The Pipes are already in place.
He is also not doing fittings for now (meaning you are still going to pay for that later and that needs to be deducted now and added later)

Averagely, it should cost you (not more than) between 35K - 45K to do a complete wiring of a 3-bed Flat.
Broken down further, kitchen -10K, Rooms - 5K each, Living Room - 10K, Balcony+ Corridors - 5K.

In terms of percentages, Piping - 30%, Draw cable - 35%, Fittings & testing - 35%. Share the amount appropriately, in these percentages.

Use the above as a rough guide to come to a reasonable, negotiable value for/with your workman.

Its is a rough guide l have used and it worked for both client and workman.
Remember to pay in tranches, based on work done to-date otherwise....

BTW: Pls stop this "na my brother" things, dont do relationships, when doing business. Pay For Service and Demand to be Served Properly.

Thanks boss but he's almost completed the work. He's done with electrical, he's running the CCTV, Intercom and TV cables next week. It's impossible to get another quotation while he's on site.
I'm sorry my trouble is plenty on this matter. I will still come back when he's doing the electrical fittings oh.

Hi guys I need help from experts in the house. I received the below estimates from a carpenter to roof my house, and I was thinking you guys could help me understand if these materials are not too and the workmanship too. The house 25700 by 9675.

Wood estimate 3/4=50pies =50*2200=110,000
2/4=170pies =1100*170=187,000
2/3=180pies=1000*180=180,000
2/2=260pies= 500*260=130,000
1/12= 50pies =1500*50=75,000
Nail= 3inch two bags, 4inch two bags 9000*4=36,000
Workmanship =120,000
Total =838,000.

Here goes. Cost to roofing including ceiling. The addendum and caveats to follow. This is for 4 units of room and parlour self contained and 2 units of 2 bedroom flats.

1) I do have a lot of time on my hands and over 10 years knowledge behind me to do the costing and know what i do need at each stage
2) I self project manage and supervise all my buying.
3) I virtually lived on site.
4) All professional fees are waved because this is phase 2 of a much larger project. Also because of these, stuff like borehole water was already on site.
5) We pulled down a bungalow and reused windows, roofing wood and filing sand all of which i already adjusted for in the costing.

Attached below is the spread sheet of costings to roofing.

I only buy blocks and never moulded so no experience of that area. Its mam oh.

It is usually between d range of 8 to 15 bags of cement. Depending on how honest your sand supplier is. Most of these tons dont always come in full.

Water tank stand for bungalow, one tank up to collect water from roof and one tank up supplying the bungalow.

What are elements that need to be considered?

How much should I expect to pay for materials and for labour ?

Those so called togolese are over rated. I will go with well skilled nigerian artisan anytime.
Those foreigners aren't even as cheap as we were made to believe and they use underage workers learning on the job also.

Exactly sir, I think many of them are trooping in because mentioning their nationality gives them job easily. Both the skilled and semi skilled.

WHAT MAKES ALUMINIUM ROOFING SHEETS TO LEAK?

1. Faulty corrugating machines

Whenever the machines used to fold aluminium sheets develop faults due to poor service and poor maintenance culture, it might start to punch too hard, perforating sheets in the process, such holes might be too small to notice, until it rains. That is when you see the faults. A roof repair guy will be needed to use felt and patch the roof from under to fix the leaks.

2. Lapping gaps

By this, I mean the point where two sheets join, where one sheet laps over the other to create a continuous roof. If you are using step tiles, or worse still Metcoppo sheets of aluminium, please help yourself and do what we call, DOUBLE LAPPING, this will mean lapping two rows of aluminium sheet instead of lapping on one only. Water splashing during rain fall can easily get under the single lap, and leak seriously into the house. With double Lapping, you are assured of less incidence of water getting under your roof from the point where two sheets join. It's important to note that double Lapping will increase your roofing sheets quantities by about 8-12%. You will actually spend more to do double lapping.

3. Roof Ridge covers

The ridge cover is another point that can let in water during the rain, especially with a poor carpentry job. Another problem with ridges is if the ridge capping is not wide enough to comfortably cover the roof, water can find a way to flow into the roof especially during heavier rains.

POINTS TO NOTE

1. That you used .55, .45 or .40 to roof your house is not the reason it will leak. The reason is the design, or wrong placement of your lapping.

2. The Metcoppo, and the step tiles will leak much more than the straight long span sheets. We usually think that the beauty of the Metcoppo or the step tiles, exposes it to a design flaw which makes it prone to leakage. Be ready for periodic roof maintenance if you use Metcoppo sheets.

good day house. please am currently building my house in a busy area where motor cycles and cars ply and the noise is unbearable sometimes. my question is can a good casement window and good doors reduce the noise drastically when shut? and what are other noise reduction methods i can adopt indoors thanks.

You are right, I had a small project to do the tiling few months ago, about 125sqm in total, a Togolese was recommended to me and he said 450naira / sqm, I told him to reduce the price, he came down to 350 naira, I finally got the job done at 250 naira / sqm by a young Yoruba guy in lagos, he was not desperate for the money but to give me job satisfaction, he did very well with the tiling and I went out of my way to compensate him handsomely, all his feeding for him and his boys for 3days was borne by me as well, the other building l have on ground will be handled by the same guy, very humble and he knows his onions, the Togolese guy later called me to see if I will give him the job, l told him to buzz off, I am not carried away by the fact that you are a Togolese grin
