Was my mistake. I was told to get 4 earth rods but no thunder arrestor which is why I am asking if indeed I need the thunder arrestor.

If I do then I might as well get it and find a way to fix it now.

You have relaxed me a bit now cause my electrician insisted that I don't really need the thunder arrestor as long as I have the earth rods so just wanted to be sure.

People building bungalow shouldn't even talk about thunder arrestors cos they are meant for tall buildings unless they want to do over sabi.

I was confused as well but just spoke to my electrician who is here on NL and he mentioned that having the earth rods alone can serve the same purpose so not sure if I need the thunder arrestor. I was even told alot of houses in Lagos just go for the earth rods without the arrestor.

Our Electricians/experienced people in the house can you please confirm if the above statements are correct.

I dont think its true oo, lightning can strike in anywhere and does not discriminate on whether its hilly area or water logged area. The device is used to protect the insulation and conductors of the system from the damaging effects of lightning.

I bought all the other stuff on the list apart from the arrestor.

It is the work of your electrician.
Most likely before installation of roofing sheet. It is placed at the highest point or elevation of the roof.

You will need the following materials
1. Lightning arrestor
2. Pure copper tape( you can know using magnetic test).
3. Industrial salt
4. Industrial charcoal
5. One earth rode (can't really remember the name)
6. Black and red wire of required diameter specify by the electrical engineer.... I think that should be all

The Electrician... at the roofing stage.. because he has to nail the arrestor to the top of the wood when they are doing the aluminium covering.
He will run the flat copper wire under the wooden carcass to the top of the roof.

Which trade (bricklayer, electrician or plumber) is responsible for that and when do I get it done?

Or it's only for certain areas of the country?

People don't steal this money. They work very hard for it.

Whilst it's very OK to preach forgive and forget, turn the other cheek and so forth... we should also look at his track record and see if he has not been given so many chances.

This cuddling is what he's used to over the years and what he expects and why the fraud continues to perpetuate.

I totally understand where you are coming from you and I appreciate the way you are trying to solve all these issues.

One cannot do business and continually fight their clients. The business wont last.

I am glad you now have water tight contracts in place to close any misunderstanding or gaps.

I don't think your clients would have fought to take their jobs off you for no good reason (from their side). With all the work you do here no sane client will choose to part with you unless they feel the need to so some misunderstanding must have arisen somewhere.

I don't think there is a need to try and compare your work to theirs because I don't think any of them is competing with you in anyway. Parting companies does not necessarily mean you did a bad job. It could be a number of other reasons but I don't think competition was one of them.

Like I said I follow your threads/works with an open mind and I really enjoy your innovative ideas. I just think small things needs to be amended in working practices but like you said you are only human like the rest of us so you are fallible like the rest of us

Also I saw some of work where you put up pictures of mid range finishing which looked very good.

For things like that it's nice to have a cost element attached to it so that someone looking at it will appreciate the cost of doing such.
As you know your idea of midrange will be different to mine and others. The pictures you put up here in my opinion (with my small pocket) looks like high end finishing but that's just me.

As you know everyone wants good things but we also want it at a cost that we can afford so what will help in the future is to put some figures to such pictures. Now I am not expecting everything to the last naira but something like the following will suffice:

description: 4 bedroom ensuite, 2 living rooms, 1 dinning room, kitchen etc..
type of finishing: mid range
cost: between 5m-7m
What you get: furniture, floorings, paint, etc.

Just a rough idea so that when we come come across your work we can have an idea of what it will cost to do certain levels of finishing.

Here in Nigeria we tend to say things and that nail it down to the last detail and these often leads to misunderstandings where client and contractor don't agree.

Digs or no digs, it's the utmost truth up there. My only regrets is people fight to take away a project they'll end up messing up. Ever wondered why I showcased my Chateau and H52 by NextHome and some other well finished projects. It's simply to showcase the possibilities. Now, if you fight so hard to belittle Brabus or NextHome, what I'll be expecting is something that'll make me bury my head in shame and not something less. You need to see the way I plan with clients. It's beyond construction.

I hope this simply analogy will help you understand my predicament. The question you should ask is why is it when your projects are almost done that issues commence?

Let me just share a bit about the Brabus you don't know. I'm an introvert in real life but a loud mouth on the Internet. I'm resilient. I detest failure so much that I can do anything to get result even if it comes at an extra cost to me. I don't repay evil for evil. I don't renege on agreement even if it comes at a loss to me because I detest failure.

So, talking about a long list of people coming to complain about one man. I can say it's a very unfortunate coincidence which arises from unfounded suspicions.
"I heard you're building your own house." "If he's working too slow, I think he's up to something" "Are you sure he can finish that job with the small and unrealistic estimate he gave you?" "If he's silent on you, he may be planning to run away with your fund"

Because just like you, how else can I explain the complaint against a contractor who travelled out of his comfort zone for 5 - 6 months for a project that he did back-to-back until painting and all the client could say is that the contractor cheated him without a clear explanation of what went wrong. Even while friends are advising us to take a break from the 5 months stretch project to cool off, the client is feeling we haven't done enough. Make I leave am there. It's always something that can be managed but we felt the easy way out is to get our pound of flesh from online rants and complaints.

Before I go further, don't let me forget to mention that "Brabus is human"




Now, maybe I should explain to you in clear points out mode of operation and see where things can ever go wrong.

1. Contact NextHome via email, phone or sms.
2. Discuss your project, the building design and proposed changes (if another firm designed), the land, the nice-to-haves and must-have features of the project (if we're designing)
3. Discuss the site challenges and how to manage them. Discuss the roles of each party (client and NextHome).
4. Discuss the budget. I always ask what budget the client is looking at to complete the project even though many people decline this question for reasons best know to them.
5. Prepare an estimate for the proposed development covering (a) Foundation (b) Substructure (c) Superstructure (d) Roofing. 99% of our estimates always exclude the finishing work which we always tell the client to be upfront with the level of finishes and what works for them before we budget for it.
6. Do a downward review of estimates for clients who requested such
7. Draft a contract agreement with the project timeline/payment schedule and list of expected deliverables at each milestones with specific dates of completion.
8. Move to site.
9. Funds disbursed based on payment schedule after completion of all deliverables for the milestone.

Now, ask any of those who complained about me if I made up any of the above. Also, find out if there's any point in time I requested for variation on estimates given. Then, find out if the clients do their checks on the project at every milestone before payment for new stages are disbursed.

So what's the problem if agreements are honored. Timelines followed. Budget not exceeded. Quality not compromised. Payment paid as scheduled and agreed.

From these pictures we can tell which one is the better one in terms of finishing. Good job here.
Now I read some of the comments below which seem to be slight digs at some of your estranged clients which does not seem professional but that’s another for another day.
I am not having a go at you here but wanted to ask one question which has confused me for some time.

Looking at this and all your other positive threads I find it amazing how someone with so much talent can have a number of dissatisfied clients so I’d like to ask you what went wrong on those projects? You don’t have to go into much detail about this and you don’t even have to reply but I will just like to get a feel of where it went wrong. If it is one client it could be the client or contractor’s fault but when you have a few that are queuing up to complain then it’s worth knowing/understanding this so other prospective clients can get a better feel of the real Brabus.

With all these work/ideas you put on here I am amazed that your clients don’t have anything but positive things to say about you. I sometimes look at your work and wish that I am a client of yours because you seem to possess a very creative and innovative outlook with it comes to building houses here in Nigeria which is what the industry needs.

Just some food for thought and I hope you don’t take this the wrong way.

The most disheartening thing on this forum is that we are quick to pick faults but not to learn some good tips by the real experts or wannabes like me. grin
I always laugh when I read "All na packaging" and all sorts. Anyway, you can only package the truth. If you package lies, it won't be long before you see the outcome.

I've seen projects where clients have put in double the cost of my projects here and I always smile and say to myself "It's not always about the money" but the good plans and cost-shaving-yet-cool-ideas.

Let me use The Reserve as an example. There's a client here who saw the foundation work of the reserve and engaged us for a building project. We went into the project but low and behold problems emanated and they saw the problem as been more important than the end result. Anyway, they have the money to cook the most beautiful soup but they do not have the ideas to select the right ingredients for the soup which is advantage that I have.

I always smh when I read the comments on "101 books of how to kill your tenants" "25 laws of fighting trouble tenants" and I'm always like why the hell on heart will a troubled-soul rent my property if done my very good part. It's pretty simple. "Treat others as you want to be treated" and the result will be different.

Still on my routine visit to projects done over the years as we are planning to commence The Reserve II, I cannot but notice that my build again attracted the "alalubarika" tenants that are not only paying on time but kept the compound clean and undisturbed. No headache, no heartache.

Did we spent up to N50m (for land, documentation and the build/finishes) on the reserve? No!

Yet, it was a very good soup with highest ROI.

@ write2obi, I understand una very well. We are all guilty of this. We are always like "Jide don finish hin house. He don start the 2nd one for village. Will I pay another rent when my house don already reach plastering stage?
The truth is I'm not always bothered because I'm not Jide.

Lastly, I know you're new here. I'll want you to pick one out of the two houses below. Both started around the same time but one finished earlier than the other. One spent more money than the other. One used the best quality of materials than the other. One is maintenance-free while the other has had a major rework done on it. This is not to harm any one o but just for learning purpose. Abeg!

Here's my thought:

Corruption and politics play a major role throughout the construction industry in Nigeria. Developers are able to exert their influence in order to get around the law or to convince officials to allow what they want and how they want it; except for few estates (owned by uniformed men and those in touch with class) where stringent conditions are met before getting approvals.

There's an instance where construction of the collapsed structure have been stopped and building sealed off for contravening the law according to the reports, but sadly the developer unsealed the site. I believe the developer was able to take advantage of the deficiencies in the system through his connections to political allies and his wealth. Not only did he make sure that inspections were rarely performed by his paper qualified consultants, he was also able to bribe officials to build on a reclaimed plot of land, add additional floors to the building, and worse still convince the poor workers to enter the building despite the cracks and warnings from engineers.

There were so many different factors that could lead up to the collapse of the Horizon, making it difficult to pinpoint one issue as the deciding fault. The building itself had structural integrity issues due to to the weak soil beneath it and increased loads due to additional floors. So, it's safe to say that the physical issues combined with an inspection system that failed to carry out an integrity check on the building (or maybe checked but didn't bother to provide result), the dummy consultants, the zombie (follow-follow) contractor and cease construction order due to the unsafe nature of the building that was unsealed, resulted in the collapse of the building and the deaths and injuries to the workers.

Everyone is just dancing to one man's tune. The man who play's the piper... is the man to be held responsible.

Don't get me wrong I totally agree with your comments. My question is how many Developers/Builders/Engineers follow these rules to the nth degree? How many people do soil analysis? How many projects do you know that have met all these criteria?

The whole issue boils down to one single word - Accountability

Until people are held fully accountable (and punished when they fail) we will keep experiencing this.

If this happened in China do you know what will happen? All the people responsible will be killed.

I am not advocating this but trust me once we are held accoutable for our actions alot of these avodable incidents will be vastly reduced.

I am a civil engineering graduate that has been taught by PhD orders and registered engineers, most of which can not do simple manual structural analysis such as continues beams, folded plate, shear failure in slope, etc. Civil engineering/ structure is a mathematics in nature if you don't understand maths no matter your degree and accreditation you will not understand the basis.

The problem is most of the consultancy film uses softwares that they don't really know how they work or copy drawings without proper design etc.

Soil is very important, so how many project have a detail soil analysis?.
How competent are these analysis?
Are they carried out with the correct instruments and precautions?
How competent are the people carrying out these investigation etc?

Building construction is a complex trade that you keep learning everyday to be better and you try as much as possible to do something that will not kill you or kill other and may not learn you in jail

Fake building plan approval still not fully resolved, its one excuse after the other every 2 days.
If BRABUS thinks it will die a slow death, he has met wrong person oo. I am not letting it GO, if i wanted to do so, i would not be chasing even after all this while.
