musicproducer:I’m thinking of letting my Mum supervise the project though they’ve their own building but not to the standard taste I want mine and I’m thinking she might not supervise it very well because I’ll be heading to school next year (that’s if school resume sha oo lols ) Or should I just terminate the project till I finish with my studies 4 Likes 1 Share |

bayo2018: It will finish the building with a good interior. What I meant was that the term "good interior" is relative. if you want to start importing high quality Italian marbles as floor and wall finishes, high end electronic gadgets for the house and so on then, the money might not been enough to finish it. But if it just a normal finishing like good tiles and paint job, moderate electronics and kitchen elements etc then it's more than enough 55 Likes 2 Shares |

bayo2018: My candid opinion: 1) To reduce cost for you in general, since there are so many good architects here, auction out the design. i.e tell us the plot size (length and breath of the land). Then interested parties can submit their preliminary designs in like a week. This way you can choose a good and cost friendly design. 2) I read you want your mom to supervise the project. This is only a good idea if she's in the construction industry. If not, handing out a construction project to someone not knowledgeable enough in the industry might be a problem. Because they will most times good for materials with cheap price without taking into consideration the quality of the said material. Trade secret: it doesn't matter whether you're supervising the project with a Hawkeye, if the contractor wants to cheat you, he will. It's advisable to give the project to someone that knows his trade. 3) Prices of materials always hike during this period and beginning of each new year, don't know why. Yes! You can get a good bungalow for 12 million naira. In fact you can use only masonry to save cost down to 8-10m 4 Likes |

Very much enough, though location also matters. The materials used too. Sometimes last year, I completed similar project and I spent far less than that. The people handling the project should be people yhu can trust very well. Well, I should think things are on the high side this year compare to last year. Oh, lest I forget, get prepared to spend some cash on quality roofing sheets, except yhu are planning to use the common type. 6 Likes |

Depending on the dimensions of the building As a first time builder, I will suggest you go for small room sizes and get an architect to draw something nice for you, even if it's those road side architects. It should cost you somewhere around N7m for dry land, assuming you use simple materials like Laterite gravel instead of granite It will cost you 10m upwards in swampy areas because you definitely have to use the strongest materials, strong German floor and iron rod from the beginning of the project. Op please note that there are many factors to consider when planning to build a budget house. 1) Location: the kind of 3 bedroom 12m will get you in lagos will differ greatly from what is achievable in kwara (because of disparity in cost of materials across this two locations). 2)Design/plan: Architect don't just design floor plans, elevations and 3d's, they are trained to produce tailored designs that will suit your budget. Moreso, a 3bedroom designed by architect A will differ from one designed by architect B, so will the cost of execution. 3) Foundation: In house construction, foundation is everything, know this and know peace, if you are building on a swampy land it will definitely cost more than a solid ground 4)level of finish: the whole of your budgeted 12m can be used just for finishing(luxurious), just as 3-4m can get you moderate finishes. The list goes on. However, 12million will get you a decent 3bedroom bungalow.
