Well! With experience 15m can handle the carcass only depending on the site location and the type of design intended to build and the choice of materials for the erection.

It's good when one has another opinion, ensure you put up your figure for others to see.
Don't disagree and leave your statement blank. It should be easy to put up a quote by you.

Some years ago on this thread a professional built his own house with an amount that was disagreeable to others but was accomplished. It was an eye opener for others.
Another accepted and travelled to the southern region with a quoted figure to build as well even with critics here, but only for some unforseen on site, the variation still was within a range others would never have believed.


Some months back, while we were arguing about quoted figure for plastering and septic tank construction. One Oga was like shouting thief on high quotes on the thread, while one artisan was ready to run a plastering at a very large discount.
A Madam here even owned up to the amount in price for the same plastering job, based on if the work is done by a contractor or the owner does the procurement and supervision himself.


So like I said, which is subject to his location, availability of labour, etc,etc,etc.....
15M should give him a building worthy of being called a home based on his initial inquiry statement.

15 milliom will complete a 5 bedroom duplex but excluding fencing, gate, interlock, electric fence. You will need to spend over two million more. With 18 million you are well secure

Last year i designed and handled the construction of a simple low cost 5bedroom duplex 5.4 x 22m with an estimated budget of N18m.

I can tell you, we didnt finish the said project.Reason is N18m wasnt enough to finish the duplex.
The carcass cost us N11m.

one thing about Nigerian clients, they would say they want simple low cost building, but they would want quality interior finishing.As we all know, quality is not cheap.

Sir you have neglected site factors and number of floors with design choices which shouldn't be. Reconsider that instead. Let's be realistic

The guest toilet window is not looking good in the position it was placed. The Architect should make the window to face sideway. A little protrusion of the toilet wall will take care of that.

Regarding the long hallway. The Architect should find a way to reduce that. The position of the laundry is not okay. Laundry is usually positioned after the Kitchen. It 's usually adjacent to the kitchen varandah/sit-out.

The bedroom after the guest room can be switched for the kitchen. With that, the lobby space reduces i.e. There'll be no wall (that will create a demarcation) between the kitchen and dining.... There will still be space to get through to the lobby, just that the space will be opened and it will allow for more light into that space.

Then the other bedrooms will be repositioned back. That laundry can serve as the walk-in closet.

I like all the professionals and home owners here for there comets about the OP that asked if 13m can give him simple and good 5bedrooms duplex from scratch to the finishing stage. It’s now shows that 13m can never give him such edifice.

But OP don’t be discourage 13m is a lot of more just have it in your deep rooted mind and have positive mind that it’s done... prepared to spent additional little more money to give you your desire home
As they say ROME DOES NOT BUILD IN A DAY.

If you do an estimate and give to your client(s) based on what he wants as regards "low costing" and the client changes his mind in the process of construction for an upgrade/uplift of appearance, then that's not your fault.
But if you mistakenly do an under-quote without considering certain factors, well the blame is yours.

If there are changes from client based on the carcass which is not on the design plan,the client pays for the extra.
As regards quality interior finishing. If you have shown and agreed on samples which are based on its price and you use that tag, then if the client opts for another superior then the client knows what to do.

DESIGN IS PREFERENTIAL, but there are some things that should be avoided, if not, would cause problems.

That been written, the visitor's toilet's defect is more than having its window placed at the entrance (that's usually not a problem); it's about placement of its inspection chamber for its plumbing work. As it is, the inspection chamber would be buried under the Sit-out and would need to be dug out if there ever exists a need to work on it. And that's a problem.

The tunnel (labeled as Hallway) is an absolute waste of space with the width of about 2.7m. Apart from being long, there's no source of natural light to it, thus, "there would be light at the end of the tunnel", not within the tunnel except there'd always be 24/7 power supply to power artificial light.
Note: The natural light can be achieved during the construction stage, provided the Architect wants that and he's in charge of the supervision.

The Laundry is better placed beside the Store, not because that's the "rightful place" for it to be, but it will be more effective at the place, while the Toilet is moved to where the Laundry is presently.

The door that leads from Kitchen to Dining should be removed to give the Kitchen more work area.

P.S: I want to believe you are restricting the Architect some way as he should be able to do more than this.

Actually I know what make some of them keep quiet this day is just because some are label names which is not that so aspected by them and many more like that.

What we do we see this days mostly is non professional advise which in turn do give some home base bad names bcs for example some who has not visited site ones in his life or know anything about building will be give building quote to non home base person and later a professional give advise or quote the next thing we will see is that the quote is TOO HIGH,
so many thing like that pls is too annoying why because some of you guru has ran away from here.

If all ran away who will make the this section great again pls that is why I will mention some names here to pls come back again and let’s rebuild this Nairaland as a whole

Here’s my opinion on the issue that you raised.

Many vendors have moved on and stopped posting either because of personal commitments or being bullied away.

For owners like me, many of us have finished our builds and many more since then, gained the experience and simply stopped participating.

In my opinion this specific thread has outlived its intent if not its usefullness. (Edited to add the following for clarification).....for people like me on the list. Of course it continues to be useful for new builders and the accompanying spam adverts.

Labour varies from 250-450 naira per sqm depending on the total area and where to be screeded

For interior screeding, we use POP cement, POP emulsion and topbond. though there are other screeding materials like PVA and sorts but domestically POP cement and emulsion used.
Cement is good For exterior screeding.

Labour and material together varies from 500-750.

Thank You all for the contributions... now I just have to step up my game having known that my proposed budget isn't feasible for what I've already planned. Maybe I can start with what is readily available, by Gods grace can be able to complete it in 10months
