That's some good profits right there. Unfortunately the success rate of buying land and reselling in Nigeria for profits is less than 30 percent. There are lots of non genuine lands being sold and it's after payment you know. The land i bought in 2012 added N500k in value after 6 years, i was tired even at the first sight of the land as i bought on trust. As soon as payment was sent to the owner of the land i started hearing stories how they are going to court over the land. None of this was revealed to me before payment. Funny enough, the owner of the land died leaving room for a resale. I re-sold the land and got only N500k extra after 6 years investment. I have promised myself i will not make such mistake again, Nigerian sellers are very dubious. The day i sent payment for the land, the mobey was sent to a wrong beneficiary, i used my contacts inside bank to reverse the money back to my account within hours (very rare to have this done). Then imagine after all the stress the seller start telling you they are going to court. I have promised myself not to take stuupid risks, i like my blood pressure level 71 but if i see genuine upon genuine property i will not hesitate to make further inquiries. ahiboilandgas: 7 Likes |

See this land thing na luck o. Or you just have to be strategic enough to foresee the future. Land that my father bought for 400,000 Naira early 2000s I think is now valued around 80m. They're begging him to sell it but he wants to pass it down as inheritance so wouldn't sell 3 Likes |

ahiboilandgas: Real Estate is profitable for long term investments. The caveat, however, is audible to the deaf and visible to the blind. You don't wanna be caught up in land issues. Due diligence is the only solution to this. 2 Likes |

Nnamz:I knew I wasn't sure so asked my brother. Lands in that area are now worth 60-80m and even higher. My father's is worth 400m cause of the buildings (buildings that probably didn't cost more than 200m to build). So this land thing na just luck cause who would have thought back then that lands there would be worth this much today? #Luck |

Land investment is a game of luck and how smart you are to foreseen the future. You can only make great profit if the place is located within commercial or industrial area. You can also make good profit if the place is connected directly to city center. The caliber of people residing or buying land there can also influence your resale value. Treasury bill is still the best investment in terms of peace of mind and guarantee return on investment. 4 Likes |

On land, I got a call this morning that one of my land that is undeveloped has been earmarked for road to open up the area. 2m in 2015, going down the drain. When I realized the area am building twin 3 bedroom flat(federal govt estate) rental is Max of 350k a year, making it 700k a year, I dumped the house at painting stage. I can't put 1naira there again. Over 15m gone. I need about 20years to recoup my money. A project of 50m was abandoned after spending 15m when I realized that max rent will be 5.3m. At this juncture, I discontinued all projects and building and concentrated on TBills. Will only go back when TBills drop to 8%. Have said it here before Thayne regret building the house am living in, hoping to sell when I see a buyer but for 2 years now, no buyer. Never jump into any business because someone made millions. Take out time and study it, read at least 10 different books on the subject matter before dropping a penny. 28 Likes 3 Shares |
