Good morning everyone.

At this point I am negotiating a piece of land in Aguda, Surulere. I have attached the survey plan for the land, though actual measurements has shown that there probably has been an encroachment on the land as we got 15m * 27.8m after the exercise.

This plot is to be acquired by myself and a friend, and we will then divided into two equals. At the end of the day what I will be entitled to is half of this plot which will be a 7.5m * 27.8m.


My fellows here, please I need honest and professional advice. Can this building I have in mind sit comfortably on this 7.5m * 27.8m land? If it can, will it be choked up as some have feared?

The sharing formula is where the problem is, which is determined by the access road.
You can't divide a plot into 7.5m x 27.8 rather it must be 15m x 14m to enable something fit into d land. If the land cannot be divided into 15m x 14m do not proceed, unless u have paid already, then your building design would have to carry an upper floor & ensure it is done by an architect

What I can advise you is for two of you to agree to build a common apartment and share what comes from it. 7.5m is too small. If it's up to 9m then it can be managed.

Correct. That's why firstly before you commence building. Do borehole first.

Secondly, the building set backs is not cast on stone in extremely small lands. There is room for flexible adjustments when the time comes

A BRICKLAYER/BUILDER/CONTRACTOR MASON OF REPUTE?

Hello everyone in the house.
I have just created this account for this specific purpose.
It is very unusual but l felt l owe it a duty (as l would want others to do to me as well), to let everyone know that l had this experienced Bricklayer/Builder who worked on my building and l just wonder if l should keep it to myself.

I have finished my bilding and l promised him, that l would let others in a forum l belong to, know that there are still good, trustworthy and dilligent Workmen out there.

Many people worked on different parts of my building, including that Nairalanders that supplied me very good Paint (I must commend him for supplying Paints that everyone stilladmires till today) but this builder/Contractor Mason/Bricklayer (call him whatever you want) is not present online and his work mostly goes unnoticed.

This is my reason for wanting to introduce him to the house, should anyone be looking for a trsutworthy, dilligent (just tell him what you want and you can go and be doing something else, he will do it as agreed that when you come back, you will be so relieved. I have worked with Contractor Bricklayers in the past who, once you turn your back or if you are not around, they will either do something else or be stealing your materials or just abandon your work).
He has also worked for one or two people in the diaspora, who can attest to his Honesty, Hardwork and Dilligence. he is so thorough in his finishings and and eye for detail.
It is very unusual that l stick my head out for a Contractor/workman like this, because l am a very private person but l think l will be doing what is right by letting others also benefit from this good Contractor/WORKMAN. (I would not mind keeping him to myself, if l have an ongoing job right now but l dont at the moment).
I have attached some of his work to this post, WITH HIS PICTURE and would handover this account to him, to manage (he is just getting to know how to use Nairaland to advertise his work and l would even encourage him to open his own account. )

The 7.5m side will be problematic especially considering set backs. However, It’s probably better to work with an architect good at managing spaces and see if you can get 2 room and parlour self contained on lower floor and then a 3 bed on the top floor with some shoot out.

If you need to be on the lower floor then 3 bedroom on the lower floor and over 3 floors then the 2 units of room and parlour self contained on upper floors.

I have benefited a lot from this thread and I will first of all like to appreciate all contributors so far. I have been following the thread because I had it in mind that in a short time I would be needing information about construction for a project I intend to start next year.

Being a novice I have followed all discussions with keen interest such that with what I have gathered so far from this thread I can have one or two contributions whenever construction is being discussed. So again many thanks to all those that have made this happened.

There are however concerns from a few people we have consulted so far that this will be too small to construct anything meaningful. That there will be no space and the rooms will be too small.

What I intend to have on the land is a 2 storey building of 4 bedroom apartment on the ground floor for myself and my family, then 2 units of 2 bedroom on the other two floors, with parking space for just two cars.

I have gone round some areas around ebute metta and it's environs, and I have seen very nice structures built on equally narrow plots, though I didn't measure to check if those were more than the 7.5m we will have here or more.

At this point we need to make a decision fast so we don't appear unserious, and at the same time we need to confirm if the size of this land can work for the purpose we have in mind for it.
