If there is an existing flat where I won't have to pay for all those agency fees and coy, cool. All I want is an en-suit room in a place like Gbagada. Of course, I don't want nosy troublesome flatmates too

It will be expensive getting a new place right now. I will suggest you put up a thread for a sublease so people with an existing flat could rent you a room or people who need to move can transfer their space to you if their rent is still active.

That is one of the problems in renting a house, when you are paying PHCN charge which is almost half of your house rent per month.
Reason I would prefer prepaid meter flat/flats.
