Banol: Your Notice "Period" is in order but l am not sure if the Notice itself is valid? You need a form TL2 that you can obtain from the nearest Magistrate Court to your place of Residence, Fill it and PROPERLY SERVE IT on your tenant (You did not even say which state this building is located, so we can know which state laws apply?). Follow the procedure to serve it in person (with video Evidence, in case it is one of those stubbor tenant that wont sign and acknowlegement copy), through your Lawyer (with acknowledged copy), or through Substitution Method, (using a Court baliff where they willl paste it on his door and take pictures of the Notice with the baliff) but it is important to use the right form and follow due porcess. At the end of the six months, if the tenant does not submit you keys, you need to go back to court and get anther form TL4, a 7days Notice of intention to recover property (cumbersome, abi? You have to be steadfast and determined, to make your point). If tenant still refuses to give up possession after the form TL4 Seven days notice, the landlord may file a claim by way of summons as in Form TL6A and B for recovery of possession, against the tenant in the Magisterial District or High Court Division covering the building's loaction. The Court shall have power to make an .order for possession upon proof of any of the following grounds – (a) arrears of rent; (b) breach of any covenant or agreement; (Your particular case) (c) where the premises is required by the landlord for personal use; or Notwithstanding any agreement between the parties, the Court shall have power to make an Order for possession upon proof of any of the following grounds where- (d) the tenant or any person residing or lodging with him or being his sub-tenant constitutes by conduct, an act of intolerable nuisance or induces a breach of a tenancy agreement. I have tried to summarise for you without confusing you. I hope you have PROOF of what you allege against the Tenant? Like video recordings and pictures of any claim you are making against the tenant? Court is not word of mouth o, but incontrovertible evidence that you the accuser, has to present to prove your case. All these processes my take you another three months after the first six months notice has lapsed (hence the need to serve it six months before the expiration of the rent itself) but the court will award you any arresrs of rent the tenant is owing, at the end of the case (as long as you state it on your application, that you are also suing for any arrears that may have accrued at of the final determination of the suit. Judges nowadays dont take kindly to bad tenants who dont fulfill their obligations or want to leave in a house for free. Get details of where the tenant works alos in case his slaary has to be "liened from source", for any debt owed. BTW, l hope you have a written agreement with your tenant, which states that he cannot use the premises for any criminal activity, including soliciting for sex and drug abuse? Dont just collect agreement money without drawing up a proper agreement and ensuring it is tight and signed.. 6 Likes 1 Share |

Hell all, I want to use gravel to beautify the space in front of the house under a tree, it will also serve as car park in cases of spillover. We have used interlocked stones before but the tree root pulls out the stones and makes it uneven, so we are considering using gravel. My questions are: 1) Which type of sand should placed under to prepare the floor before filling up with gravel? 2) Which size of gravel will give best results of good looks and hold the stones in place when vehicles park and drive in/out? Feel free to add any other comments of note. Thanks |

megacontrol: You can use that size of granite that's called "rice" because of beautification purpose. You can fill to about 3"-4" of it. You can use sharp sand or depending on your area, there's a condemn sand(very free from mud and laterite) used in backfilling foundation. It's kind of black in colour but it has sharp sand qualities and properties and sets faster. Depth of filling sand is at your discretion. |

So I was minding my own business jeje browsing through instagram when I saw pictures of the paint bucket with CROWN PAINT sticker on it. The pictures are only on nairaland on my old threads as far back as 2014 before I changed it to Regal paint. I checked out the profile of the person and I discovered he lifted pictures of projects I supplied various clients too and he watermarked them. He took some other pictures probably from other sources too. The guy is good at packaging and I wish I have his skills, my pictures are looking much better on his page . He was honest enough to admit he doesn't sell paint but he could help interested people buy. I don't have problem with him using my pictures to help make a living, but using them without my consent especially for clients whose permission was sought is for nairaland only. Some people are better at packaging than the actual skill needed and this should serve as warning for those engaging services of 'professionals' to extra cautious. This platform is by far better to assess various contractors on their level of skill and professionalism from their contributions of different aspects of their trade and pretenders can easily be discerned.
