Raysleek:Why not suggest he use an Engineer? Y'all keep lamenting about lack of jobs and its creation, thereof, but keep suggesting those blessed to supervise their jobs, themselves. The 10-15% professional fee can always be negotiable. There are lots of Engineers on here, that can even accept 500-600k for the entire project, as against the percentage fee of about 1.2-1.8m. Pay an engineer that amount and he will never sabotage, except if village people involve. 2 Likes |

bayo2018:What you just asked about up there is exactly same as mine with only outside painting left. 12m should be just enough for the job and it's inside fittings if you have a trusted engineer. But for interior, that depends on your taste, just nice interior as you stated could be below or above others choices. In my case my preference got high as we got to finishing stages. Choice of tiles, POP, kitchen fittings, Toilet accessories, these things could make your budget skyrocket depending on your decisions. I couldn't supervise the work myself but i was lucky as a trusted inlaw lived around. But i monitored and bought while carrying all finishing materials from tiles to wc etc except electricals which i left totally to the person who got the job. 1 Like |

YngDenzel1: I agree with you, and I love your response. It happens to me all the time, especially by people who lack the skills to even do what I do. When I sit them down and tell them what's involved, most of them can't even operate their Nokia touch, so they often lose interest immediately. When I add another car to my garage, their interest to know what I do and how I make money spikes again. I did wonders this xmas, and relations began snooping around, making enquires of what I do for a living. To them, I can't be making these from my acclaimed businesses. People? You go fear nah! |

Where is the location? On an average a standard 3 bedroom can be built with 8m, but if you want a higgtened standard, then it will consume more. I pray you get an honest building Engineer to do it for you, I meet one that has helped me a great deal, I could have been swindled due to my ignorance but this man is God sent |

bayo2018: The interior go poor walahi... Do you know how much a bag of POP cement is now sold for? HDF boards are now sold for over 13k as against 9,500. Cement na 4k now ooo. U can actually stand a house with this amount but don't expect a pretty good standard bruh. U can also link up 1 Like |

bayo2018: Yes o. Let me share my experience with you. I live in the north. In 2009 I got a plot of land in a local place for 500k. Although, it shouldn't have been more than 350k but the agent outsmarted me. It was a local area. I started building in 2010 and moved in December 2011 without finishing everything. I moved based on the popular belief, you can use your next rent to do much work in your building or if you don't move, you won't be motivated to finish the project. I don't believe this again. Talk for another day. The challenge: 1. My building is not the best in the area but people one way or the other will know that your income is at least steady if not increasing. As such, I get people knocking on the gate everytime seeking for one help or the other. You can't turn them down as it may expose you to other risk whereas my friends living in GRAs and choice locations found it strange. 2. Having a great or outstanding building in a local area is a security challenge. I have not been spared of theft incidences. 3. If you want to dispose the building in the future, those who can afford it may not want the locality and also, it won't appreciate much. The same year I built my house, a close boss bought a land for 7m in a choice location and built it. The land in the same location without building worth not less than 20m today whereas my locality has been static in appreciation. No thanks also to the security challenge in the north. 4. It is better you live in locality in the minimum with people with similar financial capacity or better still, people you can look up to financially. You will be motivated and you will develop good network of relationship that can better your lot. 5. The financial stress of the locality will rest on few of you most especially in a situation where government is not taking responsibility. For instance, in my area, the locals have refused to pay for security, they believe they have little or nothing to lose. Ditto with infrastructural development. As regards your mummy supervising the project, that has been dealt with. Don't allow it since she is not experienced in building. My advice. 23 Likes 1 Share |
