Why do you believe government is involved? Do you have any proof for this?

Government silence is enough proof sr. Cement and the likes are amongst national natural resources which is known to be a blessing from God to the citizens. Why has government chose to neglect their role in controlling commodity price of such goods while they aware of resultant of hick in petrol price on good and services. Why has government chose to allow cement producers to sell out larger part of their products? What hasn't government talk or set up committee to look into the reason for this crazy increment?

Imagine you’re a builder/engineer receiving fund from a client in diaspora and all these happened, what will you do?
Some of these things are what contractors/engineers experience on projects.

It's amazing how quickly things can change and affect planning.

Last 2019, when I thought things were going to remain unchanged, I was Globetrotting.

Started from Journey in September from Dubai, landed in Sydney (Australia) before resting in Auckland (New Zealand)

See me sitting comfortably in the biggest commercial Airplane in the world, Airbus A380 and getting served a great meal by Emirates Airline. (Ticket cost alone was ₦1.6m)

By December, it was another adventure from Istanbul to Paris to Brussels enjoying my Christmas at the popular Eiffel Tower and Notre-Dame de Paris.

Dollar was ₦360
Euro was ₦398
Pounds was ₦450

Those in the Diaspora too can see and feel what's happening across the globe and can't blame contractors, especially regarding price control

I don't know about others but those togolese people sabi waste cement eh. They can mix two bags thirty minutes to their closing time and pour it all into available holes in the building. Aside that issue, the quality of their job is out of this world. They will plaster walls until they achieve same level across board

If an estate company is telling you that excision is in process, please ask for the file number, with the file number, you can find out in alausa if indeed the excision is in process and you can also find out if the excision will be granted. it is an advice
Excision in process is their selling point, to get you hooked. Many of those in process could be 10 years on more guys shine your eyes. I personally have one of those in process case for 8 years now we get stuck waiting for publication never happened till date, imagine getting that far in the process.

Inform the client the changes in the market and advice him to check or investigate your statements/claim independently, it's not the builders fault price hike or inflation took place.
When my engineer tried to advice me to stock for my work @ ₦3000 per bag, I played deaf.....I later bought for ₦4100, am I going to blame him? NO!

I am so worn out from my property search.

Been to Ibeju twice in 2 weeks, the journey is a killer.

So far from the mainland but the atmosphere is very different from the typical Lagos.

Seen some lands I would have loved to key into (within estates from known names) but the ones I can afford are within Excision in process, meaning I can't start building when I buy.
Most are within 1.7m to 2.8m total package (600sqm) but I am more interested in the lower prices.

They are few minutes after Free zone. Those before freezone or at the other end of Eleko starts from 3.m to 6.4m (with Gazette upward) and aren't really dry lands (some are though but expensive)

I am so tired

I don't want to use the fund I can get 2 to 3 plots with on one plot.

I am afraid if I don't buy this year, prices of things may likely increase next year.

Make una advice me.

I understand how you feel, but at some point you will have to make a choice. You need to have at the back of your mind that with a limited budget, you might have to settle for a less than perfect location. Know this, and your decision making process becomes easier.

We started out few months ago to buy a plot in a decent serviced estate where we could buy, build and move-in in the next one year. We soon found out that those Estates were way above our budget. We tried to raise more funds, but the properties were not waiting for us. They either get sold-out faster than we could raise the money or the developers increased the price. We did also find Estates that fell within our budget, but they sure won't be habitable in the next one year, even five years. They were mostly purchased by land bankers whose intention is to hold for as long as they can.

Haven't realized our budget can't get us that perfect location and the money is fast losing it's purchasing power due to inflation, we immediately put our desire for a perfect serviced estate aside and focused on what we can get with our budget before it loses value any further. Green Leaf / Valley View Estate at ikorodu and an offer we got at Oribanwa Phase 2 stood out. We settled for Oribanwa Phase 2 for couple of reasons:

Firstly, about 80% of the road that leads to land from lekki-epe expressway has been interlocked.

Secondly, the type of houses already built and springing up (single dwelling duplexes and bungalows) in the neighbourhood indicates the type of people who own, intend to live or own houses in the community would most likely be open up to community development through cooperation.

Thirdly, there is enough development for me to live in the area in it's present form. So we assumed it would have developed even further by this time next year when we hope to have finished building.

Finally, according to our findings from different sources living in the area, the neighbourhood is relatively secured. Like a wise elder (EgunMogaji2) said in one of this posts, the idea is to encourage them to try somewhere else. That will be our game plan in defending our castle and I hope twinskenny will have a solution that can help further this plan. Will also actively participate in community security efforts.

I also enquired from different sources what it's like during rainy seasons or when it pours heavily. Was made to understand there is nothing really to worry about aside the remaining part of the road which is yet to be interlocked. Hopefully, the rest of the road will be interlocked before we move in, alternatively, a SUV will suffice.

In conclusion, we couldn't get that perfect Estate we set out to get, but with time, we will make what we got Perfect. I hope this helps you in your decision making process. Good Luck!

When we say middle men are the cause of price hike, we are right.

Bought cables today from Lagos Island and after agreeing on price, transfer was done. As my staff was about packing up, the guy said it's no longer the price and decided to add ₦3000 extra on the price of 16mm cables.

I became upset and immediately asked for refund.


Bought cables worth ₦1,100,000 from the guy and he thought I was desperate, then opted to cheat.

Everything is not just about the government, but greed of some of our fellow Nigerians.

That is bad business sense. Once you pay for something, money changed hands and good are delivered, it becomes your goods, you ate at liberty to sell it back, to the original seller.

There use to be someone here that used to sell Cables, on this thread.
I bought Cables of almost #3M from him a few years back and l still have a few bundles that were left over, in my Attic right now, to be used on another project.
The Cables were original, direct from factory.
Even his other items like DB's, Wall Plates, Sockets, etc are still serving and intact till this moment.
A little pricey but you are sure of what you are buying and he does not do all these nonsense + Cheating
If you can find him, it will be worth your while.

I know someone here who has been living inside his house (a massive mansion) for over 5 years that ran into issues with government over this excision is in process palava. The building has been demolished.

Lagos is a shine your eyes state.

Please what is the labour charge i should be getting from a plumber for the following tasks:

1. Fix all plumbing fittings, closet, taps, heaters etc within the house
2. Lay and connect all water and waste pipes within the compound, and leading them to the soak away
3. Connecting the elevated water tank supply to the building.

The building is a miniaturised 4-bed duplex and the plumber is charging 110k.

Secondly, is it advisable to fix electrical fittings before painting?

Someone should please help me with this

Omo still a tall order oh meanwhile the soakaway building quotes scares me. It's just like l want to do foundation. Very costly also the wiring finish l have to just reduce alot of things like wall brack and some sockets.
We r so extravagant in this world imagine you have pop spot light, rope light wall bracket habah!

Please l need more ideals to manage this area in terms of cost so as to deliver this project

One Septic tank and one Soakaway pit shoud be okay for the 5bedroom flat

Dimension should be around 3mL X 2.1mW X 2.1mD.

There is a standard calculations for this though.

The soakaway pit can be 1.8m X 1.8m X 1.8m.

Note All your waste water can channel to soakaway pixt.

Talk to Biodigester guys. It’s a cheaper alternative to the traditional septic tank system.

Electrical Fittings
Do away with wall brackets and do spotlights instead. You’d save on wiring and electrical fittings.
Use wall sconce (wall lights) in important areas and not bedrooms.

Do 2 nos of single sockets instead of double sockets in bedrooms and buy 3 way switched socket adapters as needed in each room.

Hey! You don't need to be a professional to apply common sense to issues, even in an organised situation/environment there are slight percentage of chances things could go wrong too.... Builders/engineers are client of the market and whatever goes on is beyond their control. Both belongs to the same victims boat.
