I will still suggest the store is on the ground floor. Carrying things upstairs to store and bringing it down the stairs when you needed it is a punishment that can be avoided if the store is on the ground floor

I am not an architect but let me make my little observation.

The BQ
If the rooms of the BQ are to be renter to 2 different persons, then there is no need for one living room and one kitchen. Let the two rooms have separate kitchens and just make their bedrooms a little larger.

The House.

Like someone pointed out the air and light flow seems poor especially at the lounge and dinning. Just picture all the doors closed. It will be dark and stuffy.
There are also too many doors and walls.
Left to me the architect has to redraw the entire drawing to allow for these flow.
Also all those tiny bathrooms can be expanded at the expense of the rooms. They are very important especially that of the Master and room close to kitchen.

I am not an architect.

I like the drawing and its efficient use of space both at ground floor and upper floor.

If I might ask? Why do you have that middle staircase? Won't that side staircase be sufficient? Or is it for emergency?

Also, try to increase light flow at the passage by introducing upper internal windows in the study and rooms upstairs. Ignore this if the dinning area will not be closed with doors.

It’s been a while I do stuffs like this.

Few weeks ago, I got commissioned to design a contemporary living for a young family. The client who wanted something calming, clutter-free and simple asked us to design a house that tick all the boxes without breaking the bank.
Below is what we came up with.

This project is a textbook case of how to build economically.

Would you say Yes or No to the facade? And why?

This is a very good plan, something one might even be tempted to buy from you or your Architect at some point. It is a very functional outbuilding to add to a family compound and I like that it is not necessarily traditional like the 'boys-quarters' attached to old colonial houses.

I like the modest footprint and I then apreciate the larger floor space created for the first floor with subtle overhangs. I don't mind looking over into the next compound, you wil always have this with a building close to the perimeter fence.

What I would change for the ground floor store is to do away with the windows (maybe just air bricks) and that side entrance door. You need spacious access to a store so the entire store frontage can be occupied by a wide garage type swing door or rollers, for added functionality.

Edit: I would swap the positions of the kitchen and toilet/bathroom in the ground floor self-contained apartment if possible, for plumbing efficiency, since it would be in the same area as the upper floor's.

Am afraid this thread is going down, and it's notoriety for infiltrations by nairaland vagabonds increasing tremendously. Noteworthy too, is that those with the real deals and honesty are staying away from the forum while others spend hours daily on this thread doing only what God knows! Baseless accusations are now countered with baseless explanations and everything seems ok.
Skimanski's issue has been swept under the carpet and is business as usual. A lawyer resurfaces years later, to issue a 24 hour deadline last week and now seem off radar and everything is fine. Mr Z gets his house successfully built by Engr. A and recommends him while vouching for his trust. But Mr B is screwed by same Engr A weeks later on, or vice-versa. Soon touts and scammers would storm here in disguise and there's nothing anyone can do about it. My advice is rather than go through every lies here from house owners, builders, contractors etc, build a personal relationship with anyone of your choice, I bet the rest will be history. I beg i have elephantiasis of the balls!!

I count myself lucky that I was on the ground floor of this thread so I know all the players.

something is happening on this thread that if care is not taken, will lead to something nasty later in future. This same thing happened on the agric thread sometime ago, the guys name was emmachile. Emmachile was like the most resourceful person on the whole agric section, he mentored and helped a whole lots of agric enthusiasts on that section, one day someone came up with a fraud claim, and emmachile was tagged to be a scammer. His named was soiled and man deleted his username and left nairaland. Thousands of pages of information on poultry farming was immediately deleted. After everything, emmachile was vindicated,he was not a scammer and it was just a stupid mistake from the accuser. But all those pages were gone. I have searched and search on his organic poultry with no success.
Same thing is happening to nxt and some other guys here. If someone scammed you, bring proofs and and give detailed explanation on how it happened here for everybody to see and judge, don't just be behind your phone and be labeling people both directly and indirectly as scammers. These might just be minor misunderstanding that can be corrected. no one on here will deny the fact that next had hhelped answered loads of questions on this thread. If you are cheated bring proofs. Spoiling peoples business is not it.
Some people are even claiming he has two or 3 monikers. Funny thing is that he has never denied owing all monikers.

However, that No.3 may likely block direct natural light from passing into the ground floor, which I presume to be the living room. After the entrance door, the owner should make the whole front of the down stairs glass. The glass wall should start from where the door stops.

I understand only the 3d (pictures) but not the technical drawing.

My client is right here reading everything (the good and the bad)

No. 3 is just an accent wall. We proposed to use burnt bricks there which is the signature of the estate where the proposed design will be built.

The design is mix of elements. The client is wanted us to create something that won’t make his built too distant from the estate’s prototype designs.

So on the ground floor, we have gray concrete wall, slat door, burnt brick accent wall, glass (about 5m x 2.2m) and fin (concrete wall screen) - a modern replacement for the traditional pillars.

On the flip side, the house has an atrium which allows natural lighting inside the building even when all windows (dining, main lounge, kitchen, family lounge, ante room, stairwell) are closed and blinds shut.
This reduces the need for excess superficial illumination.
