In a situation like this, the general consensus is BUY...
A strong pointer that the current price of N18. 20 and the book value of N28. 50 may converge at the average price in the nearest future. I. E. PRICE BAND OF N23.50 is a possibility.

Where were you when Oga Oracle and Prof taught us about not selling all dividend paying stocks once you have your name in the Registrar's book?
You've seen result of not reading your notes or missing class bah.
Anyway, you are NOT supposed to SELL ALL to keep your name constantly in the Registrar's book. You should have leave 10 units or so. One of the vital notes I can't forget.......and it's working for me now.

I love the UACN stuff. But my problem with it is that I cannot place a particular price to the unbundling of a thing. It's so hard to place a value, more so that there is no monetary consideration. Given the current state of the market wherein most stocks are hugely undervalued, more confusion is created as we cannot determine the rate at which the end product of the unbundling will be "undervalued" by the market. That is why I prefer not to do more than just watch and see.

I see no reason for uacn and updc to rally this much, updc is a never do well. As long as the name of updc is attached to updcreit the value can only go down and not up.

Lets even look at it this way, assuming updc do a right issue of 1 new share for every 2 shares originall held, and is fully suscribed, the the pro rata allotment of the updc shares to the shareholders of uacn may result to not more than 1 for 1, and that of updcreit may result to 1 unit of updcreit for 2 shares updc or there about. If that be the case then the shareholder of uacn will have 2 shares of useless updc and 1 unit of updcreit on top of every 2 shares of uacn held. Is that why somebody should struggle to buy uacn at over 6 naira or updc at 1naira+?

I will only buy uacn at 4 naira and below, and updc at 60 kobo or there about.

A few facts you may need to guide your N4 entry price valuation of UACN.
Without the loss making UPDC in their last published financials, they would have made an extra N3bn.

The above not withstanding, they still paid 65kobo dividend. That is over 10% dividend at N6/share.

UPDC REIT is actually a profitable real estate business that also pays dividend yield of about 10% and currently trades between N4.90-N5/share. Imagine having it as jara for owning UACN.

UPDC has been the black sheep in that family and I will care less about what becomes of it after the unbundling.
Your decision is final though.

I don't think people bidding for uac and updc are viewing it from your angle.
