I see the beginning of the end of LG phase 2. Whoever came up with the idea to disconnecting LG power made a great mistake. I can't begin to imagine what the estate will look like when everyone eventually have generators. Such a ridiculous idea! Sale/rent price will never appreciate, security will be down to zero. Just a waste of time and money. I'm putting my house on sale. The earlier the better. If this continues, in few years no one would want to live there. I hope phase III residents wouldn't come up with such a senseless idea.

Thank you. Tbh, whichever come first. Either viva voce or agency. I just want to get them occupied asap. However, I haven't found a reputable agency yet.

Hi Belmouth

Was asked to pay service charge(or at least commit to it) which I declined until I’m (or tenants) ready to move in. There were a few hiccups with the facility Team when I started finishing cos I’ve not committed to paying service charge. A posted dated cheque would.

C of O/Deed of Assignment topic came up but I brushed that aside as I don’t have about 550K or so for that now.

In summary, I didn’t pay anything but if they disturb my workers I may give them a post-dated cheque for the service charge.

I’m not encouraging you to not pay what’s due smiley . I’m just being honest about my situation.

@ Yates and Pecos. Where ever you live in the world , Do you pay service charge up front?
Yes. I do. Service charge upfront, mortgage repayment upfront, council tax upfront. In fact you work upfront before you get paid. That’s how it works.

@ Yates. Which generator is being used in Phase 1 AND 2? So you believe Richard is running generator from his pocket.
I didn’t mention Phase 1. There are few people already leaving in phase 2, and generator is running 6pm-6am. What Richard is doing can be compare to using 45Kva generator to run 6 bed house where only one bedroom is currently occupied. Just to encourage current resident.

Most (if not all) of the estates you mentioned are full-blown estates hence lower KWH rates. To quote your statement “the larger estates have lesser electricity charge” I believe LGE will get there.

Please note, have never met Richard, not related (though he called me a few time when I had a complain). I just feel he means well unlike some many other developers who never delivered.

I can’t help you in this area. My cousin is looking after interior finishes for me as if it was his own house. It’s not rocket science, if you are on ground why not do it yourself (as in supervise and buy your materials). Haven’t had good experience with contractors/interior decors. I got a quote of N368,000 from one them couple of weeks ago to do screeding for a 4 bed house in Phase 2 which I eventually got done for N166,000. Another contractor quote N7.3M to finish the whole interior (Excluding furniture, items like sofas, beds & Mattresses) and most items he’s going to use will potentially be Chinese products. You have to shine your eyes and shop around. If you leave abroad my advice would be to buy everything you need, put them in a truck and ship. That’s what I am doing now. That way, you buy quality items and save a lot of money. Shipping stuff is a lot easier now than it used to be.

To contractors in the house – I’m not criticising you. I’m just sharing my experience. wink

I believe electricity distribution would be extended as more subscribers take ownership of their houses.

It was previously 35KWH then to 55KWH. But it all changed when Richard was actually paying from his pocket to run generators as there aren’t enough occupants yet, plus some of the few occupants are actually buying as low as N2000 token per month which aren’t enough to run 6pm – 6am electricity let alone 24/7. That’s where 15K based charge was introduced. With this introduction 6pm-6am electricity can continue regardless of how much token you buy per month.

By the time the estate is fully occupied I believe 15K based charge would be scrapped and possibly revert to 35KWH. But please don’t quote me, only in Nigeria “what goes up never come down” actually, I may be wrong – I heard Dangote has now reduced price of cement from N1700 to N1000.

Not sure where @Princeatom got his info from but I just got back from Lagos to pick up my Keys.

No separate water charge at all (at least in Phase 2 & 3 where I have properties). Water treatment and connection are included in service charge which in my case its 215K annually
Service charge includes:

1.Security
2.Water treatment
3.Waste management
4.Road maintainance
5.Green Area
6.House Repaint every 2/3yrs
7.Fumigation
Once service charge is paid water and electricity will be connected.
N15,000 base monthly charge for electricity (which I kind off questioned but detailed reasonable explanation was provided). Then 55kwp.

Water meters are being installed so that it could be disconnected when you do not pay service charge, and illegal reconnection will attract 400K charge. I guess this is where @Princeatom misunderstood it. There’s a booklet which states all rules and regulations.

Businesslife, firstly I must say congratulations to you.I was informed that those who bought outright last year are being contacted for allocation. The March news letter revealed that they had an issue which pushed allocations 6 weeks forward.
As I mentioned, I didn't buy outright I'm on 12 months payment plan. So our stories may be slightly different. Good luck with the rest of the journey.

This is why I don't comment on forum like this. Why would ‘businesslife’ think am lying. Why would you think am an Agent? Why do people have stinky attitude and behave irresponsibly? Anyway, i'm not an agent. I have a responsible well paid job here, that's why I can afford to buy a 3 bedroom (corner piece)duplex in Lekki Gardens PhaseII. If you are after people to dupe - am not stopping you. I only passed on my sincere and honest information to interested people following this thread.

For your information, I didn’t buy my house through any agent, I walked in to their office and made all necessary transactions myself. I'm not interested and wouldn't have bought in PhaseI as the location isn't logical to me, therefore I can't say much about it unless that I've been there.

I say again, I have received all documents due up-to date i.e contract of sale, receipts each time I make payment, account statement to show outstanding balance, news letters, email offers etc.

They made few mistakes with PhaseI, like completing all buildings before infrastructures. Now Lagos state government intervened and made it a ‘must’ to complete all PhaseII infrastructures e.g water, electricity, drainage etc before allocation. (Btw, if 'Businesslife' was that current and honest he should receive a phone call and necessary documents as regards this change. Anyway, I'm not here to stop anyone from doing their dodgy business, am just passing on information to interested people). So, with this change in view, I dont think PhaseII will be late as PhaseI.

Why would businesslife think PhaseII propoerties should have been allocated? the last time I was there (on sunday 27th Jan) they were putting up the roofs.
The rules are:
1. If you buy outright, your property will be allocated to you after 8 months. Same applies to 3 & 6 months payment plans.
2. If you are on 12 or more payment plan, your property will be allocated 5 months after your final payment.
For instance, I don’t expect my allocation until around first quarter of 2014.

businesslife, carry on with your business I'm not stopping you. I'm only a good citizen. I don’t even live in Nigeria, but I can assure you I'm far more informed that you are, because I put my eyes where my money is!

Hi ViValicious, I don’t usually put up comments/reply but as you seems so interested in Lekki Gardens I might as well pass on the little information I have.

I subscribed to 3 bed terrace duplex in PhaseII in Jan '13. I have received all the necessary documents. Work is in progress. New payment plan is out, which is now 1M more i.e 13.5M for 3 bed terrace duplex is now 14.5M and deposit now 5.8M as oppose to 4M in previous payment plan.
My sister works for a bank which had given GTRich 500M, and now packaging another 1B for them. Don’t ask me for photos as I don’t reside in Nigeria However I was there 3wks ago to see both PhaseI & II. We live 10mins away from PhaseII so my brother leisurely walk down almost every day, also the Team has been quite impressive communication wise.

I'm not asking you to subscribe but I haven’t regretted subscribing so far, especially now that the price has gone up by 1M!
