No one is deceiving anybody here ok. What ever quality you are talking about, can never be more than what we see here everyday. I've seen 1single piece of 12 by12 inch tile selling for $85 each. All I am saying is we need to be proud of what we produced, and stop downgrading the Nigeria made products. We need to encourage them and patronized our products.

Pls stop, people can buy what ever they like Spanish, China, Italy, America, Oshodi, Orile coker, Aba, if that is what they like good luck. No one is deceiving anybody here ok. What ever quality you are talking about, can never be more than what we see here everyday. I've seen 1single piece of 12 by12 inch tile selling for $85 each. All I am saying is we need to be proud of what we produced, and stop downgrading the Nigeria made products. We need to encourage them and patronized our products .

And that is all there's to it.

That is one of main reasons why this administration implemented some of these bans / policies....to make people buy naija made products....nothing good comes easy.



If I were in control, for each product manufactured in Nigeria, I would place a 1,000% tariff on the imported version.

While I do not have any issues with patronising Nigerian business or people on here, a lot of our people seem to have a penchant for lying through their tooth.

I did a Solar install for my folks about 6 months ago, I bought Trojan deep Cycle batteries from a friend who lives in the states and got the Inverter/charge controller from the UK here but due to the logistics of getting the panels to Nigeria on Time I opted to buy from a "supposedly solar engineer" on here, after talking to him on the phone for hours and explaining how I like people to stick to their words, he still bloody tried to pull a fast one on me and supplied inferior quality panels . I was disappointed to say the least I explained to him calmly what I think he did and he understood and rectified the situation.

This was someone whom I spoke to about how I have come to trust Nigerians less and less based on experienced and they always trying to pull a fast one on you but still went ahead to pull a fast one on me.

No be only you o my oga. Most of these Nigerians have penchant to steal from you. The moment you give them money they just change stories and gear. Imagine talking to someone for several months about how passionately you want something to turn out and after you paid money to achieve that thing, they just start behaving somehow. I live in a society where what you pay for is supplied to you and a society where B is B. I have seen it all. If I lose trust in someone, that person can never gain my trust again.

@koppell, pls re-check what I wrote, I didnt condemned Nigeria product or downgrade what people purchased, simple point i made there was that Nigeria tiles cant be same as Spanish or Italy or repack and sold as those two countries mentioned, as you all knows I deal in both Nigeria, Spanish, Italian and I do used them plus Nigeria tiles also in my project ....I have sold more than 50,000 square meter of Nigeria made tiles in last 2yrs , so I don't condemned what people used or bought

@Rotech77, I understand you. We are service providers, and as such we should only focus on the satisfaction of our client's desires and not arguing about the moral, ethical or economic justifications for their choices. I listen to the dictates of a paying client, provide him with a series of samples and allow him make an informed decision, then I ensure their desired tiles are bought and used, my own duty is to ensure that if he says Spanish, I use real Spanish tiles and not some repackaged fakes. Its not for me to urge him to use made in naija products because I dont know what his reasons are for making his choices.

@all, choice is a funny thing cheesy I have seen plenty in this regard, I have seen guys with multi million naira projects that will say, Spyder just use ordinary tiles for me, whats so special about imported tiles. And yet others will call me and say "if you use anything apart from Spanish and Italian tiles in my house, na police go settle the matter o" grin

I have seen tiles selling for as much as N28,000 for each square meter, and people still use them. I cannot condemn them because I dont know where they are coming from, if someone makes money and wants to spend it, how can I stop him. His spending the money will lubricate the economy, providing jobs and income to more Nigerians, so I rather encourage them.

Having said that, I have seen very good samples from both Nigerian and imported tiles.
