For those people who know so well about real estate, Someone is asking me to invest into his real estate business, and I get 30% of anything I invest every month for 6 months while my start up capital is still intact after the 6 months. For example I invest with 1M and I get 30% of 300k every month for 6 month, after the 6 months I still have my start up capital of 1M back.

Hello All, please I need your advise and counsel on the plumbing work below. The plumber advised we connect the water pipe through the parapet because of better water pressure and because the Stanchion would be placed very close to the building, hence the pipe connecting the water tank to the first floor won’t be noticeable. While the water supplying the first floor passes through the parapet, the one for the ground flow will be connected to the building underground. Please I need your advise if this is ok or otherwise. After the piling and ground slab, instead of setting blocks, they did columns and beams, decked, moved to the upper floor, no setting of blocks, just columns and beams, now about to roof.

Is this really okay?

1. Make the 3rd bedroom cross vent by putting a window opened to the kitchen balcony
2. The visitor toilet door, why not positioned the door inside.
3. Tell your architect to work on the lobby/passage, its too long, it will make you have a darkness in the daytime within the building.

My opinion.

Perfectly OK, provided an engineer is involved. Its just a skeletal construction, column and beam are the ones bearing 90% of the load.

I experienced another way of scaming two days ago! , I got a call from an unknown man through , we agreed on price and he ask me to bring the materials to one address around ikorodu igbogbo area. To cut the long story short, I delivered the materials, and he ask for my acct number and the app displayed my name and I saw "successful", I have to leave since he is acting like a pastor and it raining heavily that day(he even used bible as his dp). Till now I didn't see any alert from him an his contact has been off since mknday .

You know where you delivered the product, you have proof of delivery, you have proof that he sent an "Audio Money" to your Account.
With all the above, you can make a report at the nearest Police Station and insitutte a case of Financial fraud.
Just try and locate the man himself first, get a Picture of him, using subtle tactics.

If you dont get action from the local Police Stattion, head to SFU Ikoyi or the nearest EFCC Office and make a complaint.
But if you think it is not worth the trouble and your time, then like you said, it is "gone just like that".

No need for door going from dining.

Consider small non openable window to bring in light from staircase into dining.

I’ll switch front door and entry door positions.

Yes, it’s okay if that’s what the structural engineer designed.

This is how I’ll be doing my upcoming duplex. One of the top flights guys like Aventures, Abdulwastecx to come in and do the foundation, pillars, elevated decks. Then my local Baba Lati and me can set the blocks.

Me, I’ll not trust my slabs to be held up by regular off the shelf local blocks.

It’s my thinking, not compulsory.

Send txt message notifying him that you haven’t received the fund.
Also confirm from your bank that the transaction wasn’t successful. I noticed recently that some transactions do get reversed. So anything is possible.

As someone who has interacted (w/out doing biz) with him in the past on some potential supplies, I have to say I am not surprised at the vendor's display of unprofessionalism on this matter. I observed this first hand and that's the exact reason why i didn't make the buying decision with him.
For someone that's non-resident, I am sure you must have observed these red flags at some point during your extensive engagements offline.

This platform is a leveler and covers a lot of things that only becomes obvious when this don't go as planned. At the end of the day, this man has showed himself to not be different from your regular naija street trader that never like to do returns.

I deliberately avoided contributing to this initially cos i didn't want to create a bias and also to allow him remedy the situation, but reading the exchanges

I bought from someone else online and probably paid a little more but got super quality service.
The interesting thing is that the delivery van driver was also one crass dude that almost ruined somebody else's biz but the vendor took took charge of the situation.

Sometimes we also need to take responsibility in our vendor selection process. There's often a trade-off, make sure you know what it is.

I’ll move the VT into the hallway for privacy.

I feel the real estate allocated to the balcony is a bit much. Once the VT has been moved then you can create a protected sideways entry with a small arrival alcove. I hate opening doors directly into living room.
