The Lord built (bought) us a house!!!!

Signed, sealed and delivered. The bunch of keys dey our hand now. Very heavy lol.

Jokes apart, just an appreciation post for everyone ‘s contribution on here (as well as Chidera Peters on YouTube). The guidance received from this forum has been invaluable. Visited over 12 developers/site. Didn’t care about the fuel burnt because a house is a big deal and even if I didn’t like some, it helped us know what we liked/didn’t like.

KEY DETAILS
House type - Newbuild
Developer - Persimmons
Lender - Halifax (90% LTV)
Incentives - 5% deposit boost plus flooring package
Mortgage rate - 4.97% ,5yrs fixed (although rates dropped to 4.87% when it was 2 weeks to completion)
LISA bonus - £6k (my wife and I) in the space of 15months, took advantage of the tax windows
Mortgage adviser - Threshold Financial Services (got the recommendation from this thread)

Ps - send funds because everywhere don dry. Surviving on tap water till further notice.

First, you'll need to be more specific about what guidance you're seeking.

Second, your workplace outside the UK is loaning you 100 to 200k Pounds to buy a house in your name? Is the loan secured? If so, against what? What's the repayment plan?

Either way, it'll raise so many red flags when the conveyancers are doing anti money-laundering checks, it'll look like an Albanian football stadium.

You'll need an extremely solid and evidence-backed explanation, and the best place to start is to find solicitors to advise you.

Thank you @Jedisco. When I see houses with low EPC, I always think it will take a lot of money to get them to like B or A

It depends but many times, it does add up to a good sum esp if it needs added or a new insulation. Also you need to factor in higher heating costs.
Stumbled across someone recently who was selling his beautiful 4 bed detached older house to get a 3 bed new build partly cos they wanted to downsize but more so for the heating costs. Some older houses are hardwork to heat.

Hello, please I need an advice, on the process of getting a property and having issues with the solicitors, as they are raising issues about the monthly contributions that came into the account, they are not ok with explanation, if anyone has been in this kind of situation please advise on what you did. Thanks in advance

More details are needed. Did they state what their concerns are or why they are not ok with it? That way, you know what to address.

Also are all other folks contributing also in the UK?

The Lord bought it for us with divine grace and heavenly favour/open doors

I’m a simple man, sometimes I think back to my story, I just weak. I remember colleagues pitying me when I took the leap of faith to relocate a few years ago. “Why leave a well paying Naija salary?” “Why not Canada instead of Uk?” “So what will you do for money?” Etc.

God has answered all those questions for us🙏🏾

Hmm.. might be worth asking them what it'd take to satisfy AML. A letter from each of them stating the reason?

I wonder if a different solicitor might see things differently. Perhaps others could throw share views.
Reason why I've not been a fan of 'adashe' in the UK. There are good saving options where you could even earn interest.

The UK has proven itself a land of opportunity for many (myself included). Just that they still think they're still in the empire days and hence drive certain narratives. Also there are quite a number of bottlenecks that stiffle growth opportunities for immigrants. But overall, not many complaints. I don take am as my country.

Congrats once more

Senior men, I need some guidance.
Will low credit score impact my chances of getting a mortgage? I’ve been here for 15months, waiting to reach 2 years before I commence my search.
My credit score has dropped points for a reason I don’t fully understand but I do not have any record of default on any of my direct debits and I’m not on any loan at the moment.
My savings are in Moneybox’s LISA/ISA/instant cash savings.

Notify the seller of the issue and ask for a reduction in selling price to allow you remediate it

Thank you for your response. I notified the seller and he confirmed that it was done three years ago and since then, he has not experienced leakages. We got someone to check it and he said it is okay that it does not mean the tiles will break in the next 5yrs.

We have decided to proceed with the exchanging of contract. We have our keys now.

Glory be to God.

Self renovation begins. The house needs dragging into the 21st century.

It was last renovated in 1974! Every single room is carpeted including bathrooms and toilets 🤢🤢

We thoroughly vacuumed the house and I started with the upstairs toilet. Husbot stayed away as he's asthmatic. The underlay all crumbled to dust once moved.

I've left the carpet tacks around the toilet bowl in place so the wood will break away. So used an angle grinder to flatten the nails, sanded and varnished for now.

Had a stair lift in place. Tue battery was dead so we had to use a drill to drive it down the stairs. Unscrew the rails off and remove it. The thing heavy pass shit!

Stair lift. We also found an older stair lift mechanism behind the wall and under the stairs. Leaving that for the builders before I damage my walls
