Professionals are here to follow up your project and things will be happening right here and critics will flow in which I blv will encourage any engineer that will take the project to buckle up his shoes . I am not discouraging you not to give an outsider tho. |

Definitely something wrong with the system. Does that mean if you decide to sell the land right now, the 4th owner is gonna have to trace 1st (original) owner to sign something before he/she can be set free?. This is bs if you ask me. Why cant the system keep the whole thing simple?. Once you sell a land, you done with it. Some of those costs seems high to me. He should be willing to negotiate. also since he has given you a figure for all of the labour inclusive. He might not want to do supervision again, if you want to do supervision only who will provide the workers ? I don't know much about the warri terrain, but if I were to be using your figures as a template for my costs and finishing, i might as well build Aso rock. Also try to get involved with the project and not just give him 100% control, you also need to supervise and monitor yourself. You don't also want to hear story about workers not being paid !! My answer to this remain the same as stated in the link attached. https://www.nairaland.com/2910860/construction-process-3-bedroom-block/1#43228501 If you can spell out what the contractor is handling and what you're, then I can tell if the quote is overpriced or not. Meanwhile, if I have to go by his supervision fees per stage, I think it's a fair quote which should be moderately negotiated for a WIN-WIN. |

mavverick:That's why am actively sourcing for options. I think his yanga is coz he came to me highly recommended. The problem with owner supervision is that when you leave the site for any length of time, they still use that little time to achieve something dubious, and if they don't succeed, morale goes low, complaints increase, mistakes occur (sometimes even intentionally). I think its always better to source it to less greedy workers or a supervisor with integrity. The best is to have the entire team come from out of town. |

n3xt: I will supply everything from the nails, wood, cement, sand, water, iron rods, roofing sheets, doors, windows, toilet wares, etc and also guarantee work is not disrupted. Everything about community/family has been perfected. I even started work there with a demolition of an older building. For the post u referred to, the problem was they started from the back door(I know first hand). He (the engr/contractor) supplies everything else (skill/manpower/labor) Too bad you don't want to conquer new territory |

My bricklayer said I will need 1000 blocks to complete my ongoing project; am thinking of buying it like two three times so that I can set it once, pls what will happen if rain falls on these blocks. |

44chux: If I go by your comment above, his scope of work includes (but not limited to) the following: 1. Setting Out 2. Excavation and blinding 3. Foundation (block work) 4. Sandfilling and surface treatment 5. DPC Reinforcement (if required), Carpentrary work and Casting 6. Ground floor block work 7. Lintels and columns (Reinforcement work, carpentary work and casting) 8. First floor slab work (Reinforcement, formwork, Electrical, Mechanical and Casting) 9. Upper floor block work 10. Lintels and columns (upper floor) as stated in 7 above. 11. Roofing woodwork and noggins 12. Roof covering 13. Final fix pipe work (Mechanical and Electrical) 14. Scaffold installation (pre-plastering) 15. Plastering (installation of doors and windows) Let me pause here. That you mentioned supplying toiletries will either mean you want him to handle the finishes and that installation (i.e. Installation of toiletries) can only happen when he has done the following: 1. Ceiling finishes 2. Installation of wall and floor tiles 3. Installation of water tanks 4. External works (septic tank, water tank and soakaway) Now, with all the above listed job, do you still believe the quote is overpriced considering his profit/supervision fee is built into the amount. If all I listed above is included in his scope of work, I think you have a good deal (especially if he's someone who knows his onions). n3xt: The fees include labor for electrical "wiring and plumbing" but hasn't specified to what extent shaa. Thanks for feedback. It wouldn't hurt if you did labor cost breakdown ofwhat might be expected. |

Empiree: The ancestral Owners The Owner's Family The Owner's Children The Owner's Grand/Great Grand Children... etc. It never ends... even after the land is sold, CofO or none, the Omo-Onile still partially tell you what to do.. and that is money. Now you have all the Area-Boys parabulating themselves as Omo-Onile too, but they are supposed to be two different segments.. That is the case in Warri, the jobless, lazy-ass Community Youths now are becoming Omo-Onile indirectly. Only Govt. can eradicate them... they kill people like chicken too.. Never tangle with them o. Normally, their fees is supposed to be: 1. When you originally buy the land, even as third/forth party. 2. Foundation level 3. If Duplex, at Decking level 4. At Roofing Level But most of the, don't follow the above anymore, they come to you whenever they are broke or on holidays... they never stop until you finish the building... Note: I knew someone who built a house on his land for over 50 years, he died and his children want to bury him on the land, do you know they have to pay the Omop-Onile before they can bury that man on that land... Imagine that. Note: Don't get me wrong o... some real Omo-Onile family are very, very nice. See the attached photo for some of their ridiculous fees. This is Lagos Omo-Onile o. mufutau55:Lord have mercy. Now this is outrageous. First all, i thank God i dont live or build in Warri. Second, even where I am at, with this nonsense i am hearing, if after i build and they come around, first all, I will have post signs within my boundaries "NO TRESPASSING", "BUILDING UNDER 24HRS SURVEILLANCE" and yes, I will have cameras everywhere. I may have to work closely with "mopol" or army NOT local police. Any mess with me, army coming for them. I rather pay army than them. I rather open charity center than them. And in my hood, I am no friendly with no one. By that, I mean keep my distance. We will greet "hi and bye". That's all. Nothing close. That way, they know this man doesn't tolerate nonsense. Imagine someone owned his place for 50yrs and he cant even rest in peace in his own house, and we want progress in Africa? smh. I dont know if my plan highlighted above would work but I would do everything to keep them at arm's length or make myself unreachable. And with the way things are going I may have to even get a licensed gun owner if that's permissible in nija. |

It is always better to deal directly with the head of the family or the overall area father. There is always a leader to work with. Working with that leader makes things much easier and that keeps the other thieves in the community away from your property |

Empiree:Do not try using army or mopol officers to hold them off. They will let you complete the project, and one night pull it down for you. Army won't be there after you have completed your building. The best approach to omo-oniles is settling with the head of the group, and ,in turn fight your battles for you with the rest. |

P291: This is exactly my approach. I was resistant before and wanted to arrest and sue and all kinds of other nonsense but thankfully I was calmed down. Until the government enacts some law and enforces it then they will always be around. |

P291:smh...I'm sick of this And @Hajji mufu, I hope he's planning to eradicate them. It's long due. Brief story of the man who can't even be buried peacefully on his own lands of 50yrs should have been a close call. If looks like omo onile nationwide aren't facing strong, tedious resistance from builders. That's why they flourishing. |
