Consultant C wants to make a very high cut from the deal much more than his normal percentage and he doesn't want Mr B to know about it.

It's a dubious character.

I would advise you to cut of from the deal.

Speak with the neighbors around if anyone can link you Mr A then through Mr A you might get the contact of Mr B because Mr A is the original owner that sold to Mr B he might still have contract documents between him and Mr B.

Please don't make any payment untill you contact Mr B and remember a contract must be recognized by law.

The first crack always shows if you refuse to be railroaded by the urgency that they push to you.

Two. Do due diligence. Go back there unplanned with someone else. This simple step has helped saved me from fraudsters who took me to go and see 'the landlord' who was surprisingly not at home, despite confirming the appointment about 15 mins earlier.

3. Remember that cash is king. So, whoever holds it is boss. Don't transfer your authority without due diligence.

The neighbour can't ascertain the relationship between Mr A and consultant C , but Mr A has been informed by a neighbour about the presence of consultant C in the house and he confirmed that the house has been sold off . Consultant C do visit the house periodically but the house remains under lock.

The problem now is that consultant C want me to pay directly to him, refusing to give me Mr B. phone number for verification, sighting that the consent letter given to him by Mr B is enough proof. I suspect he's hiding the real price from the owner but I don't want to go ahead without verifying the identity of Mr B ( the current seller). The intending buyer is so in love with the house and cant wait to make payment but I'm hellbent of hearing from Mr B

Thanks for your response . I've involved my lawyer, he said that he will be adding some clauses to the deeds agreement that will empower the intending buyer, such as if any problems occur in future consultant C will be solely responsible.

'Consultant C will be solely responsible'.

1. This is not enough. All it means is your man will be able to sue (civil) and instigate police investigation (crime) against Mr C if things go wrong, but these processes will be very costly, time consuming and immensely stressful with no guaranty your man will ever gain possession of the property.

2. You don't buy a property on the basis of a 'consent letter'. Mr C should provide a 'Power of Attorney' from the current owner.

3. Your lawyer needs to do a lot more investigation about the property before going ahead with this transaction.

As the neighbours don't seem to have much information about the property, your lawyer needs to put his 'Secret Agent' hat on. First, he needs to identify family members of the seller, establish their knowledge of the property, and ask pertinent questions. He should also try and obtain the sellers overseas phone number and speak to the Seller directly to establish he truly owns the property.

Mr C will be furious when he finds out you guys went behind him to speak to the Seller, but that's none of your business.

When it comes to property/land in Nigeria, you can never investigate enough o. If any Seller is putting obstacles in the way of your investigation, walk away. Once you pay, any issues after that you are on your own o.

The first scammer you should be very careful of when buying a property is YOURSELF

Yes, yourself. Because when you start attaching emotions to property transactions, then there will be possibilities of flopping, because you may not be able to think straight and be factual. Because you are already in love with the said property and love they say is blind

Secondly, from your explanation, Mr B nay be real and truely want to sell the said property but in a case where the middle man is dubious and not transparent, there is bound to be issues thereafter. Any business transactions especially property, that lacks transparency is not worth investing, there is absolutely something fishy

This is what to do at the point of payment:

- A well signed document of power of attorney must be attached to the property documents, that is after you must have properly done your dd at the respected agencies e.g property registry at alausa

- make payment directly to the name the property documents bears, let it be through electronically payment and avoid cash

- In the case where the owner doesn't want to be directly involved, then let him sign as a witness while you transfer payment to the business name of the middle man MR C

-3. More importantly, let your lawyer be a real estate lawyer who will help draft an agreement with vital clauses incase of future problems.

If their is any form of dark spot in the transaction abort it. Money not easy to come by and ensure you use the service of a lawyer who will carry out all the checks not you doing it yourself.

Don't buy,, go for a house u can meet the direct owner or stories will change in a decade or so, also video all your negotiations and payment with the owners

INVOLVE A REPUTABLE LEGAL FIRM OR CONSULTING LAWYERS.

You can look up some on Instagram or Google (for your LG area).

They will look up everything for you up and down. Ask questions for you etc. & Certify the deal on your behalf.

I thought it was scam at first but it isn't.
It's very normal for property owners to use property managers for this kind of deal.

What Consultant C should provide is a Power of Attorney showing that Mr. B authorized them to deal on his behalf. This doc is even supposed to contain the owner's numbers on the letterhead. If legit, the owner can still refuse to discuss terms with you and tell you to deal with his agents (Consultant C). The photocopies of the title document should also be provided for you to do your own verification and ascertain that the property is unencumbered and truly in Mr. B's name.


After these, go ahead.

Please do not give the consultant any penny . If your instinct tells you it is a scam, then it is a scam. There should be a level of transparency when buying properties and verification of documentation, is a must before you eventually decide to move forward. Best of luck .

These are the things that you need to consider while purchasing a property to the best of knowledge.
1: You should get a verified document from the seller after house inspection.
2: Go for a search in the ministry of lands in the said location, do both window and complete search.
3: Then if your ok with the information gotten from the search then ask for the account of payment and it must correspond with the name on the paper. Then request for the same signature to be on the new document that you produced. Irrevocable power of attorney registered or deed.



Mr C is a trusted business man that Mr B trust so much. So you have to pay the amount he asked you to pay once the papers are complete unless you wish to do underground work by contacting Mr A to link you with Mr B Do Mr C have power of attorney to sell

Thanks for your response, it's concerning that the consent letter consultant C showed me doesn't carry address or phone number of Mr B, maybe it was cropped out, I suppose. I suspect that consultant C might want to make a huge profit on the sale and trying very hard to hide it from Mr. B, the neighbour also told me that consultant C has been selling some properties in the house which I believe Mr B isn't aware of ( because the house is going with all the properties Mr A left behind such AC, TVs, etc, consultant C even told me that he will be removing the biggest standing AC after the sale) . He showed me the offer letter he made to Mr A on behalf of Mr B in 2022, there I realised he's selling with a 50% profit margin.

Good you look for another property to buy and save yourself some headaches.
I am sure that’s not the best house you would like to buy forever. Let it slide, please.

Contact all parties involved, if possible their signatures is needed. You can easily be given a wrong number and you will think you spoke to the right person, not knowing it was arranged.
