I HAVE BUSINESS IDEA IN REAL ESTATE WHICH HAS 20%-30% POTENTIAL SURE RETURNS ON INVESTMENT PER YEAR, DO YOU THINK IT'S A GOOD INVESTMENT TO GO INTO?

20 to 30% ROI is not back. Just keep an eye on for timescale. It is a Capital project, once the Returns is achieved within a reasonable timescale, it should be fine. I wish you the best.

It's quite small, but it's better than sitting on your money (inflation) or buying bonds.

The problem with a business capable of making 20% is that, most times, entrepreneurs tend to over-estimate their income and under-estimate costs. If you target just 20%, you may end up merely breaking even or even making a loss. But if you go for a business that looks like it could make 50%, you have a margin of safety.

Focuse on VALUE creation, not making money. You see everyday-entrepreneurs spend time looking for money but the catch is create value because value enhances productivity and drives success.
