chief, even the 18 million is moderate finishing not luxury. am not assuming because my bungalow has taken 10.7million and there is still plenty work.

Carcass for sure.

Different people have different taste for finishing thou so that depends on the client to decide what kind of finishing he wants.

Good graffitex would last as long as your regular cement plaster would last.
it's a plaster itself and shouldn't fade. it can last 20 years to 50 years.
I haven't yet seen a graffitex that fades or needs repairs yet.
You can get many colors but not very bright ones with synthetic pigments.
Once you are tired of a color of the graffitex, you could simply paint it with another color color of your choice. either emulsion, matte or satin emulsion.
Funny enough, graffitex and marble trowel paint are now in vogue again and are being used in high brow areas.

Budget of building carcass is not very good without the workings drawings. Take time to present working drawings first to your QS who will give you an average budget of + or - 3%..

Nice one. I think we don't talk enough about the importance of good paint and painting in finishing. Good paint on a building is like good quality clothing on a man. It makes a statement.

You are very correct sir. Good paint is like quality cloth in every sense. It clads and protects the building from the elements thereby slowing the weathering effect of constant rain and sun on the building.
Good quality paint and nice color combination adds value to the building and could transform an old building into a contemporary one.
ironically, the cost of painting with a budget paint is more costly on the long run as the frequency or repainting coupled with the labor and logistics for the duration good quality paint is still effective is higher.
There is a wax based water repellent paint that splashes water off the surface and former water bead that I would be creating a thread on soon.
I've supplied to delta, some states in the east and several other states in general.

(3).5 buckets of Mart paint for out side walls@10k each==#50k.
(4). 4 buckets of Emulsion paints for ceiling @6k each==#24,000.
(5). Labour for painting #120k.
TOTALED @#736,000. I will give you bonus of wall paper designs at dinning one side.
Then if you want Glass paint known as stuco painting for palour and waiting room. It will cost you #380k.
If u want 3D walls for ur TV area =#214k.

Thanks Haji, we are actually digging the soak away so we can fill back the sand into the foundation,which was completed today. As for his stipend, I didn't let him spend as he was staying with me during the 6days work before he traveled yesterday to attend to his family. We would use water supply in the compound of the blue tank in the picture to still water it.He will be back for German floor and setting out block wall soon. It's expensive to build o. I wonder how people survive it lol.
