We started in in Mid April, during lockdown and roofed early July.

All direct Labour and I got all materials myself, only paid all workers

I don't know about louvre glass making a comeback but I know some its downsides.

When the slides get loose the glass falls, may shatter, be ready to replace as many as possible.

It's difficult to clean without having fine cuts on your hands, extra care must be taken when cleaning.

When the shutter mechanism wears out, the control lever becomes stiff, it'll fail to control some slides, they become free; some slide become rigid.

Yes,because there is no specifications OK?

How it can workout:

*It must not be on a waterlogged land
*he will employ the services of an engineer for free because the money won't be enough to pay him/her. I can help him only by proxy.

1. Make a free hand simple sketch
2. It will be a straight roof no parapet
3. He will use 6" hole Block
4. Slide windows
5. Wooden doors or iron local doors
6. Local stones no chippings
7. PVC ceiling
8. non-porcelain tiles
9. Wiring will be 60% conduit.
10. WC & Painting also. But it can't include soak away/ septic tank.

If he has time and are strong to handle it on his own it can work out. Its direct Labour na.

1. Did you n consider roofing? It will take almost 850k at the cheapest with aluminium.

Don't tell me you want to use Pan (zinc) that will get rusted in few years.

2. What's your estimate for blockwork? Let's assume 2200 blocks? That is about 400,000 naira. If you set 60 blocks (max) per bag, you will need 100,000. Labour cost about 120,000.

3. Gravel isn't too cheap too. Gravel for blinding, for lintels.. Laterite too...

4. Even if there is no German floor, you will still do flooring.

4. You'll also need about 50 tons of sand to get to roof level too..

5. How much would windows be? Even sliding windows will cost about 350,000

6. Plastering cost?

7. PVC ceiling cost?

8. Tiles? Even if you use Nigerian tiles, you will spend up to 400k.

The question is.. can 3million build a 3 bedroom? Maybe.
Can it give an average 3 bedroom? I'm not sold.

It can make a come back if the mechanics can be improved but the possibility of it coming back is slim let say 40%

It is very possible, you can do it if you get a good architect

What is the advisable kingpost for a rectangular building of 24.5m length and 13.05m breath? (The specification about the kingpost in the roof plan is: 50x100 mm h/w kingpost) really don't understand the interpretation.
In my layman idea I just calculated 50x100=5000mm (5meter) kingpost. Lol

they look okayish but I am not sure if steel doors can be used as internal doors.
