1) Where are you located so I know what Architect I can refer you to

2) Get your survey ready

3) Don't be like me. Make sure that your Architect goes to your site and see the land before drawing a plan.

We agreed on 1 inch pipe for the perimeters and probably three-quater for the partitioning.

Square or Round pipe.
Location varies with price.
Try getting another quote from a different fabricator/welder.

If you're so interested in using the guy you can bargain within the range of #280-#350k.

It all depends on your location and if you intend getting a complete drawing with stamp/seal to be forwarded for approval from the relevant government authority (ies).

Get a survey plan. .......done by a Land Surveyor
Get an Architect to design what you want.
Engage a Civil Engineer/Building Technologist/Qualified Builder-Artisan on the ground works.

Or you can DIY

Why don't we build with treated/insulated hardwood in Nigeria? You know, a house where the exterior walls can be blocks/concrete, but the interior/room dividers would be wood? Think of the freedom and cost-reduction in running electrical wires/pipes, plumbing, and even future reconstruction/expansion.

My high school in Abia built in 1929 has residential buildings built entirely of wood, and some still look good!
A lot of people do it it's the cost associated with that makes people shy away from it.

The land is in delta state have done the surveyor and an Architect to do the design


All what I need now is the ration of sand and granite to miss to start of the foundation

He's telling the truth.

For pipes, you have both external diameter and internal diameter. The thicker the pipe, the stronger, the heavier and more expensive it is.

A potential shyster method might be to quote you using the stronger and more expensive pipes but then manufacturer using the cheaper materials.

You can also supply your own pipe if you so choose. I never did but I could because the place where I buy my rebar also sells pipes.

I would think that POP should come first. It is what I did in mine.

POP is a very messy process.

Whichever you choose is okay.

I've always preferred POP afterwards in the instance of doing full wall tiling.
