Nigerians don't understand, it's not house that appreciates, but the land. An empty land well fenced and gated will appreciate more than a house built on the same location because you don't have any maintenance cost associating with a land like a house.

So if you decide to invest in a property, buy lands and secure them very well, that way of you decide to sell, You will easily receive offers and good offers for that matter.
You just said my mind! The other poster that is contemplating whether to sell his property and invest in TBills and the insinuations some people made about TBill offering a better prospect made me consider my own situation and I discovered that property investment is better. In my own case, I bought a land @ 1.2 million in 2013 I.e 5 years ago and with sundry expenses like agent fee, ego omenala (tradition money) and power of attorney, everything amounted to around 1.5 million. Today, the market value of that same piece of undeveloped land is 3 million and I just leased it to a small branch of RCCG church to be paying 60k annually. So, if I had been investing in Treasury Bills since the past five years at say 14% interest rate, the maximum I could have gotten probably won't have exceeded 700k plus capital 1.5m which together is still significantly less than the 3m. So, I guess TBills is a great investment but property is better.

So of what gain is your hidden asset that will fall into a total strangers hands when u join your ancestor. The children you claimed you are suffering for, will finally suffer to the core. Writing a will without the next of kin knowing about the property is even a waste of time in this country called Nigeria. Open up what ever asset u have to your immediate family and hav peace of mind. Anything can happen at any time you know;

if I invest #1 million at 14% for 365 days at t-bills, and I compound the upfront interest, I.e I apply to re-invest d upfront interest wen filling d form of initial #1 m for t-bills.
pls aw much will I b given after the compound of upfront interest, I.e true yield calculations ??

Real estate is a risk in Nigeria, many of you just don't know it yet. Because you have been lucky with land doesn't mean others will be.

Let me tell you all a single fact, real estate normally should increase in value based on inflation, supply and demand. Guess what is affecting the price of real estate in Nigeria? Inflation is there, but it's definitely not demand. It's money laundering, especially in Lagos. Where do you think politicians and people with questionable jobs put their money in to avoid EFCC wahala? They buy this things up priced in dollars. Which sounds good and all, but a quick question, how many of you are itching to go and buy land now? How many Nigerians are? Salaries are the same, inflation and foreign exchange problems is killing people's buying power, unemployment is on the rise, yet land is becoming more expensive? Hahahahahahahahahahaha
Who will buy this lands you guys keep valuating? Where is the demand for it? You would think with Lagos over population people would be buying every land available anywhere.

Go and look at banks, and see how many lands they have and want to liquidate but there are no buyers. Ask Diamond bank, they have experience in this problem.

If the demand was high, why is there aggressive land marketing here and there? Why are the commission fees for selling it high?

Is real estate cool? Yes it is. You can get lucky with it, but let me drop another final bomb. You know why people think the Stock market is risky? It's because of instant gratification. Seeing the value of your stock asset drop in value, can be really problematic for emotional people and most of us are emotional, but here lies the problem many of you don't know the stock market mimics the normal market, the real estate market does too. So what you all see as safe in real estate is an Illusion. If lands were represented on a piece of paper and on a computer like stocks, I am sure many people would have died of heart attack. When you see the illiquidity and low demand with excess supply, enlightenment will surely come.

your calculation is so wrong.

even with a simple interest, it is over 1M naira not to talk of compounding it. 14% of 1.5M is 210K. 210K X 5yrs is N1,050,000.

When you compound it, the total you get after 5 years at 14% will be N2,888,121.87 including your principal. the interest should be around N1,388,124. Recall that you have averaged it at 14%, even though it could be 15%. This is a no story growth because your fund is a sure bet to recover. That Land will peak in value someday and there wont be buyer then it begins to drop in value.

BOSS still depend on your investment strategy and risk appetite! if i had invested same in either ACCESS or Zenith that same year, by now the money would would be almost 4m. Below is the analysis.

zenith with 1.2m will give me 109k units @11(good entry point) then sell at #33 April this yr, it gives #3,597,000 and for access 1.2m will give me 300k units @4 then sell for #13 april this year, it gives #3,900,000 both from 2013 till april this year. I can turn that same money over this pre-election period and double same after the election. so it depends on your risk appetite and the investment terrain you understands and know very well. I bought 2plots of land at isheri osun lagos then @ 200k each in 2005 but lost to omoonile issues so i will rather buy property from the owner and not land pls that is just my own opinion

Bros, Sorry to intrude on your privacy, thatcut my attention. I own property in that area too, I bought almost same price and same year as you stated, developed one and 1 is for sale at #4 million. Though if invested in Tbill I don't think anyone will be patient enough to compound a 200k investment for over 13years that's why i always advice people, if you can get property at a very cheap rice, I think is best to invest in that instead of Tbill.

Meanwhile, How did you watch them take over your property without doing nothing or compelling them to give you another one elsewhere?

hi you will get 140,000naira as upfront interest.

true yield will be 140k/860k*100=16.28% for a year

It seem you requested for rollover with interest. TB is done in multiples of N1000 the 307.26 you got is what you have left that could not be invested because it was not upto N1,000 for better understanding, just go to the bank and collect a proof of investment.

I have an important question. Now that CBN has started granting PSB (payment service bank) licences to telecos and supermarket chains, how will this affect the discount rate on treasury bills? You will be asking how these 2 will relate, but if you go through the exposure draft, there is a requirement to maintain a deposit liability of at least 75% in FG treasury bills. And the minimum capital required is N5 billion. Just imagine several of these companies coming up and taking up treasury bills. Will this affect the discount rate?

Instead of focusing on one thing and doing it well, they become jack of all trades and a master of nothing. Just look at GT bank wasting their time with all the other nonsense they do. That is why what we call banking in Nigeria ends up not being the actual banking, childs play banking.

This is serious. And here I was, thinking the FG was thinking out of the box to finance their budget. Not knowing that they're thinking us into a box to sell us.
What do you think is in it for the customer? Will people be withdrawing their money from commercial banks and depositing into PSBs anytime soon?

it seems Global oil price is nosediving...treasury bills rate are expected to increase, Naira is expected to fall and CBN might have a turbulent time defending the naira. Black market sources said USD has started increasing..Is this the best time to take the FX risk Advice oooo
