Cos am talking from expirence ....my friend built his house for 6 million in 2006 live inside the house for 11 years and sold the house for 27 million naira in 2018 ( he didn't renovate for 1 )..if he bought t.b over the 11 years even at 13 percent all through the tenure it will be 12m now which can only buy land in same location......for tenant am not talking of face me and face you type am talking of professional paying 700k above....i have no issues with my tenant the 2 of them 1 firs officer and other a doctor....no problem what so ever infact without them the house will be two big two boring.....

Oga Emmanuelwumi. ...sorry Sir for my clarification on secondary marker of FGN Bonds

FGN Bonds are offer at a certain percentage
If 16.39% FGN BOND is offer at 12% in secondary market
What it means is that the new buyer will pay more for buying the bond today.....like paying 3M for a bond of 2.7M.

The new buyer will enjoy the coupon payments of 16.39% until the maturity of the bond....and a repayment of the 3M if he/she holds the bond till maturity.

The new buyer may loose some money if he/she sells the bond at a higher offer price like 13% but may even gain some money if he can sell the bond at 10%.

You will only understand secondary market bond if you invest or trade it

Most FGN BONDS even is primary auction price are sold below the coupon percentages -meaning the primary buyers of the primary auction also paid more for the bond they are selling to you today,.

I hope my little explanations make sense a bit.

I think you're both saying thesame thing.
The new buyer gets coupon at 16% as you stated, but since he paid a higher than par price, the yield to him is only 12% as Part Emma stated.

However if he invests 3m today, he won't be getting up to 3m on maturity as you stated.

Using Katamo's calculated price of 1073.

3m invested will get the new buyer just about 2795 units. And since each unit has a face value of 1000, he'll be getting just about 2.8m on maturity.

Now it may seem like a loss, but it isn't. That's because the term to maturity was factored into the purchase price to arrive at the estimated yield.

Now with 2795 units and a yearly coupon of about N163 per unit, his yearly interest earnings come to about 455k, and on a principal of 3m, the yield should have been stated as 15.18%. But it's only quoted as 12% because of the capital shortfall that'll happen at maturity.

Calculations on bonds purchases can be funny. So like Katamo stated, what you need to know in comparing a bond instrument with other investment vehicles is the Yield.

I will advise you spread the money between bonds, Treasury Bills, money market funds and Eurobond.
We are not sure of the future of the Naira in 2 years time.

If you are like me I will also consider investing in stocks like Nestle, Dangote cement, Zenith and GTB.

N1 million invested in GTB in 2001 is now worth over N40 million, the dividend received in 2018 is over 3 times the amount invested.

Bro,do you have idea about First Bank?? Got me some N66,000 worth of shares as far back as 2007. Dont know how much they're worth today. Never really bothered to know cause I feel it won't worth much today

In situations like this, everyone will claim to be experts. I will not forget the number of people who claim that Soludo's consolidation of the bank base in 2003 was wrong, ill timed and counter productive, but now with the benefit of hindsight, it was perhaps one of the best banking decisions ever made. Many of those who condemned it then come with very sound logic. Although I believe that CBN should be held by trained Economist but calling for rubbishing the works of Emefiele may be out of place.
Everyone seems to forget that a lot of these strong changes started happening when PMB set up the Economic advisory team consisting of Rewane, Soludo and many others, they may well be the hand of Esau in this case.

Moody, IMF, Worldbank and the rest of them don't have the best interest of Africans at heart. Lets be very careful on how we digest news from these agents of doom about our economy. They want us to play by the rules while western countries are breaking every rule in the book for their own advantages. They want us to adjust our economy or do things in a way that will put them in advantage and have economic supremacy over us. Moody, IMF and other international financial organizations were mainly set up to regulate and control the economy of the developing countries. Our financial and economic experts and CBN are not foolish, they know what they are doing. China became a greater nation by ignoring all these useless policies and ratings from western financial organizations like IMF or Moody. Just imagine how doomed China would had been if China had followed all the policies these western organizations wanted them to follow. Lets unite and build a better and prosperous Nigeria. Treasury bills might be low for now or things might look difficult at the moment, but we will definitely overcome all our challenges and rise again.

Investment is a way of life not a destination. For every meaniful investment there is always an objective to achieve by it. Whatever you are conformable with and it meets your objective with the inherent risk you go for it. Investment in most cases is perennial crop (useful economic trees) not cereals.. Tbills rates are down is an economic reality of our nation and subsequent polices of our policy makes. Let's thread carefully. Investment is not gambling with money but rather it means taking calculated risk. God will help us.

Hahahaha Zimbabwe, Venezuela na wetin be the difference? Tbills is directly proportional to the guarantor's credibility ( I.e the Country ) and not just percentile/returns na cheesy
