Let's wait and see how it goes! The city will maybe get built and investors make profit; or it gets built and ends up like the current Dubai situation; or it just turns out like that floating hotel! If it is successful and Nigerians can get jobs with the new businesses that come in , great! I did however watch the documentary about the city and there was promises of letting foreign investors bring in their own employees from their countries! It is a good thing to build a 'glitzy' megacity but when are we going to 'build' the people? Not talking about the rich who are gonna get richer off the back of the contracts and all, talking about the poor majority. We can cover the whole of lagos with skyscrapers but it won't solve the problems we need to take care of. For now, na for here I siddon dey look o! |

Eko Atlantic is progressing nicely. |
Re: Eko Atlantic City. . Construction Update July 2010 by Akainzo(m): 12:10am On Jul 15, 2010 |
Been following this for a while now and just some clarity. First and foremost, irrespective of its nomenclature 'Eko Atlantic City', the project does not build a city, it's just an island estate. Proof: The developers say it is 4 square miles. That is less than Orile Iganmu! Meaning, the government of Lagos State, the city of Lagos and the people of Lagos would have been better served if Orile Iganmu was acquired and new developments built. However, that would not serve the big boys so they reclaim the land and thus have private beaches. paddy_lo: This still doesn't negate the fact that the island is just an estate. Also, nothing in this specifies that you cannot build a low rise in an high-rise, just that the maximum height is regulated. So what exactly makes this place different from V.I?
As you can see from Marc Chagouri's reply, what they are selling is reclaimed land, nothing more, nothing less. All the fanciful buildings are advertisement. They have clearly also stated that they have no say in what the developers build, just that they need to conform to certain zoning. And by the way, your initial assertion that the place is not residential is totally incorrect. Their adverts and even wiki page did clearly state that it would have residential zones and well as business districts. The leisure parks are a given as it is the beaches that is driving this. I also noted that one of the selling points of the project is that it would purportedly help to control erosion of the Lagos public beaches! Hmmmm, so to control the beach erosion at the public beaches, you create private beaches! Pure bunkum to rob the populace but that is what capitalism is all about. Greed. As much as this project would put us on the map as doing something, it is however doing something in the wrong direction. One of the successes of the SA World Cup, is that they learnt from the failures of the Korea-Japan 2002 edition. Japan did build fantastic stadiums but they were located away from the populace and didn't have a plan for steady utilization, those WC stadiums are losing Japan a steady $25M every year. This project is the same, doing something good in the wrong direction. |

@Akainzo, you are sooooo in trouble now !!! Why in the world would you go and state the obvious on a thread about Lagos or Eko Atlantic! ROFLMAO!!! Akainzo: But would this not only apply IF and only IF Government is the one manning this project? Nothing stops the government itself from investing money into erosion control, which I am shocked it is not doing a lot of already. It is usually the governments job to make sure that the right thing is done all the time, not the private sectors, or am I wrong in this particular case? In essence I have a right to choose to purchase and build on swamp land during the dry season. All I would think government could do is probably inform me of the risks and possibly kick me out if lives will be endangered in some way by my actions. |
Re: Eko Atlantic City. . Construction Update July 2010 by Akainzo(m): 12:34am On Jul 15, 2010 |
Kobojunkie: That is the simplistic way of looking at it. Once this project is completed and people are living and paying taxes to Lagos State government, gbam, the problem is now that of the government. Supposing there is a massive thunderstorm that threatens the island, who is going to respond? Who has to deploy resources to save lives and properties? Whose monies would be used for that venture? I am sure none of the above questions can be answered with Chagouri and his group can it? What has been achieved through the back door is to ensure that government erosion control would be to protect private beaches rather than the public ones, and using public funds at that!
You are quite right. Which is why many a posters have been saying that the postulation that the government of Lagos has nothing to do with this is preposterous. One government gave the go ahead, government gave some guarantees to the bank and when completed the Lagos state government has to provide electricity, security and other government presence. All this cost money and this funds could have been better utilized for the good of all if Orile had been bought over and demolished for this mega estate. |
Re: Eko Atlantic City. . Construction Update July 2010 by Princek12(m): 12:42am On Jul 15, 2010 |
Akainzo: Based on your concerns, you would hope that the Lagos State Govt. is implementing an efficient means of taxing future occupants of buildings in Eko Atlantic, proceeds which will hopefully be used in paying for the costs incident to responding to any disaster that strikes the area. |
Re: Eko Atlantic City. . Construction Update July 2010 by Akainzo(m): 12:47am On Jul 15, 2010 |
Princek12: Nope! Based on my concerns, I would wish the Lagos State government gave thought to the needs of the generality of Lagosians over the needs of the monied few. That it had told the developers to concentrate for now, on the present land mass in Lagos State using the masterplan as a basis and choose an area to develop. |
Re: Eko Atlantic City. . Construction Update July 2010 by Kobojunkie: 12:53am On Jul 15, 2010 |
Akainzo: You know what? I was going to ask something along these lands until Mr Chagouri posted that the project and land would be privately owned and CONTROLLED. That got me wondering what the specifics on this contract the group has with the government really is and I cannot comment on that till I at least have an idea. Akainzo:I really doubt this is the government erosion control . . I doubt this is all of it. I mean this is just for a 7km long area, the rest still lies open. Akainzo: I still have not gotten responses on this particular aspect of the project. According to Chagouri, the project development includes road development, utilities etc. So, I am thinking this will be a fully self-serviced estate on the island for now. I am also assuming the roads, water, electricity, and possibly security etc will be produced and provided by the main project owners and so there will be not much of a need for government intervention. And this also brings up more questions. Like, if it is really the case that the government has no control on what is done in this area(i.e it is fully privately serviced and run), exactly how much do we hope to get get in way of taxes from this since it is claimed that we are bound to reap so much from the project in that way. Would the project then only need to, pay land use taxes and not much else? |
Re: Eko Atlantic City. . Construction Update July 2010 by Akainzo(m): 1:00am On Jul 15, 2010 |
Kobojunkie: You can check it out on their wiki page. That is one of the selling points to the gullible masses.
Once there are businesses there, then government has got to be involved. A whole Lagos State can't have its own police force and you want to believe the Eko Atlantic Estate would provide its own security! What of refuse disposal? Sewage management? Electricity? We are in Nigeria, electricity usually means power lines are there and would be connected to public grid. |
Re: Eko Atlantic City. . Construction Update July 2010 by Kobojunkie: 1:20am On Jul 15, 2010 |
Akainzo:Well, I figured out from the start that is part of the FLASHY SHINY you get with most projects . . . considering it is only 7km in length, it is easy to figure out this isn't going to do much. Akainzo: I actually think this could be a change to the norm, IF the developers truly want to take it that far. Since they are going to wire up the place, put in pipes and all, I believe it is possible for the estate to handle its own power supply, security(police will be called in when necessary), sewage management, refuse disposal etc. It is possible. It is being done in places around the world and I don't see why it can't be done in this case. It makes sense to do that in Nigeria. Towns and States need to be able to handle their own and they have a blank canvas to work with and so they can. Note: I have NOT SAID they will since I am still in the process of extracting as much data as I can on the particulars of this project and what we are really to expect as against all the fluff that we hear |

Meaning, the government of Lagos State, the city of Lagos and the people of Lagos would have been better served if Orile Iganmu was acquired and new developments built. can u tell me how u go about acquiring orile iganmu?. . .what legal precedent will u use Will u just bulldoze the poor people out of there, and then what if they cant afford the new houses built there? what if they refuse to move?. . . Where will the money come from?. . .As tax payers in Lagos, why should the rest of the state subsidize the poor people of orile iganmu What of FESTAC,OJO,AMUWO ODOFFIN,IGBO-ILERI. . . This still doesn't negate the fact that the island is just an estate. It makes it different from V.I cause the developers will build all infrastructure including light rail. . . .Also provide power to the whole district There is also no effective zoning in V.I. . . A highrise building can be built close to a bungalow. . . Here there are 5 or 6 districts. . the Financial district will be strictly for highrises. . .Besides i suspect with the high cost of plots it will make more sense to build up for most developers As you can see from Marc Chagouri's reply, what they are selling is reclaimed land, nothing more, nothing less. All the fanciful buildings are advertisement. The Eko Atlantic ppl will construct the circular financial centre building. . . . Most of the rest of the Area will be developed by private developers Thats how its done worldwide. . .u cant expect one company to build 100highrises for u They have clearly also stated that they have no say in what the developers build, just that they need to conform to certain zoning.Zoning means zoning. . in the financial district it might be say no building lower than 20floors. . . . They dont have a say in what u build,(u can build 100floors),but nothing below And i never said its not residential. . .Its Business, financial, residential all mixed in one In essence a new business district for lagos I also noted that one of the selling points of the project is that it would purportedly help to control erosion of the Lagos public beaches! The whole Lagos coastline has lots of free public beaches. . .this is just one tiny sliver and u are getting all worked up There are private beaches everywhere in the world, miami, rio, cape town and so on. . . . Plus i am not even sure the whole coastline will be off limits. . .the renders show public bars, restaurant and clubs lining the coast And if u are a socialist cant help u out mate,I'll be Gordon Gecko and tell u Greed is good. . .cheers |

That it had told the developers to concentrate for now, on the present land mass in Lagos State using the masterplan as a basis and choose an area to develop. Oh. . .just like the CBN Governor has told the banks to lend to the masses and SMEs right?. . . Hows that working out for ya?. . Another one that thinks he can magically control human behavior and private capital by giving command and control directives from above If that is the way things work your pals in zimbabwe, cuba, north korea and venezuela would be leading the world in economic growth instead of having perpetual crumbling economies mired in recession |
Re: Eko Atlantic City. . Construction Update July 2010 by PapaBrowne(m): 1:41am On Jul 15, 2010 |
@Kobojunkie Don't you feel better commenting now with some degree of knowledge about the project?? Now, it appears you are a little more informed hence your shift in position compared with the last thread on which you were spewing so much "confident ignorance". Remember how you and onlytruth claimed there was no information about the project and that the projects handlers were shrouding everything in secrecy?? With your posts here, you exposed you've reversed yourself. Anyways, before you start derogatorily calling the project an "estate", check up the meaning of "Extreme Pessimistic Disorder". FYI, an estate could mean a lot of things ranging anywhere from a block of flats to a whole business district. You posts would have been much richer if you shed the toga of pessimism. It eats all the sense out of your posts. |
Re: Eko Atlantic City. . Construction Update July 2010 by Kobojunkie: 1:47am On Jul 15, 2010 |
PapaBrowne:So what ignorance EXACTLY did I spill. . . indulge me . . what exactly did I say THEN that I am not saying NOW? If you do this, I will agree that you really have a clue when it comes to this project. I really want to know if it is the case that you do read or that you just assume everyone who questions your knowledge is EVIL and should be insulted and labelled a hater. Prove you are intelligent by showing me what exactly it is I said then that I am no longer saying now? PapaBrowne:Actually, he was right! But I doubt you would be able to know that, and if you did even read any of my earlier posts, you would also realize that I did not REVERSE my stance. I simply know more now than I did before about it and can NOW speak and REFERENCE the Developer himself(not google cut and paste) should it come back that what I am saying here is false. PapaBrowne:Again, it is an ESTATE . . before you rush off insulting yourself, check out the MEANING of the word ESTATE in the dictionary(there are free versions online). That will help EDUCATE you on the particulars of this project. When a domain is PRIVATELY CONTROLLED it is an estate belonging to the private entity in question. It is in English. here's one incase you are too full of yourself to do the right thing Estate (land), the grounds and tenancies (such as farms, housing, woodland, parkland) associated with a very large property |

Kobojunkie:Refer to the thread in question. You will be amazed at what you wrote yourself. Kinda of like looking through your secondary school notes after graduating from University. That's the feeling you'll get if you reread that thread. Kobojunkie: My reference is to the derogatory use of the term "estate" in a bid to undermine the term Eko Atlantic City. Kinda of like calling a man a boy just to spite him. |

So what ignorance EXACTLY did I spill. . . indulge me . . what exactly did I say THEN that I am not saying NOW? From the top of my head. . U said the people pushing this project do not reply when u write them or call them for more information through the email they provided Which was clearly a lie cause i started my correspondence with them before then and got regular emails back U and your buddy Onlytruth through a campaign of innuendos and calumny were suggesting that this project is basically a 419 project Only truth also claimed the Nigerian bankers the developers listed as partners on their website were fake and not part of the project and the developers only put it there to hoodwink the people When U made many other assertions that boil down to the fact that u cant get any information on the project U were directed to the project office in Lagos Phone numbers to call, addresses to visit, emails to write yet u still mischievously claimed u cannot get any info, without making any effort to get it from the sources provided to u |

PapaBrowne:But you brought this up and I am the one CHALLENGING YOU to prove that I did what you accuse me of. What now? You Can't ? Seriously, show me the exact lines of mY OWN WORDS saying that which I have gone back on today. Don't tell me I did this and that, SHOW ME!! Let everyone else here see it too! P.S No taking stuff out of context . . . remember they are supposed to be my own words PapaBrowne:Now calling an Estate an Estate is derogatory? ROFLMAO!!! WOW !!! WOW !!! WOW!!! |

^^^ Be prentending like you know not what I speak of. Calling an estate an estate could be derogatory in the same way calling a Black Man Black could be. |

PapaBrowne: So, you accuse me of reversing but you have NO PROOF of this to show (my own words). . . You accuse me of using derogatory language when referring to an Estate which turns out to be an Estate? Are you sure you are OK I accuse you of being a liar, now can you prove me wrong . . . . all you have to do is post my reverse on this. |

What I still have trouble with (among many other things) is how the government is supposed to have nothing to do with this, yet a whole strip of their shore is being extended, and a business district is to be built on the island. . . . . . supposedly. . . . . |
Re: Eko Atlantic City. . Construction Update July 2010 by babapupa: 2:52am On Jul 15, 2010 |
It beets me why people even pay attention to the kobo character. I feel so justified referencing as an ignorant individual. It's ok to have issues with government policies and actions, but perpetual pessimism and mindless negativity about everything under the sun clearly indicates other personal issues. It's even worse when all the rubbish out of his/her mouth is shrouded in obvious ignorance stupid acts of unnecessary negativity. The estate remark was so silly and absurd, I really shook my head. I feel so justified referencing the kobo username as an ignorant individual. @ezeagu Try use your head small. The government is of course involved in a lot of areas from rules and regulation s to codes and standards, but knowing exactly where you're going, no, Lagos tax payers money is not building Eko Atlantic. |
