Hello Nairalander,

I Have been reading threads great Builders here since 2010. I must confess that the property section have been a blessing to me because of so many secrets about building one's house that have been revealed here severally by these various Builder.

Finally, I started building my own house and virtually all I have learnt have been helpful so far. I will be sharing with the forum members details of all that have been done from the beginning to where we are at the moment. I will also request that all the professionals here and the entire Forumites to join me in building the henceforth.

The Building is located at Kaduna.

Digging of Foundation. Please note that this is a very solid ground. The location is equally a flat ground.

Pictures below showing the filling of the blocks hole with concrete.

We also cast concrete on the foundation (mini DPC)as shown in picture 2.

All these were done to re-inforce the foundation even though this is a very solid ground.

Building in Progress. We started the fencing and have laid 6 coaches before we stopped work.

The house is a 3 bedrooms all ensuite with the master bedroom having dressing room. The Kitchen also have a store.

Total of 3,635 blocks were used from foundation to roofing level.9 inches blocks were used for the foundation and the outer walls while 6 inches only used for the inner walls.

Materials used and their cost from foundation to roofing:

1. cost of digging the foundation is N35,000.00
2. 9 inches blocks - 2,200 units @ N130: total is N286,000.00
3. 6 inches blocks - 1,435 units @ N110: total is N157,680.00
4. Cements - 132 @ N1700: total is N224,400.00
5. Sharp sand - 6 @ N15,000: total is N90,000.00
6. Gravel - 4 @N15,000: total is N60,000.00
7. Literite - 11 @ N6,500: total is N71,500.00
8. iron rods, binding wire and labour : N47,500.00
8. Woods, nails and labour : N126,600.00
9. Mason : N261,200.00
10. Site Supervisor: N42,400.00
11. Water : N14,250
12: Miscellaneous expenses: 39,000.00

Total expenses from foundation to roofing: N1,455,530.00

Expenses for casting concrete on the Kitchen roof, digging and building of Sock-away are as follows:

1. Digging: N25,000.00
2. Cement - 19 units @ N1,700 : N32,300.00
3. 9 inches blocks - 300 units @ N130 :N39,000.00
4. Stone (called kuza in local dialect) - 2 units @N9,000.00 : N18,000.00
5. Sharp sand - 1 unit @15,000.00 : N15,000.00
6. Gravel - 1 unit @ N15,000.00 : N15,000.00
7. Wood and labour : N19,000.00
8. Iron rods and labour: N38,700.00
9. Mason : N37,000.00
10 Site Supervisor: N6,000.00
11. Miscellaneous expenses: N2,200.00

Total: N247,200

2. 9 inches blocks - 400 units @ N140 : N56,000.00

4. Cements - 42 units @ 1800 : N75,600.00
5. Gravel - 1 unit @ N15,000.00 : N15,000.00
6. Sharp Sand - 2 units @ N15,000.00 : N30,000.00
7. Mason : N83,700.00
8. Site Supervisor : N19,800.00
10. Miscellaneous: N5,200.00

Total : N458,300.00.

Please note that we are yet to complete the building of the fence. Two additional coaches shall be added much later as we suspended it so as to roof the house.

And finally, we commenced the roofing work last week.

The rafta and nogging of the ceiling woods have been completed as at now. We are waiting for the Aluminium from the factory.

Wood Works-
2 x 2 - 190 qty @ N250 = N47,500.00
2 x 3 - 280 qty @ N375 = N105,000.00
2 x 4 - 180 qty @ N500 = N90,000.00
1 x 12 - 18 qty @ N1,500 = N27,000.00
Nails = N20,500.00
Treatment of woods = N13,500.00
Transportation of wood = N18,000.00

Total = N321,500.00

Labour for rafter and ceiling noggin - N100,000.00

Aluminum Work -

Total aluminum length of 321m
cost of aluminum plus accessories and transportation = N485,000.00
Installation = N35,000.00

Total = N520,000.00

Total Cost of roofing - N941,500.00
