The question that should come to your mind is
1. Are peoqple really buying houses?
2. Are people actually renting?
3. How long will it take to build one
4. What is the financial implications of a house.

These days we see lots of empty houses everywhere, we see lots of advert of houses for sale, 3bedroom duplex or terrace@₦40-50m, rent is ₦2.5m-3m/annum

A building cannot be completed within a month.

Sir, I think you deserve a commendation for your effort o have this matter resolved amicably.

There are three options that are likely come into play here, IMO:


1) Waybill the New One right away and then wait for the Client to send back the spoilt one at his convinience.
2) Waybill the New One and pay the Waybill cost of getting the spoilt one back
3) Agree at a resonable amount to repay the Client, for the particular item (WC) that was damaged (not the whole #65/70K involved in all transactions you had with him), based on the Open market Price of such WC.


It is not right, to as him to send the spoilt one back first, as a condition of sending a new one to him. Those two dont go together.
I suspect the Client would have bought a replacement WC by now, wont need a new one from you (surplus) and probably a financial compensation may be the best option.
Look and chose that which suits you most, and act on it.

For those people who know so well about real estate, Someone is asking me to invest into his real estate business, and I get 30% of anything I invest every month for 6 months while my start up capital is still intact after the 6 months. For example I invest with 1M and I get 30% of 300k every month for 6 month, after the 6 months I still have my start up capital of 1M back.

I know Amity estate and it is good to know that about N40m will work. Plus we def don't need a swimming pool.

However with foundation pegged at N6m, will I be correct to say the internal finishing was cut back a little to keep it below 40m?
Will you rate the finish as mid-range or top of the range? And was this done recently? Maybe before materials hit the roof.

Let me add that I admire your work.
You are one of the low-key guys here doing big things. Very underrated dude!

We built this for a client at Amity estate abijo , a 5bedroom duplex with indoor pool.
it's sitting on pile foundation 18m deep.
And we spent N36m , with fencing and other items of work , total cost amounted to
N40m.

So Yes 40m would erect a 5bedroom duplex

For the foundation budget N5.5- 6M.

This particular project was finished last year, the foundation cost around N8m.
Even last year there was also a period were prices went up too.

Carcass with pilling cost N21.5m
Finishing - 14.5m.
Fencing 2m .
Compound floor(stamped concrete and filling)2m

-mid range finishing.

IF you are already going for central water heater, why not consider going for solar water heater, to save electricity.
comes with 200/300and 500liter tank capacity, and you are sure of hot water for 3days of poor weather/rainfall
no gas powered water heaters in naija

Exactly what most don't know ! Central Solar water heaters are very efficient if well installed . I enjoy solarized hot water on daily basis ! Mine is non-pressurized since it was included in the inception of building schematics .. Cheer's

so even though the 1/3hp pump i mentioned has a head of 230ft and 8gpm, its likely that it may output about 3gpm if installed at say 100ft, to pump to an overhead tank 40ft above the surface

Brief Comparative analysis!

Need to to install a 7.5KvA / 48V Inverter with 16 Solar panels of 300 Watts.

B/w these 2 Batteries, which would you settle for and get more efficiency and value for money?

7.5Kw / 48V Felicity Lithium Ion battery
Or
8 pieces of 220Ah / 12V Tubular Batteries?


Key point:

Perspective of monetary value et durability, it's Lithium Ion ...

Considering Back up time
8 units of tubular : 220 AH /12V

8 × 12 × 220 AH = 21,120 Watts
(Recommended Depth of Discharge for Tubular is 50 % -70 %) , therefore 10,560 Watts - 14850 watts per Cycle

On the other hand Lithium Ion batteries have a DOD of 90 %

on a felicity lithium you can hopefully Discharge 6,750 Watts Per Cycle

Overall Life Cycles of both batteries
( 1,200 Life Cycles at 60 % DOD) for tubular battery
( 3,000 life Cycles at 90 % DOD) for Felicity Lithium

For tubular .. Recommended discharge would be at 12,690 watts per Cycle for 1200 life cycles (Excluding it's routine/periodic maintenance cost)

For Durability go for Lithium Ion but you might likely have a reduction in Back up time.. It's okay, If budget isn't a major issue or better still, Stack two units of the Felicity Lithium ion battery.

What education do you need sir as a Nigerian living in Nigeria? Even those abroad won't put their money on such venture. You better use your money for better thing. Go to Iseyin or Abeokuta and buy land for farming and start farming.
