Runda is not expensive. My friend upper hill for example - land alone is 5M-10m dollars. That is just empty piece of land.
Runda is not the creme dela creme. Runda is new coffee estate turned residence.
Muthaiga is old -creme de la creme - part of Karen - Lavington - etc.

The best of best part in Accra cannot compete with a tiny section in westlands, I gave some of those hobbits a clear picture of how their minnow village looks like.

For instance, this tiny section in westlands gives out a large pic of the entire overhyped Accra CBD... Looks tiny but more developed than Accra village, unfortunately, without this place in Accra then Accra is nothing but a qualified village intergrated with slums.

Ghana has about 7-8M household. Only 3-4M are metered or customers of your discos. That basically mean your policy think tanks are smoking whatever you're also smoking.

These things are easy - your population divided by household size - give your total houses or homes - and each ideally should have a meter - connected to the grid. That is universal access.

Obviously there are countries that uses all sort of methodology to define access. India for example - anybody 500m from electric grid has access. Maybe Ghana is using such dodgy methodology.

For you to hit 85% universal access - nearly every hut or slum or cave in Ghana - including deep rural - should be connected to the grid.

And of course it isn't. By the time you're hitting 95% (universal access) it would be nearly impossible to find anybody without any grid.

Ghana has 30 million population and an average household size of 5.1
Do the math and see if you wont get 5.8 MILLION households?

Ghana metered customers is 4.1MILLION.
Take 4.1 million out of 5.8 million and you will have 1.7 million, Thats the total housing deficit of Ghana.



Like everyone here knows, your maths is poor.

Ghana currently has 95% of all it communities connected to the national grid.


Kenya needs to run to be able to catch up.
The average Ghanaian consumes almost 4 times more KWH of electricity than a kenyan grin grin grin grin

Nairobi Posh (not be confuse with Ghana's dusty porch) are old colonial estates - these ones you cannot afford unless you're a ghanian international footballer playing for Chelsea - the only people with good houses in Accra.

Spring Valley - is one such estate. Note - it's not like west africa - where one footballer has good house amidst poverty - in kenya - strict zones - nearly every house in area X - is similar to the next - in many things except personal taste - the price range is near the same.

Nairobi Muthaiga - unless you're Ghanian footballer - you cannot afford here. Muthaiga like most expensive areas of Nairobi - is a very old estate for the very best old money. The rundas and etc - are new money - new buildings. Those are affordable.

We don't have housing shortage. Find me something that say I went house hunting in Nairobi and didn't find a house or was told to pay six month rent or 2yrs.
What we have is housing deficit - informal houses - starting with slums and some cheap apartment of eastlands - that need to be MODERNIZE.

We DO NOT have NIgeria and Ghana kind of wierd stories - where you are even forced to build the house for the landlord and stay in it.

Find youtube video - any apartment in kenya - has probably TO LET sign. You can never take more than a day house hunting in Nairobi. All you do is spend time choosing the house you want...there are so many- of any type.

Eastland for example host 2M people in small area. The trick is to build high rises apartments.

But look at Accra and Nigeria - urban sprawl of iron roof rusted - very stupid way to use land.

In Nairobi - when you graduate from slums (slums occupy very tiny space of Nairobi - illegally built in river valleys, forest reserve and such land- that is why you cannot see them in aerial pics) - you go to Eastland - Pipeline, eastleigh, Kayole, Lucky summer,zimmerman, name them...these are huge 10 floor houses with single and self contain houses...mostly single rooms. These are officially SLUMSCRAPPERS of Nairobi. In Ghana - it would pass for their absent CBD grin grin grin

Rent here is 30 -50 dollars - one month deposit - so with about 60 dollars - you have house - self-contained with electricity and all that - this where kids in college and those hustling start life.
Like in any housing category in Nairobi - there is a plenty of houses for any income - too many.

Nairobi slumscrappers - taller than anything in dwarf country of Ghana. Nairobi is the global HQ of Un Habitat - UN housing agency - and therefore the definition of slum include for example the entire KANO city smiley and definitely most of Ghana cities

Here is slum scrappers of Nairobi - better than slumpolis of west africa - at least they have electricity, water, paved roads, everything except some trees and fresh air.
