I only know their Lagos office at ojuelegba.(8, iyun road, Yaba.

I once used them when I had issues with my former landlord and they resolved it.

Give him a written notice of repairs on the building to commence in 3 days, citing maintenance since it is your building. Do this calmly with friendliness.

No law said you should give a tenant 6 months notice, if he pays annually, you give him 6 months notice, that is 6 months into his annual rent, if he pays every 6 months, you give him a 3 month notice, that is 3 months into his current rent. No law said anyone should stay in your house free for 3 months or 6 months, na him build the house? In the case of him already owing, your notice should be a demand to recover both apartment and rent owed. This is very easy to achieve na! A magistrate court eviction order can be procured in 2 weeks, the bailiff will come with okorofo to eject him and confiscate his belongings since he is owing you rent.

Yes. I never owed. He decided to increase rent outrageously and I told him it's too much for me, then he told me to leave. I asked for 6 months, he said 3. I went to the office of the public defender. They summoned him and he agreed 6 months

Then do whatever u want to do to him. If u give someone quit notice, won't u give him time to pack out? Even if the matter gets to court, they will tell u to give him 6 months for him to organize himself to pack out. Things are really hard. U may not know what he might be going tru.

Since he's owing and a tenant at will hes only entitled to 7 days eviction notice and he still has to pay youfor the number of months used , just take the issue to magistrate court, he will be evicted and he will pay for the months used.

Even the 6 months notice for a tenant not owing is not free

there is a RULE OF LAW that need to be flollowed (as much as we all would love to just get rid of these bad tenants asap)...and the law say when you give a quit notice, they have 6 months to vacate... so the tenant still has 3 months fto leave the premises.

the problem here is that, the owner should have given that quit notice AS SOON AS the rent wasnt paid on time, but sadly he waited 3 months to do something about it, believeing the bastard renter's stories.

Did you see the part where OP said the tenant's electricity has been disconnected for failure to pay electricity bills yet he runs his generator regularly?

these people are really evil and they dont really care about the owner's situation at all....but remember, Nigerians are lucky...in some part of the world, if the person stops paying rent at the begining of autumn, you CANT start the process of throwing them out until spring (because its against the law to throw someone out in the cold of winter)...as for the lawyers fees you will pay, kai!!! at the end of the day, you will be out of pocket for about 1 yr rent.
