Good day house.... Pls I need clarification as regards my country home.......the land is hilly and getting water is a problem. Borehole survey has been done and the result says "shallow water seen at a depth of between 180 to 220ft. The professional is trying to sell an idea of generating water, I think by expanding d radius of the bore.....The proposed cost is heavy and its a 50/50 situation from his explanation. Water is vital to life and almost un-negotiable. I need good advice. |

Dubemcapital1: Be like say I will need epp In this case, I believe size matters. My open plan NextHome office (90sqm) has used up over 1100 blocks and we aren’t even at lintel level. 30% of the project is still at plinth level, 20% at sill (window) level and we’ve used up 600 blocks. That excludes foundation. Configuration: 2 toilets 1 kitchenette Courtyard 2 large office I was forced to go and check if my supervisor has been cheating me. I’m self-supervising this though. I’m looking at additional 1000+ blocks to finish the building. 1 Share

n3xt: A court what? Someone once described a courtyard as a confusing element. That one ought to make up his mind if he wants to be inside or outside. But I digress. Again. 1 Like |

EgunMogaji2: Ok. I made up mind to achieve the following: - bring the outside in - maximise natural light - make the most of my surroundings - add some wow-factor design to my build I made my mind to achieve all these from the comfort of my couch. It’s not everyone who’s in love with a 4 wall, 2 window traditional build. 3 Likes |

Thenext: Who is requesting for tax clearance? When you pay for building plan and the property file is opened at Laspppa( which contains your screened architectural drawings, structural drawings if it has suspended floors and receipts for payments). The file is forwarded to LIRS, property tax is calculated and the file is sent back to Laspppa district office where you are processing your approval. Even if you are a salary earner who pay tax, a property tax would be calculated for you. What I am trying to say is, property tax is calculated for every one processing their approvals I know of someone who was given a property tax of 750k, for 2 units of two bedroom bungalow. You can appeal for reduction by writing letter to the Chairman LIRS, when you get to LIRS office in Alausa they will put you through. 1 Like |

Good afternoon everyone, pardon my manners I am supposed to greet before jumping on thread. I am a lady Engineer, I've learnt so many things from this thread, I've been following it for a while now. I hope to contribute in my own little way and learn more. I'd be willing to answer questions as regards building approval in Lagos too. 5 Likes |

n3xt: I have a 20’ by 50’ central courtyard in my house. It brings in light and moves a lot of air. I could entertain into all hours of the night with a feeling of still being indoors. The new build that I just started is a duplex with a massive verandah. I’m going to miss the courtyard. |

drkay: I don't why this is generating so much issue. I agreed that he may not have managed my own situation well by not carrying me along. All my windows have been delivered and installed and I am very happy with the quality of the job - infact the best I have seen. I already had windows but opened up more walls for more windows. That was why I engaged him and not the former guy that earlier did my first window. The people within my neighborhood that are still building liked the precision and cleanliness of the windows collected his number for him to deliver for them. I am not the type that will crucify him because he delayed on the delivery time. Whatever may have happened between me and him, the fact that he delivered my work far beyond my expectation in terms of quality and detailing made me to forget about the anger I had before. As I said, I am not holding brief for him but I am talking from my own angle. If you feel you have issue with him, engage him to get it resolved. I don't know his transaction with the guy that sent him 3M and under what terms and conditions. Please I am always open- minded and I always exercise utmost caution when it comes to accusing someone of something. The good thing is that I have my windows already installed and I didn't stop others within my area from engaging him. As Hajji always say, do your due diligence. |
