For me apart from the hedging I did in $ and inputs much earlier in the year , I did a lot of plays in the stock market when it crashed March ending , just existed over the last 2 weeks with 35 to 55 % gain , beaten devaluation with those funds also ,also doing some plays in commercial properties . Wont indicate amounts involved in my plays , realized not many people can handle figures here . it’s not compulsory we all partake in economic downturn, recession or devaluation With proper planning . We learn everyday

Ok for $300k bought at N360/$ and selling now at N460/$ , you are up by N30 million gained from depeciation so i think it's a right hedging.
But then is it wise to sell now to make up for the current devalued Naira investment.

I realised investing in Nigeria is biting hard to a lot of investors so i decided I will publish a book Nov 23rd that teaches how to invest in a declining economy. It is an essential read and covers liquid investments.

I was speaking with someone who told me how a new tenant packed into their building and now owing rent.

Before them the tenant came in a borrowed car and a very nice Kaftan, to depict a well to do status. the agent fell for the gimmicks and thought this tenant doesn't look like one who will owe.

After 1yr of an exhausted rent, it's been gba gbos with the landlord as he has been owing rent for almost a year.

so you cannot know oh...It's just try your luck

from my small experience, the best tenants are those in the corporate world.
They seem to have a sense of general cleanliness, they don't have unnecessary quarrel over stupid things like where to spread clothes.
they co-operate better to acheive a common goal like repair pumping machine.

Those who are into business are kinda razz and feel anything goes. No shades to the business people but this has been my observation as well

The thing is if I came here to warn those ‘abroad people’ about how devaluation can chop all their gains, they would have called me a negative person. How unsophisticated investor can dey abroad and be actively looking at Naija securities as real investment dey trip me.

One mistake many of them make is to even add the gains wey dem make for Naija as part of their investment. The gains made in the past 4 or 5 years wey Tbills were paying so much should actually be deducted from your losses. If you invested N10m in Tbills since 2015 and gained N7m during the high interest period, you are lying to yourself when you convert N17m to USD today to calculate your losses. If you had converted that 10m in 2015 to USD and invested in US Tbills, you would have made nothing close to half of that N7m you made in Naija.

Tbills made sense for the Nigerian investor at that time and it’s unfortunate that even corporates and financial institutions saw the opportunity and flooded the market to pour sand sand for our garri but wetin man go do na. Na to manage the small returns now and hope for a better tomorrow. Or just decide to throw away our money in the real sector
