emordiuche: My kind of design. Simplicity at its peak. I hate it when people do all these over designs on POP with all these useless rainbow colours. These seems common in Nigeria builds. What you have there is what they call contemporary minimalist POP design. The exact flat shape and edge gaps design I like. People use over design to kill their POP making them to loose aesthetics appeal. The simpler and straighter a POP design is, the better. But what you have their looks more like fibre board ceiling than POP. Thumbs up to the Architects. Very modern but that kind of house will require constant AC. beebah247: Officially Architectural drawing indicating the new modifications that you want to do, I mean what you want to renovate the structure to. The architectural drawings with your survey and other documents will be submitted to LASPPPA district office. It will be processed like a new approval. When the assessment is calculated ( the one you will pay to LASG), You will pay the total money calculated for you(100%). If there was an old approval for the same building, 25% of the total assessment is what you will pay to be granted renovation permit but since the house doesn't have any approval before you will be asked to pay 100% assessment fee. omanzo02: I checked Nairaland and many other sites online. I didn’t see anywhere pier/pillar cap was mentioned. I guess it’s part of those things we class luxury (meant for the selected few). Well since my client specifically made request for it (Pic: Proposed Gate Design), I’ve got no choice than to make it happen at the most reasonable cost. I believe 5k not 50k is a good price to pay for this. So many things are possible as long as you don't know they’re impossible. - Mildred D. Taylor

n3xt:Fact is, people like us into technology incline profession can easily make things happen with some creativity.....pity Nigeria is still a place where simple hand tool and materials is a luxury. Fabrication and creativity is big business and hobby is most part of the world....and are mostly rampant in technical school and artisans or hobby level. 3 Likes |

1stNumeroUno: To be granted a condonation approval, it means you made submission of AS-BUILT. What it means is your setback and airspace didn't meet it the requirements but you were given consideration since it has been built already. Yes, it is tenable at LASBCA, however before certificate of completion and fitness for habitation is granted by LASBCA, you will be asked to do Non-Destructive Test(2floors and above), submit letter of Structural stability and Indemnity and other documents. |

n3xt: Bros, you know you are a master in this game. What you have there is more of creativity than ceiling. Going out of norm. It is still a fantastic design and uncommon. A pure art work which still fits in with my taste appeal. The problem here is that it may be difficult to source the right material to replicate that design and if you should use anyhow material, they whole thing will loose the appeal. The client may now be like, "bros, this is not what I ordered for". But if you have the materials here available, go ahead, it is a masterpiece artwork. 1 Like |

Quantity Surveyors' cost assessment of Mechanical and Electrical (M & E) Installations in buildings. Most contractors share the view that quantity surveyors are not trained to assess cost of M & E in buildings. Contrary to this widely held view among contractors (M & E contractors inclusive), the opposite is true. In other words, Quantity Surveyors are trained to assess cost of M & E installations in buildings. The only setback here is lack of M & E drawings or specification notes to form the basis of such cost assessment during estimating stage. For many private clients, there's hardly any M & E installations drawings for their proposed project. I do not know who to blame for that, apparently, I cannot blame the clients. In today's Nigeria, we've quantity surveyors that specializes in ONLY costing of M & E services. CONSOL ASSOCIATES, the biggest private quantity surveying consulting firm in Nigeria, that employs more than 200 quantity surveyors, have a department that specializes in only M & E installations. You’re indeed right even though I know the Q.S still have some basic experience on construction building because so far he’s helped with the column construction and the slab would soon be done. But as you mentioned as the area for electrical ,plumbing and even the setting out I did still need an engineer at least to be rest assured. And by this I am open to one and if I can get any on the forum, with the necessary certification and location of the site is at ipaja so should be accessible for whoever is interested too. |

QSFemi: Yes, it seemed so from the situation with the engineer because he made mention of the fact that, it was when the Q.S came to site my dad started having trouble with him for whatever reason he felt he was the only one who could understood or any fellow engineer which didn’t really make much sense to me. I just had to let him go because he was not been direct when I was trying to make amicable peaceful coexistence between them because he seem not to be comfortable working further while the Q.S was still around the site and I obviously can’t tell the Q.S to leave. Maybe if you an engineer you could understand what he was going through his head , but for me as a layman I don’t get the point because it wasn’t meaningful to me. |
