n3xt:better said now, its the gen will probablly burn not the pump, u mixed it up. all motors/pumps have startup surge and will draw 2x to 6x their rated power rating on startup 2ndly while it appears a smaller horsepower rated pump performs better than a bigger pump is cos of this same draw. if perhaps phcn voltage is at 160v, a 1/2hp pump will barely have any effect on the voltage on startup..perhaps it may drop to 145v for a few seconds during startup, but a bigger pump, say 2hp will drag the voltage to 120v or so, thus it would not be able to start and burn out 1 Like |

earthrealm: I’ve seen 1/3hp pump but I’ve not used it. I can’t give the specs of interdab pump without consulting the product manual supplied. |

n3xt: would be grateful if you can lay your hands on the specs and post here. i also got to know that ---- Decay is not linear, and a quality pump will give you charts showing flow for given depth/head. so even though the 1/3hp pump i mentioned has a head of 230ft and 8gpm, its likely that it may output about 3gpm if installed at say 100ft, to pump to an overhead tank 40ft above the surface EgunMogaji2: search on jiji/konga/jumia, also a renewable energy seller that advertises on this thread may have an idea cc: kiekie 1 Like |

I'm no expert but I just feel all that space for a bar isn't necessary when you can just set up a beautiful, little bar cart in a corner in your dining area (or living room) and your laundry equipment(s) can be incorporated into the kitchen cabinetry if it isn't more than 2 front loaders. FlappaNozzle:Post pictures of the wet wall Stanchion Any visible joint of fresh water pipe and waste pipe. Open up inspection chambers, septic tank and check if there's a steady flow in any of the chambers or septic tank. Size of pipes,number of bends used for reticulation will determine pressure/flow rate..unfortunately, many people don't consider this, even architects, mech.engineers don't get this right most times. Check for locked or stuck valves in the areas where there is no flow.....if valves handle is turning in any directions without stopping, it's most likely stuck in closed position. There is really not much you can do on this on your own. Get the services of a competent plumber.. Meanwhile, what happened to the plumber that did the job, he will be in the best position to make corrections, this will be hard for you but you will spend less with him than getting a new person. EgunMogaji2:If power supply will be constant I will suggest you look in the direction of having the boiler on the ground and have a pump to circulate.. Note: Hot water pipework/reticulation is different from fresh water...consider type of pipe,insulation...e.t.c 1 Like |

n3xt:This is wrong. A pump rated for 230v 50Hz will require 230v to drive the electric motor shaft. Doesn't matter if it's 0.2hp,0.5hp or 20hp Anything less will be inviting trouble. 2 Likes |

Hello people, I'm just curious ... can N38m to N40m ish deliver a top quality 5-bedroom duplex (on a 1.3m raft foundation) in today's money? If not, what will be your rough estimate? My numbers are: 4-boards Raft foundation incl oversight concrete ~ N5m From foundation to roof ~N15m (i.e. complete carcass = 5m+15m = N20m) Top level finishing ~ N15m Of course we will be making proper plans including BOQ. It's early days yet, so just trying to play with some numbers. Feel free to chime in with your thoughts, especially those currently building either as a client or contractor. Location is Lekki. (+10m) - POP 1.5m - Windows 1.5m - Plumbing (Rough-in, Fittings/Fixtures) 2m - Electricals (Wiring, Fittings/Fixtures) +1.5m - Tiling +2.5m - Doors 2m - External Works +5m (Tank Tower, Flooring, Gate, Fence Wire etc) - Cabinets/Balustrades etc 1.5m - Smarthome Techs ![]() - and a lot more! Build Route: Owner-Managed I’m currently building and all I can say is “It cost more to build today!” _______ The carcass is good at N15m if it excludes windows, subframe, mechanical works, and plastering. And we spent N36m , with fencing and other items of work , total cost amounted to N40m. So Yes 40m would erect a 5bedroom duplex For the foundation budget N5.5- 6M. 4 Likes

For those people who know so well about real estate, Someone is asking me to invest into his real estate business, and I get 30% of anything I invest every month for 6 months while my start up capital is still intact after the 6 months. For example I invest with 1M and I get 30% of 300k every month for 6 month, after the 6 months I still have my start up capital of 1M back. How possible is this place, for those into real estate considering the weather condition, pandemic and government policy. |
