The building looks impressive with the penthouse at the top and the white paint coatings. I love the simple illumination of the recess lights as well.

Conversely, the premises lacks greenery and the tiling of the premises is just bland. Some Nigerian builders just like to strip off vegetation and greenery when building their estates. - Most clients or developers want a Virtual Reality of how the homes/houses will be, we give them that too.

Most Clients want to see nice Visuals or Animation of how the homes will be. Very Important.

- Solid Building Construction should not be left out.

When we do the Interior and Exterior Designs, the views will give you a broad idea or creativity of how the house will be like when it's finished and what it will cost.

Most Developers are not Creative.

Most Clients don't know what they want.

So it's our job to give them a Virtual Reality of how their homes will be.

Bottom line, if you want to build a house like this, do not do "try and error o" because you will cry bitter tears in the end.

It's a building house. As an engineer in Abuja is all depends on the area for the value of the land. In general with out land the house will cost 70m

maybe it’s not a big house and also the flat roof saved cost.cos bro I just finished a 6 bedroom duplex with 4 palors.plus and upstairs gate house that has a store down and a room self con up.Baba over 150m went down.i used the regular 100k wc.buildimg is no longer funny

lol ur solid gate house is 2.5m.U must be using mud to build.decking 10m.maybe u use 8mm to do ur beam.ppl when never build Omce Dey analyse building.70m is for a lovely bungalow not for anything upstairs.U don’t even know how much a bag of bail or binding wire cost now.

Each floor won't be more than 3 tonnes of iron
Let's say one tonne for all pillars and lintel
500 bags of cement for German floor,two floors,lintel and pillars. All these are in excess. 30 million will get the carcass plus the roofing.

Cost of finishing depends on taste

carcass was 30-35m before tinubu came.its now about 80m to do carcass.u haven’t built lately or maybe u steal your materials.

For this now you will have to budget nothing less than 140-150 with the present cost of things. Prices of things hiked by about 200%, for example the 12mm rod we use to purchase for 4k in 2017 is now 9500.. same as rod, cement, woods and the rest
