Well it cost average of 500k for a decent ventilated room. Cost of feeding monthly is 90k transport 40k monthly and insult and intimidation from already made guys plenty of tears and agony

Abuja is not a home for beginners

nyanya is a poor man's area brother. And u said u don't want that. If u need average then u should live in a house of 500k to 600k for 1 bedroom, 300 to 350k for self contained otherwise what you will get for 120 to 150k sefcon u no go like invite friends come there.

in maitama or gwarimpa axis, self contain is from 500k to 600k, 1 bedroom is from 1.5mil to 3m per year, in mpape, self contain is around 200k-300k and 1 bedroom is from 450k to 600k, in kubwa self contain is from 200-300k while 1bedroom ranges from 350- 500k, but in nyanya axis, you can get self contain for 150k - 200k and 1 bedroom from 200-300k

You are welcome .You can start small and manage till you move to the next place.
I move in here 4 years ago and I never found it easy but I am getting settled and living better. If you are progressive, Abuja is okay for me.
We have areas for everyone is Abuja, Getto of the getto even .
But Lugbe is good.

It mostly depends on the location but since you said you are not looking for something too expensive, I can recommend Lugbe, Kubwa and Yanya. Just budget around 150k-200k for a very comfortable place. I mean with water, fence for additional security. But have it in mind that Kubwa maybe be higher than that.
Transport should be like 500-700 daily.

Abuja is for those cimimals, most especially the government sector and a few shrewd business men. let me give you an example, if on average you spend around 50~60k monynly, in Abuja you go spend like 100k. That's aside house rent and bills too.


To be honest it's a beautiful state, BUT TO ME, ANYTHING THAT MAKES LIKE HOLES ON MY ACCOUNT ain't worth it, even a woman.

Ordinary small piece of chicken and rice 1.5k, ordinary pure water of #5 naira na #20 in Abuja. in short, people are just scamming each other to see who get money pass.

The Landlord's are the biggest scammers, small self contain with room and parlour, they will start calling 1 mil. Thieves

You can opt for an average accommodation from any of Nyanya, Old karu, Jikwoyi etc. You can get selcon of about 100-150k, one bedroom flat of 200-250k, cost of living is affordable. Transportation to town would cost you 800-1000 minimum depending on you destination but you won't enjoy going to work from that axis cos of the morning and evening kugbo traffic. You can also check Galadima, Apo, Mpape, Kubwa, Area1. There are affordable houses there too with easy access to town

Kubwa is okay.U can see a self contain of 300-350 around arab road environs or less depending wat u what. And food stuffs kinda cheap buh u av to have a very very good income unless no one will tell u before u go back to where u coming from

In abuja you are either very wealthy or you are wretched. There is no middle ground. You will find out that even the people who claim to be doing fairly well are actually wretched and are just putting up appearances. If your salary is not up to 1m a month you can't live comfortably there. The prepare yourself. No friend in abuja. Even your relatives dont know you. The only time people will say hi to you is only when they think they can get something from you.
