The brother of my friend once told him not to bother roofing his house if he will not add parapet As we speak now family members are already telling me the type of roof they will like on my house according to them it is the one "reigning" They know even know whether I even like the one "reigning" or I just what my preference. This na for house that is still at foundation o Such pressure can make a man to become a conformist and before you know it your finish house will include 59 ft kingpost, bogus pop, parapet, roman pillar and every other attachments you initially hated with a passion 1 Like |

You can actually get readymade cornices, crow moulds, skirtings, coving, architrave, wall trims, ceiling roses and all other architectural mouldings in Jibowu, Lagos. As a DIY, you've got the whole world in your hand. The smart ones will buy these designs and get someone to use POP plaster to reproduce them in larger quantity to save on cost. Now that you know! @ demainman1, my low guage 0.35mm roof never leak o after 5 years. No maintenance! And it's beautiful and perfectly served its intended purpose. I'm not the type who get wow with overly designed builds. Sorry that's just me! If anybody says he used low guage roofing, I'll tell the person "It served its intended purpose" Brabus 1 Share

Demainman1:do you need to impress anyone? The answer is NO. Its better u sit down and make plans how you want your house to look and not suggestion from ppl back home. You might visit home and find the house in a state you don't like. I bought an uncompleted roofed 4bedroom flat but I abandoned it and decide to build my taste by myself in a good location close to my people. You are the only person who can build your dream. Nigerian's and the everyday building/design shouldn't fit someone who is exposed. |

I remember those pop looking ceiling details of the 80s; all rich people had them then. I dislike it with passion. So no pop for me, crown molding is fine for me. And I hate things that dates a house. For example, parapet and high roof is so now. Ten years from now that will be outdated and your building will be obsolete. I am of the opinion that all you have to do is find that missing puzzle and your business jigsaw life will never remain the same. It will be up up up up for you. Save small, come home, build small and go back . You might even instruct them on your taste and they will give you their taste sef You can ask them to use 12ft kingpost, and they will collude with roofer and make it 80ft sef When you finally see your house in real time what are you going to do? @Demainman1....Good review for brabus with a much needed advice for him by EgunMogaji. I hope he is back to winning ways and we won't need to revisit episodes of bitter customers. He sure has a way with contemporary design and build. Waiting for the completion of ongoing contemporary project...winning ways all the way, I hope. No one wants to part with hard earned money on a project and yet, have bitter after taste. |

Demainman1:you made a lot of sense but the truth is that we all have a super ego that can make you sometimes to follow the "reigning" trend even though you personally disliked it especially if the woman in your life is heavily pressurizing you. believe it or not, i still prefer Louvre glasses and fibre cement ceilings (formerly called asbestos) to the more modern and fancy alternatives. 1 Like |

My Fire Escape Plan The chateau is divided into 2 segment. Guest (Lounge, Ante, Guest Bed, Lounge 2, Home Office, Kitchen, Porch) and Family zone (Bedrooms, Family Lounge, Balcony, Laundry) In the guest area, there are 3 Primary exits and 6 alternative exits. In the family area, there is 1 primary exit and 3 primary exits. The family area is totally cutoff from the guest area with a long hallway that cuts down left before getting into the rooms which also have a small lobby before each door. The floor is concrete and tiles. The ceiling is gypsum and the only window in the hallway is facing the balcony. The hallway is the only connection between the family and the guest zone. There are 3 smoke alarm in each zone and each room has a breaker which automatically trigger off when there's a blown fuse or burnout. God forbid, should there be fire in Guest zone, the family will stroll out majestically before 2 mins once the alarm threshold is reached and it triggers. The noise is very annoying that it can even wake up the dead. Per adventure, the fire starts from the family area, the room breaker is cut off if it's electrical; the alarm triggers and the occupants move straight to the hallway which is like a safe room with only one window. Not saying more on this part. My Chateau | Fire Exclusion Strategy I actually implemented all the strategies sir Egunmogaji listed above. I went ahead to do more. 70 - 80% of fire outbreak are caused by electrical surges, spark and faults. I divided the house into 2. The Service Entry Level and the Main House Distribution Level. Service entry level is about 6m away from the main building, what that means is any problem from the changeover, generator, service panels, gearboxes and even the main feeds are totally cut off from the main building. How? There's a breaker between the 2 zones. Main building distribution level: anyone who has been to the H52 would know that the office run 24/7 electricity. This is where the real work comes. All lighting, 13 amp sockets, low-voltage wiring and converters are powered from the inverter sitting behind a breaker which stands in between the service entry level and the distribution level. What that means is there can never be an outage, let alone surge. The fence lights and outdoor equipments are powered from the service entry level. There's a breaker for those. Is that all? NO! Fire Exclusion Strategy Power Outage Alarm - I have this installed in each room behind the breaker in one of the shaver socket in each room. It beeps when any room is having an outage which is normally a strange thing to us. That means there's something to watch out for. The first thing is to cut off power from the breaker and trace the source of the beep. All these things are less than $10 solution so I see them as no big deal. I buy them in large numbers. I don't have this in my chateau. Service entry boards under PVC ceiling is a big NO to me. I don't even need it around me. So I placed it where it should belong. 6m away from the main building. Let the NEPA man or the technician who wants to help install or service the generator deal with their issues 6m off the main building. It's part of security plan though. Brabus
