Hello, I’m back this week with another point u must note as you make up your mind to sell or buy that juicy property. Keep those calls, texts and emails coming. I shall keep answering all your questions inspite of my very tight schedules. It’s a promise!
So back to the business!
Here is another crucial point u must not neglect!


Weigh up what you want from the property
The three Ls of the boom - location, location, location - are still significant but have been superseded by the three Ps of the recession: position, price and perfection. Unless the property ticks all three boxes - it is on the best street, sensibly valued and utterly flawless - there should be room for negotiation. "The houses that have seen the biggest discounts aren't necessarily the best value," says Lindsay Cuthill. "They are the houses that could only sell in a boom. The really good houses are out there but the reductions aren't going to be as huge."
Any property that needs modernization or refurbishment, that is in a less desirable area or has been overvalued initially, will take a bigger hit than the one in a good catchment area, close to amenities and transport links. Weigh up what you want from a property - is the price everything (even if it is an investment) or might it be better value to stretch for quality? Be sure!

A young lady visited our office early this year with a request asking our company to assist her in selling their family house in Ayobo(a suburb) area of Lagos. After accessing the offer, we inspected the area and it dawned on us why they actually wanted to sell the house. The house was located almost like an area that is still much more bushy than the surrounding areas. The turn off was the fact that the area was flooded! The house was literally standing on flood! It will take some supernatural miracle for a client to put down cash for such property! The catchment is not it! We made a U turn and headed back home!
