A tenant relocated from a rented apartment and left the with the keys. He is not owed anything and has refused to handover the apartment to the landlord even as his rent expired.

How can the apartment be repossessed without resorting to the law courts? If the apartment is forced open, he make spurious claims. Are there 3rd parties that can be used to witness the break-in, such that in a class action by the former tenant, such a witness' statement could be admissible as legal evidence. Lawyers and estate agents in the house, what are your opinions? Other house member with similar experience could share it as well.

Simple, of his tenancy has expired, he is no longer a regular tenant but a Tenant-at-Will and possession can be taken over immediately.

Major question though, did you issue him a valid quit notice?
